Gutter surveys near Wesley End

Gutter survey in Wesley End: what you get

This survey covers rainwater above ground, from the gutters down to where the downpipes meet the ground. It isn’t a CCTV drain survey and we can’t see inside buried drains. If the problem looks like a blocked or broken drain below ground, the report will say so, with a suggestion to book a separate drain survey. Problems above ground, from split hoppers to leaking downpipes, are photographed and noted. We survey eaves gutters, fascias and soffits and outlets and hoppers, and common reasons people get in touch are cracked or loose downpipes and water backing up from a hidden gutter.

In a village or hamlet like Wesley End, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. We report on what can be seen safely, and thatch is a specialist material. Chimneys and lead flashings on old roofs often need the most attention.

Nothing in the report is left vague: if work is needed, the report says so clearly, and where it can wait, that is said too.

What a survey costs

When we price a survey, we consider:

  • Which survey package you book
  • How big the roof is
  • Features like valleys, chimneys, dormers and parapets
  • The use of thermal imaging or a drone

Prices quoted always include VAT, and the written report is part of the package. Gutter survey starts from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

Booking your survey

A little information up front helps. It is useful to include:

  • The kind of building and roof involved
  • When you need the report by
  • How the loft is reached, if there is one
  • Pictures of the roof from a safe spot, if you have them

To arrange a survey, ring 07833 053749 or drop us an email with the address and what you’d like to know about the roof. You’ll know the price before anything is booked.

Wesley End homes and their roofs

Weatherboarded walls and clay tile roofs are typical of older Essex buildings, while many towns grew with post-war and newer estates. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. About 4.8 miles south-east lies Hedingham Castle, a reminder of how long the area around Wesley End has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters.

What a gutter survey doesn’t cover

We only report whatever is safely visible on the day, so some things are outside what a survey can do:

  • Damage hidden inside walls or behind boards
  • Underground drains, which need a CCTV drain survey
  • What’s hidden inside a downpipe

If you are not sure which survey you need, phone 07833 053749 or send us an email and we will give you a straight answer before booking. What a survey covers and does not.

Roof types and parts we check

  • Downpipes
  • Parapet and box gutters
  • Fascias and soffits
  • Outlets and hoppers
  • Valley gutters
  • Eaves gutters

Do you need a gutter survey in Wesley End?

Falling leaves are the most common cause of blocked gutters. Every autumn, trees fill gutters with leaves, twigs and seeds, and they collect at the outlets. Once an outlet is choked, the gutter fills and overflows.

A survey can pick up problems like:

  • Blocked outlets and hoppers
  • Rotten fascias or stained soffits
  • Downpipes that are split or coming away
  • Dripping or leaking gutter joints

For an older house near a landmark such as Parish Church of St Peter and St Thomas, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

What a roof survey includes

How it works

We work from the outside in: outside views come first, then the roof space if there is safe access. In total, it takes about 1–2 hours for a house; commercial roofs usually need 3–4 hours. Cottages and farmhouses around Wesley End frequently have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can be seen safely.

  1. First, we agree the areas to focus on.
  2. Each gutter run is checked for blockages, sags and leaking joints.
  3. Outlets, hoppers, downpipes and overflows are inspected.
  4. We check fascias, soffits and walls for water damage.
  5. Findings are photographed and set out in a written report.

Getting ready for the survey

  • Mention any parking restrictions on your street
  • If the roof is shared, arrange access with whoever manages the building
  • Keep pets inside or away from the areas we are looking at

What we look for on each type of roof

Plastic (uPVC) gutters

Many homes have plastic gutters and downpipes. Their joints can leak as the seals wear, and brackets can sag under load.

Lead-lined valley and parapet gutters

A London butterfly roof drains to a central valley gutter and if it blocks, water can come indoors. It is inspected as far as safe access allows.

Wesley End questions

Is Wesley End within the area you cover?

Yes, Wesley End is covered. We work right across London and South East England, and smaller places are part of that. Longer journeys are simply planned in advance.

Is Wesley End in the area you cover?

We do. The survey and report are the same in Wesley End as anywhere else.

What happens after the survey?

You receive the written report by email, with photos and recommendations. It is yours to share with a seller, insurer, roofer or managing agent, whichever applies.

Will the survey check for asbestos?

No. We don’t test for asbestos. Where gutters, downpipes or soffits could be asbestos cement, we flag them and recommend a specialist asbestos surveyor checks them before they’re disturbed.

How experienced are you?

We have completed more than 5,000 surveys, over more than 20 years, and 98% of clients are satisfied.

Do you survey roofs on blocks of flats?

Yes, if the building owner or managing agent agrees access. We check the parts we are given access to.

Could my damp wall be caused by the gutters?

The survey looks at whether rainwater is spilling onto the wall, through overflows, drips or damaged downpipes. We cannot see inside the wall itself, so we report on what’s visible.

Leave it or get it looked at?

A blocked valley or parapet gutter doesn’t spill harmlessly. It can back up into the roof space and the rooms below, frequently in the heaviest rain. It is worth having these gutters looked at before the wetter months. In a small place like Wesley End, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.

What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Our price is from £150, including VAT.
