How a chimney survey works in Wesley End

Many homes have chimneys that are no longer used. A disused stack still needs looking after. If it has been capped without ventilation, damp can build up inside it. Our survey looks at how each unused stack has been capped and checks the breasts for damp. You get photos of each stack and our recommendations. We are often asked to look into damp patches on chimney breasts and mortar washing out of the joints, on flaunching, chimney pots and cowls and lead flashings.

In a village or hamlet like Wesley End, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. We report on what can safely be seen, and thatch is a specialist material. Chimneys and lead flashings on old roofs often need the most attention.

Where we can’t see part of the chimney stack, the report says so. You will know exactly what was inspected and what wasn’t, and what we’d suggest next.

What this survey cannot tell you

We only report what can be seen safely on the day, so some things are outside what a survey can do:

  • The inside of the flue, which needs a sweep or flue specialist
  • Structural calculations for a leaning stack
  • Gas safety checks, which need a Gas Safe registered engineer

Wesley End: your questions answered

How do I find out if my home in Wesley End is listed?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.

Will you come out to Wesley End?

Yes. Wesley End is within the area we cover, which takes in towns, villages and rural addresses. Our area covers London and South East England. Let us know about access, parking and anything unusual about getting there when booking.

Is this a RICS survey?

No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. If you need a full building survey, you will need a RICS survey as well.

Can you survey at the weekend?

Surveys can be booked for any day of the week: Monday to Friday, Saturdays and Sundays. Just tell us the days that suit you.

Can you survey a chimney stack we share with next door?

Yes. We look at the parts we can see safely and the parts you can give us access to. If a defect seems to be on your neighbour’s side, the report records it, so you can discuss it with them.

Can you inspect my roof with a drone?

Where it helps and it is safe, yes. Whether we can fly on the day depends on the weather and the airspace rules, including flight restriction zones near airports. We’re a CAA-registered drone operator.

Are you structural engineers?

No. Our survey is not a structural engineer’s report. If we see signs that need an engineer’s opinion, we will recommend one.

The survey, step by step

Where it is relevant and can be reached safely, the roof space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging. The whole visit typically takes about one to two hours for a house, with bigger or more complicated roofs taking longer. In a hamlet or village like Wesley End, a postcode does not always lead to the right gate, so a few directions are welcome. After that, the survey runs as it would anywhere.

  1. We go through the chimneys, any damp and any work done on them.
  2. Each stack is inspected from safe positions outside.
  3. Pots, cowls, flaunching, pointing and flashings are checked and photographed.
  4. Inside, the chimney breasts and the loft are checked for damp where there’s access.
  5. You get a written report with photos and recommendations by email.

Preparing for the visit

  • Note where any stains or damp appear
  • Tell us about parking before the day
  • If it isn’t your property yet, arrange access through the agent

Signs you need a chimney survey in Wesley End

The flaunching on top of a stack holds the pots in place and sheds water. Once it cracks, water gets in and frost makes the cracks bigger. In time, the pots can become loose.

We’re often asked to look at:

  • Gaps in the mortar around the pots
  • Flashings pulling away from the stack
  • Eroded joints in the brickwork
  • Unused flues sealed without airflow

If your home is one of the older ones in the streets near Parish Church of St Peter and St Thomas, old fixings, lead flashings and tall chimneys are typical of older roofs.

Before you book any roof surveyor

  • How soon the report will arrive
  • What they won’t be able to tell you
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
  • Which viewpoints they use to see the roof

What a good roof survey covers

Can I check my roof myself?

You can learn a lot from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

The one thing to avoid is getting up close. Roofs are fragile and slippery. That part is for a survey.

Practical tips

From years of surveys, a few habits stand out as worth the effort:

  • Use the report as a baseline for future checks
  • Photograph damp patches with the date
  • Make sure fixings on the stack are secure
  • Never climb onto the roof to look at a chimney

Once we have been, the findings are written up with photos. It explains the condition of each part of the stack and any damp inside. Basic reports arrive within 48 hours, Standard reports in 24 to 48 hours and Premium reports the same day.

Look at your chimneys from the ground now and then, particularly after strong winds. Binoculars help you spot loose pots, missing mortar or lifted flashings.
