About our gutter survey in White Colne

Leaves, moss and silt are the usual reasons gutters block. Buildings near trees collect more, and moss washing off a tiled or slate roof adds to it. We note where gutters are clogged or holding water and where outlets or hoppers are choked and whether overflows are working. The photographs show you exactly what we found. It is an easy job to put off, but they rarely get better. If you’ve noticed gutters full of debris and silt and dripping or leaking gutter joints, we can find out what’s behind it, on eaves gutters, outlets and hoppers and valley gutters alike.

Somewhere as small as White Colne, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are frequently old. We report on what can safely be seen, and thatch is a specialist material. On older roofs, it is typically the chimneys and lead flashings that need work first.

You receive the findings by email, ready to forward to whoever needs them. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

What affects the cost of gutter surveys

To price your survey, we look at:

  • Which survey package you book
  • How tall the building is and how easy the roof is to see
  • The number of roofs, including extensions and garages
  • How complicated the roof is, with its valleys, chimneys and parapets

Bigger, taller and commercial roofs take more time to survey, so the price reflects that. The price is confirmed before booking.

Getting in touch

Here’s what helps us most when you get in touch:

  • The property’s address and postcode
  • The reason for the survey, such as buying, a leak or storm damage
  • Any deadline, such as an exchange date
  • How the loft is reached, if there is one

We confirm the price for your roof before you book, so you know where you stand. Gutter survey starts from £150, including VAT. To book, phone 07833 053749 or send us an email.

What we look for on each type of roof

Cast iron gutters

Cast iron gutters and downpipes are found on many older buildings. Kept painted, they can last a long time, but rust where the paint fails.

Fascias and soffits

On buildings from before 2000, soffits may be asbestos cement. We flag any that could be so a specialist asbestos surveyor can check them before they’re disturbed.

What a gutter survey looks like in White Colne

There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so the council is the place to ask. Weatherboarded walls and clay tile roofs are typical of older Essex buildings, alongside a good many post-war and newer estates. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

Living close to Colne Valley is pleasant, but mature trees mean leaves in gutters and valleys each autumn. Anyone responsible for a site like Earls Colne Primary School and Nursery will know that long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

Signs you need a gutter survey in White Colne

Many gutter joints depend on rubber seals or sealant that age. Plastic gutters move with heat and cold, and in time their joints can drip. Cast iron joints can corrode and part where the paint has failed.

Look out for signs like these:

  • Downpipes that are split or coming away
  • Water spilling over the gutter edge
  • Gutters full of debris and silt
  • Water backing up from a hidden gutter

If you own a rental within reach of Chappel & Wakes Colne station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

Questions to ask before you book

  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
  • Which viewpoints they use to see the roof
  • Whether the price includes VAT
  • Their track record with similar roofs

What a roof survey includes

Why get it checked now?

A dripping joint or sagging bracket will not get better on its own. Each heavy rain puts more water where it shouldn’t be, on walls, timber and sometimes inside. Getting it surveyed now shows what needs attention first. For an older or listed building in a place like White Colne, repairs may need matching materials and consent, so leaving a defect until it’s urgent leaves less time to plan.

The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Prices start from £150, including VAT.

Your questions about gutter surveys in White Colne

Do you cover smaller places like White Colne?

We do. A small place gets exactly the same survey as a big one.

Do you survey roofs for landlords with property near Chappel & Wakes Colne station?

Yes, landlords and agents are among the people we work for. You can ring 07833 053749 or drop us an email with the address and what you need.

Will you check the drains below ground?

No, CCTV drain work isn’t part of this survey. We check gutters, outlets, hoppers, downpipes and overflows and flags signs of a drain problem.

Can you survey a shared roof?

Yes, if whoever owns or manages the building agrees access. We look at the parts we’re given access to.

Do you climb onto every roof?

Only when it is safe. Safety comes first, and fragile or steep roofs cannot always be walked on. Safe viewpoints, the loft and a drone where applicable let us see the rest.

What insurance do you have?

We hold professional indemnity and public liability insurance.

What will the report tell me?

Written findings with photos, covering the condition of the gutter, the defects we found and what we recommend. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where it applies and structural analysis.

What we can’t see

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Pipes below ground level
  • Damage hidden inside walls or behind boards
  • Hidden sections we cannot view safely

If you’re not sure which survey you need, phone 07833 053749 or use the contact form and we’ll give you a straight answer before you book. The full list of what we check.

How the survey works

The visit usually starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. All told, expect roughly 1–2 hours for most homes, and longer where there are parapet, valley or box gutters to follow. Older rural homes like those around White Colne can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints.

  1. You let us know where you’ve seen overflows, drips or damp.
  2. We walk round the building and check the gutters, downpipes and fascias from ground level.
  3. Valleys, parapets and box gutters are inspected where they can be seen safely.
  4. The roof space is checked for staining, where it can be reached safely.
  5. A written report with photos and recommendations follows.
