About our gutter survey in Bedlar's Green
People book a gutter survey when gutters overflow, when damp appears or before the wetter months. Landlords and managing agents use it to plan maintenance and buyers sometimes want the gutters looked at before they exchange. The survey and report follow the same steps whatever the reason with photos and clear recommendations. Visits can be on weekdays, Saturdays or Sundays. If you’ve noticed leaves and moss blocking gutters and valley or box gutters that overflow inside, we can find out what’s behind it.
In a village or hamlet like Bedlar's Green, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it’s typically the chimneys and lead flashings that need work first.
The report is written in plain words, so you don’t need to be a roofer to follow it. Each point is backed by a photo where possible, and recommendations are put in order of urgency where relevant.

What we look for on each type of roof
Cast iron gutters
Rust at joints and brackets is the usual weak point on cast iron. We note corrosion, cracks and leaking joints as far as we can see them.
Aluminium and other metal gutters
Long metal gutter runs on larger buildings can hide blocked outlets, so we check the outlets carefully.
What happens on the day
The visit normally starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. In total, it takes between one and two hours for most homes, and longer where there are parapet, valley or box gutters to follow. Somewhere as small as Bedlar's Green, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.
- We agree which parts of the building you’re most worried about.
- We look along each run for debris, sagging and drips.
- Outlets, hoppers, downpipes and overflows are inspected.
- Fascias, soffits and the walls below are looked at for signs of overflow.
- You get photos and written recommendations, prioritised where relevant.
Before we arrive
- Check the loft hatch can be reached
- If the roof is shared, arrange access with whoever manages the building
- Note where any stains or damp appear

Tips that help
Most of what helps is simple and safe from the ground. Our suggestions:
- Note any damp stains below the gutters
- Do not climb a ladder to look in the gutters
- Watch the gutters during heavy rain
- Check that downpipes are firmly fixed to the wall
Report times depend on the package you choose: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. It is sent to you by email as soon as it’s ready.
Look at the gutters from indoors or the ground when it pours. Overflows and dripping joints are a sign to act before the walls suffer.
What a survey costs
Several things affect the price of a survey:
- Extra roofs, like extensions, dormers or garages
- The use of thermal imaging or a drone
- The package you choose: Basic, Standard or Premium
- The roof’s overall size
Prices start from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, inc. VAT, and we’ll tell you which fits.
Booking your survey
We’ll usually ask about:
- Whether there is a loft hatch, a shared roof or tricky access
- What made you get in touch
- Any marks or damp showing indoors
- The address and postcode of the property

Why it is worth a survey now in Bedlar's Green
Our report is a dated record of what we found, which helps when you plan work or brief a contractor. Without it, you are relying on what can be seen from the pavement. Around Bedlar's Green, older homes often have old roof timbers, where water from a failed roof can cause rot if it is left.
The Premium Survey includes thermal imaging and drone inspection where it applies, from £400 including VAT. We can help you choose the package that fits what you’d like to know.

Local roofs in Bedlar's Green
The wider area around Bedlar's Green has a long history of building, with Barrington Hall about 2.3 miles south-east. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead. In Essex, older buildings are often clay-tiled, many with weatherboarding, with post-war and more recent estates making up much of the newer housing. Knowing the covering helps explain which parts of a roof are likely to need work first.
Take a building like Birchwood High School: large buildings have long gutter runs and big roofs that need checking like any other. For an older house near a landmark such as Church of St Giles, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. If you own a rental within reach of Bishops Stortford station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.
