Pre-purchase roof surveys for homes and businesses in Bedlar's Green

The best time to book is once your offer has been accepted and before you exchange contracts. That’s when the findings are most useful, because nothing is binding yet. Visits run on weekdays and at weekends, which helps when the chain is moving fast. Basic reports arrive within 48 hours, Standard within 24 to 48 hours and Premium the same day. We are often asked to look into standing water on a flat extension roof and flashings that have lifted or split, on lead flashings and valleys, chimney stacks and clay and concrete tiles.

Somewhere as small as Bedlar's Green, older cottages, farmhouses and converted buildings frequently sit beside a few newer homes. Older roofs there may have clay tiles, slate, stone or, in some places, thatch. Whether you’re buying or have just had a roof replaced, each material has its own checks, and thatch is a specialist material, so we report on what can be seen. Older roofs may also have old felt underlay or none, and fixings that have done a long stint.

The report does not just list problems. It explains what we found, why it matters and what we recommend, so you can plan your next steps.

Useful tips for Bedlar's Green property owners

Here are a few things we’d tell any owner, before and after a survey:

  • Find out whether the roof has been replaced or patched
  • Ask the agent to check the loft hatch can be opened
  • Mention any deadline when you get in touch
  • Ask for any paperwork for recent roof work

Your report arrives by email, with photographs of what we found. Basic reports come within 48 hours, Standard within 24 to 48 hours and Premium the same day. Findings are set out in plain English, and recommendations are ranked by urgency where that helps.

Once you’ve moved in, keep gutters, valleys and outlets clear, particularly after autumn. Blocked gutters cause much of the damp we see. Get a professional in rather than climbing up yourself.

Questions from Bedlar's Green

Do you cover smaller places like Bedlar's Green?

Yes, we do. We survey roofs across London and the South East, and smaller places are part of that. The journey is planned ahead, so it’s useful to know about access.

How do I find out if my home in Bedlar's Green is listed?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

How experienced are you?

Over 5,000 surveys so far, across 20+ years of surveying roofs, and 98% of clients are satisfied.

I live in a flat. Can you survey the roof?

Yes, as long as access is agreed. The roof of a block or converted house is often shared, so whoever owns or manages the building needs to agree access. We inspect only the parts we are allowed to reach.

How long does the survey visit take?

On site, it typically takes about 1–2 hours on an ordinary house, though large, tall or awkward roofs take more time. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

Are you insured?

We hold professional indemnity and public liability insurance.

Do you survey on Saturdays and Sundays?

We carry out surveys on weekdays, Saturdays and Sundays. To arrange a date, call 07833 053749 or email us.

Roof by roof

Gutters and parapets

Some older terraces have a butterfly roof with a central valley gutter. If yours does, we check that gutter and where it drains.

Flat roofs

Flat roofs on extensions, dormers and garages are easy to forget about. Felt roofs frequently last around 15 to 20 years, rubber longer and GRP up to about 30. We look for signs of age and failure.

What happens on the day

You do not need to do much on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we will take it from there. A typical survey takes about 1–2 hours at the house you’re buying, depending on its size and how much of the roof can be seen. Older roofs in small places like Bedlar's Green can have low, tight loft spaces, so tell us about the loft hatch and any ladder. We only go where it’s safe.

  1. Once your offer has been accepted, you book and give us the address and your timescale.
  2. We arrange access with you, the agent or the seller.
  3. We look at the roof from ground level, from windows, from the roof space and from the roof where safe.
  4. Each part of the roof is examined and photographed.
  5. We email a photo-illustrated written report and recommendations, ready for you to use before exchange.

Before the survey

  • Show us where any leaks or stains appear
  • Leave side gates unlocked
  • Agree roof access with the managing agent if it is shared

Pre-purchase roof surveys in Bedlar's Green: local notes

With Barrington Hall about 2.3 miles south-east, Bedlar's Green sits in an area with a long building history. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area. The flight restriction zone around Stansted Airport covers Bedlar's Green, or comes right up to its edge. If the drone is used for your survey, we ask the airport for permission first, and only fly if it is given.

Landlords with a home close to Bishops Stortford station may find that it’s worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it. For an older house near a landmark such as Church of St Giles, a survey will show how the roof has been repaired before, which helps you judge what’s coming.

DIY checks: what’s safe

What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way. That part is for a survey, using safe viewpoints and a drone where it applies.

It’s useful to keep a record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry, as it helps us focus the survey.

What a pre-purchase roof survey doesn’t cover

It is a careful look at the roof, not the whole story. The main limits are:

  • Faults hidden behind ceilings, boards or coverings
  • A structural engineer’s report
  • Asbestos testing of any kind

If in doubt, call 07833 053749 or send us an email and we will suggest the right survey. What our survey covers.

What this survey covers

  • The roof space
  • Flat-roofed extensions and dormers
  • Clay and concrete tiles
  • Natural slate
  • Gutters and downpipes
  • Chimney stacks
  • Lead flashings and valleys

What happens if roof problems are left?

Once you exchange, the roof’s problems become yours. Before then, you can still ask questions, ask for work to be done or reconsider. Finding out later gives you the same facts, but with far less room to act on them. Older cottages and farmhouses around Bedlar's Green can have roof timbers that have been there a very long time, and water through a failed covering can rot timber if it’s left.

Our price is from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, inc. VAT.
