Roof leak investigation in Ardleigh
Most roof leaks start at a joint rather than the middle of a slope. Common entry points include chimney and wall flashings, valleys, parapet and box gutters, and the upstands and outlets on flat roofs. We check each likely route and we follow where the evidence leads. Every chimney, dormer and roof light adds more joints to check. We look at all of them, from each safe vantage point. We survey rooflights and dormers, lead flashings and valleys and parapet gutters, and the problems we are asked to look at most are wet patches on loft insulation and leaks below a flat extension roof.
Being in a small place like Ardleigh makes no difference to how a leak or storm damage is looked at: we simply plan the journey and access ahead. It is useful to know where the water appears, in what weather, and what you’ve seen outside, plus any earlier repairs. If you have photographs of the water coming in, they help as well.
We write the report in plain English, so it makes sense without any roofing background. Each point is backed by a photograph where possible, with the urgent items made clear.

Your questions about roof leak investigations in Ardleigh
Is Ardleigh within the area you cover?
We do. A small place gets exactly the same survey as a big one.
Is my home in Ardleigh listed or in a conservation area?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.
What happens next?
You’ll get the report by email, with photographs and clear recommendations. The Standard Survey includes a follow-up consultation, and the Premium Survey an in-person consultation, so you can talk the findings through.
Will you check the loft?
If the survey needs it and the roof space can be reached safely, yes. A clear path to the hatch helps, and if the loft can’t be reached safely, the report says so.
How do you tell a leak from condensation?
It’s a common question. Leaks tend to follow wet weather and show in one place, while condensation is often spread out and worse in cold weather. The report explains which it looks like and what to do.
Can thermal imaging help find my roof leak?
Thermal imaging is used where it is useful, and it is part of the Premium Survey. It shows temperature differences, not water itself, so we confirm its findings with moisture readings.
Will you go up on the roof?
Only where it’s safe to do so. We inspect what can be seen safely: from ground level, from windows and vantage points, from the roof space, from the roof itself where safe and by drone where it applies. The report says if anything couldn’t be seen.
How the survey changes by roof type
Parapet and box gutters
A butterfly roof drains to a central valley gutter. Problems there frequently show in the rooms on the top floor.
Flat roof upstands and outlets
Each flat roof relies on its outlets to drain. A blocked outlet leaves water standing, which tests every joint. Outlets and the area around them are checked.

Honest limits
Before you book, it’s worth knowing what a survey will not do:
- Whether rotten timbers meet design loads
- Leaks that only appear in weather we can’t recreate
- Carrying out the fix
Not sure which survey suits your roof? You can ring 07833 053749 or email us and we will tell you. What a survey covers and does not.
What this survey covers
- Lead flashings
- Flat roof details
- Rooflights and dormers
- The roof space
- Chimney stacks
- Slate and tile slopes
- Valleys and parapet gutters
The survey, step by step
Every roof is different, but as a rough guide the survey takes roughly 1–2 hours, more where the leak is intermittent or the roof is large. You are welcome to ask questions while we are there. Somewhere as small as Ardleigh, access is frequently the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.
- You tell us where the water appears, when, and what the weather was doing.
- Inside, we look at the stain and the ceiling around it.
- From the roof space, we trace the water’s route where there’s safe access.
- Outside, we check flashings, valleys, chimneys, gutters and flat roof details from every safe vantage point.
- You receive a report with the likely source, photos and recommendations.
Getting ready for the survey
- Unlock side gates and any roof access doors
- Tell us about any leaks, stains or damp patches you know of
- Check the loft hatch can be reached

What a roof leak investigation looks like in Ardleigh
Ardleigh is within about 5 miles of the coast, and being near the sea means more wind and salt than a roof inland would face. In a coastal gale, rain is driven sideways into laps, verges and flashings, while salt slowly corrodes metal fixings and flashings. About 1.8 miles north lies Castle House, a reminder of how long the area around Ardleigh has been built on. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area.
If your home is one of the older ones in the streets near Church of St Mary, water on an older roof tends to find its way in at the lead, the valleys or the chimney. If you let a flat or house near Manningtree station, tracing a leak quickly matters when a tenant is living with it. Homes near green spaces like Ardleigh Park can get more leaves in their gutters in autumn, so outlets and downpipes are worth watching.

Helping us price your survey
A little information up front helps. It’s useful to include:

- The style of property, from a terrace to a block
- Where water is showing inside, if it is

Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Tell us about it when booking and we will plan the visit with that in mind.
Checking the roof from the ground
After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date.
Your own check is a good start, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are frequently out of sight, and those are details a survey looks at closely.
