How a gutter survey works in Danbury

People book a gutter survey when gutters overflow, when damp appears or before the wetter months. Landlords and managing agents use it to plan maintenance, and some buyers want the rainwater system checked before exchange. Whoever books, we inspect and report in the same way with photos and clear recommendations. Visits can be on weekdays, Saturdays or Sundays. Common reasons to book are valley or box gutters that overflow inside and dripping or leaking gutter joints, across parapet and box gutters, valley gutters and eaves gutters.

Around Danbury, older cottages sit alongside bungalows and newer houses. Coverings range from slate and clay tiles on older homes to concrete tiles on many later ones. Chimneys, valleys and gutters on older homes frequently need the most attention, and the fixings under the coverings matter too. Nails and battens under older coverings often give out before the slates or tiles themselves.

The report works through the roof section by section, from the coverings down to the gutters, with a note and a photo for each point. You will see the good as well as the bad.

Different roofs, different checks

Box and secret gutters

A box gutter is built into the roof, often behind a parapet and when it overflows, water can get indoors. We check them where they can be seen safely.

Lead-lined valley and parapet gutters

Lead linings are common in valleys and parapet gutters on older houses. Splits and failed joints in the lead can let water straight in.

How it works

On the day, we start by asking what you’ve noticed and what you want to find out. We then inspect everything that can be seen safely. The survey normally takes between one and two hours at most homes, and about three to four hours for a commercial roof. Some parts of a survey depend on the weather, so a visit to Danbury is booked with the forecast in mind: drone flights and thermal imaging need the right conditions, while a look from ground level and the loft can go ahead in most weather.

  1. You let us know where you’ve seen overflows, drips or damp.
  2. We walk round the building and check the gutters, downpipes and fascias from ground level.
  3. Valleys, parapets and box gutters are inspected where they can safely be seen.
  4. Where it’s safe, we check the loft for signs of water.
  5. You receive a report with photos and recommendations.

How to prepare

Advice

What a survey costs

Survey packages start from £150, including VAT. The price for your roof depends on:

  • The shape of the roof and its details
  • The roof’s overall size
  • How many separate roofs there are, like extensions, dormers and garages
  • The use of thermal imaging or a drone

Thermal imaging and drone inspection (where it applies) come with the Premium Survey, which starts from £400, with VAT included. We will tell you which package suits the questions you have.

What to tell us when you contact us

Before you get in touch, it is useful to have:

  • Whether there is a loft hatch, a shared roof or tricky access
  • Dates you are working to, such as exchange
  • Pictures from the garden or a window, if you have them
  • The kind of building and roof involved

Unsure which package suits your roof? It is easiest to call 07833 053749 or use the contact form and describe the roof and why you want it surveyed. We’ll explain the options and the price.

Honest limits

It helps to know what a survey won’t do before you book:

  • What’s behind fascias and inside walls
  • Hidden sections we can’t view safely
  • Blockages deep inside downpipes

If in doubt, phone 07833 053749 or drop us an email and we’ll point you to the right survey. What our survey covers.

What we check

  • Downpipes
  • Outlets and hoppers
  • Parapet and box gutters
  • Fascias and soffits
  • Eaves gutters
  • Valley gutters

Checking the roof from ground level

You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, which helps when we look at the roof.

What a gutter survey looks like in Danbury

The coast is about 5 miles or less from Danbury, so there’s more wind and more salt in the air than further inland. Metal fixings and flashings corrode faster in salt air, while gales work at loose ridges, slates and tiles. Clay tiles and timber weatherboarding mark out many of the older buildings in Essex, while many towns grew with post-war and newer estates. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

Take an older house close to Church of St John the Baptist: corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. If you let a flat or house near Beaulieu Park station, a dated record of the roof is useful when planning maintenance across a let.

When to book a survey in Danbury

Moss grows on many tiled and slate roofs, and rain washes it down into the gutters. Mixed with grit from the roof, it settles as silt that slows the flow and lets weeds take root.

A survey makes sense if you’ve noticed:

  • Cracked or loose downpipes
  • Hoppers and outlets full of debris
  • Gutters full of debris and silt
  • Sagging gutters and loose brackets

Anyone responsible for a site like Danbury Park Community Primary School will know that its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

Questions to ask before you book
