What we can’t see
Before booking, it is worth knowing what a survey won’t do:
- Whether a material contains asbestos (a specialist asbestos surveyor’s job)
- The inside of buried drains
- What’s behind fascias and inside walls
Not sure which survey suits your roof? You can phone 07833 053749 or drop us an email and we’ll tell you before booking. What our survey covers.

Gutter survey in Stambourne: what you get
We check the rainwater system above ground level: gutters, outlets, hoppers, downpipes and overflows. It isn’t a CCTV drain survey, so we can’t see inside underground pipes. If the problem looks like a blocked or broken drain below ground, the report will say so, so you can get the drains checked separately. Anything we find above ground, such as a split hopper or a leaking downpipe, is photographed and recorded. If you are worried about gutters overflowing in heavy rain and dripping or leaking gutter joints, a survey will tell you what’s going on, on fascias and soffits, parapet and box gutters and valley gutters alike.
In a village or hamlet like Stambourne, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it is usually the chimneys and lead flashings that need work first.
The report records the gutter as we found it on the day. It’s useful right away, and a good reference for later.

Tips that help
Getting the most from a gutter survey starts before we arrive and carries on afterwards. Tips:
- Include valley, parapet and box gutters when clearing
- Watch ceilings under valley gutters for fresh marks
- Watch for green marks down the brickwork
- Look out for overflows when it pours
If anything in the report is not clear, ask us. The Standard Survey includes a follow-up consultation, and the Premium Survey includes an in-person consultation.
Hidden gutters need clearing too. They block in the same way as the gutters you can see but you cannot check them from the street, so check they’re included in any clearing work.
Rented homes, blocks and businesses
Buyers’ agents can book surveys on behalf of their clients. Reports are emailed, so they’re easy to pass on, photos included.
Letting agents often book on a landlord’s behalf, with the report sent to whoever needs it. We agree a time with the tenant beforehand.
FAQs for Stambourne
Will you come out to Stambourne?
Yes, Stambourne is on our map. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.
Is Stambourne in the area you cover?
We do. Every survey there gets the same written report with photographs.
What will the report tell me?
It sets out what we found, why it matters and what we recommend, backed by photographs. It also says if any part of the roof couldn’t be seen safely, so you know exactly what was covered.
Can the survey be at a weekend?
Yes. We survey on weekdays and at weekends. Just phone 07833 053749 or send us an email to arrange a day.
Will you look at parapet and box gutters as well?
Yes. These gutters frequently cause leaks indoors when they block so we pay close attention to them. Some may only be partly visible, and the report says so.
Does this replace a RICS home survey?
No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof, so it sits alongside a building survey rather than replacing it.
Do you look in the loft space?
Typically, if there’s one and it can be reached safely. The roof space can show things the outside cannot, such as damp timbers, staining or daylight.
What you can safely check yourself
A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
Your own check is a good start, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.
Gutter surveys around Stambourne
About 4.6 miles south-east lies Hedingham Castle, a reminder of how long the area around Stambourne has been built on. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material. Clay tiles and timber weatherboarding mark out many of the older buildings in Essex, with post-war and more recent estates making up much of the newer housing. Knowing the covering helps explain which parts of a roof are likely to need work first.

Signs you need a gutter survey in Stambourne
Gutter brackets work loose or corrode with age. A gutter full of wet debris is heavy and the extra load drags the gutter down. Once the fall is lost, water sits at the low point and spills over.
Things that frequently lead to a survey include:
- Blocked outlets and hoppers
- Leaking or loose downpipes
- Soffits marked by water
- Water spilling over the gutter edge
The streets around a church such as Parish Church of St Peter and St Thomas are often among the oldest in a place, and if yours is one of the older homes nearby, its chimney, valleys and lead work are likely to be the parts that need attention first.

What we do, step by step
There isn’t much for you to do on the day. Show us any stains, drips or problem areas you know about, and we’ll take it from there. A typical survey takes roughly 1–2 hours for a house, while a commercial roof takes nearer three to four hours. Somewhere as small as Stambourne, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.
- We agree which parts of the building you are most worried about.
- Each gutter run is checked for blockages, sags and leaking joints.
- Outlets, hoppers, downpipes and overflows are inspected.
- Fascias, soffits and the walls below are looked at for signs of overflow.
- Findings are photographed and set out in a written report.
Preparing for the visit
- Let us know about any leaks, stains or damp patches you know of
- Have keys ready for side gates, garages or roof access doors
- Agree roof access with the managing agent if it is shared
