Gutter surveys in Epping Upland

Can I check my roof myself?

Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can point to a blockage or a sagging run.

Gutter survey in Epping Upland

We carry out gutter surveys in Epping Upland as part of our cover across London and the South East. We inspect everything we can see safely from ground level, windows, the roof space and the roof where it is safe. A visit normally takes roughly 1–2 hours for most homes, and longer where there are parapet, valley or box gutters to follow. The written report follows, with photographs and recommendations. Common reasons to book are water backing up from a hidden gutter and gutters that have fallen out of line, on fascias and soffits, eaves gutters and parapet and box gutters.

In a village or hamlet like Epping Upland, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it’s usually the chimneys and lead flashings that need work first.

If any part of the gutter couldn’t be seen safely, we say so in the report. That way, it is clear what was covered and what wasn’t, and what we’d suggest next.

For landlords and managing agents

Letting agents often book on a landlord’s behalf. Access is agreed with the tenant ahead of time.

If the property is let, the agent or a tenant can let us in. We survey on weekdays and at weekends, which helps when tenants work during the week.

What happens if roof problems are left?

Going up a ladder to check your own gutters carries real risk. You can see drips and overflows from the ground, but valleys, parapets and box gutters are hard to see. We inspect as far as it is safe to see and put it in writing. Older cottages and farmhouses around Epping Upland can have roof timbers that have been there a very long time, and water through a failed covering can rot timber if it’s left.

The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Prices start from £150, including VAT.

What a survey costs

Survey packages start from £150, including VAT. The price for your roof depends on:

  • Which survey package you book
  • The type of building, from a house to a block or an office
  • Chimneys, valleys, parapets and other details
  • The use of thermal imaging or a drone

Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, including VAT. The roof’s size, height and access matter as well.

Helping us price your survey

The more you tell us, the easier it is to price the survey. When you get in touch, it’s useful to mention:

  • Your postcode, so we can check access and travel
  • Pictures of the roof from a safe spot, if you have them
  • Anything about access we should know
  • What kind of property and roof it is

Photos help, if you have them. Take them safely from the ground or a window, and please do not climb up for a closer look. To get started, ring 07833 053749 or send us an email.

The survey, step by step

We don’t take risks to get a closer look. We inspect whatever is safely visible, and if part of the roof can’t be seen, the report says so. Most visits take about one to two hours for most homes, and longer where there are parapet, valley or box gutters to follow. For a village or hamlet like Epping Upland, the journey is planned in advance: let us know about narrow lanes, gates, long drives and where we can park. The roof is looked at from the ground, from windows, from the loft where there’s safe access and from the roof where it is safe.

  1. You tell us where you’ve seen overflows, drips or damp.
  2. We walk round the building and check the gutters, downpipes and fascias from ground level.
  3. Valleys, parapets and box gutters are inspected where they can safely be seen.
  4. Where it’s safe, we check the loft for signs of water.
  5. You receive a report with photos and recommendations.

Before we arrive

  • Keep pets out of the way during the survey
  • If you’re buying, let the agent know when we’re coming
  • Find any records of previous roof work

Tips from our surveys

Here are a few things we’d tell any owner:

  • Include valley, parapet and box gutters when clearing
  • Note any damp stains below the gutters
  • Book gutter clearing once a year, more frequently near trees
  • Check downpipe clips are holding

Questions about the report are welcome. The Standard Survey includes a follow-up consultation, and the Premium Survey includes an in-person consultation.

Get the gutters cleared every year or more frequently near trees. Late autumn, after the leaves have fallen, is a sensible time. Clear gutters can carry water away as they should.

Questions from Epping Upland

Do you cover smaller places like Epping Upland?

Yes, smaller places are covered as well as towns. Our area covers London and the South East. Just mention lanes, gates or anything else about the route as you book.

Is my home in Epping Upland listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Can you tell me if my old gutters contain asbestos?

No. We don’t carry out asbestos testing. Where gutters, downpipes or soffits could be asbestos cement, we flag them and recommend a specialist asbestos surveyor checks them before they’re disturbed.

What do I do with the report?

You receive the written report by email, with photographs and recommendations. You can use it to talk to a seller, an insurer, a roofer or a managing agent, whichever applies.

Do I need to be at home?

Not necessarily. If we only need the outside, we can agree that in advance, but the loft and any rooms with damp need someone to let us in.

Does the season matter for a gutter survey?

You can book at any time of year. Before the wetter months gives you time to plan any work though problems often show up after heavy rain.

Will you fly a drone over my roof?

Yes, where it’s applicable. Whether we can fly on the day depends on the weather and the airspace rules. We are a CAA-registered drone operator.

Roofs, chimneys and gutters in Epping Upland

Older buildings in Essex often have clay tiles and weatherboarding, alongside lots of post-war and newer estates. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. With Hill Hall about 4.2 miles south-east, Epping Upland sits in an area with a long building history. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area.

Living close to Thornwood Common Flood Meadow is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and blocked gutters overflow and soak walls. Take an older house close to Church of All Saints: old fixings, lead flashings and tall chimneys are typical of older roofs. If you own a rental within reach of Harlow Town station, a roof report helps you deal with small faults before they turn into a call from a tenant.

Epping Upland is about 3 miles south of Harlow, in Essex. In Epping Upland, as across Essex, every roof gets the same careful survey. We cover towns and villages across Essex. We also survey roofs in London.

Nearby, we also carry out gutter surveys in Epping Green (1 mile north-west), Jack's Hatch (1 mile north-west), Broadley Common (2 miles north-west), Staple Tye (2 miles north) and Bumble's Green (2 miles west). Larger places within reach include Harlow (3 miles north), Brentwood (11 miles south-east), Loughton (5 miles south), Waltham Abbey (4 miles south-west), Stansted Mountfitchet (13 miles north) and Harold Wood (11 miles south-east).
