Chimney pots and cowls
Each pot is bedded into the flaunching, often with a cowl or cap on top. The survey looks for cracked, loose or missing pots and cowls.
Flaunching
The sloping mortar around the pots is called flaunching. Once it cracks, water can get straight into the brickwork.
Chimney survey in Epping Upland: what you get
For buyers, a chimney survey before exchange can flag work you may want to raise. On older stacks, we frequently find cracked flaunching, loose flashings and worn pointing. Our report gives you specific points to raise with the seller or agent. It works alongside a RICS home survey, not instead of one. We survey shared and party-wall stacks, chimney pots and cowls and chimney breasts, and common reasons people get in touch are a stack that appears to lean and loose, cracked or missing pots.
Some older homes in villages like Epping Upland are listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. A roof report helps you plan work with that in mind. Where a building is listed, matching the existing roof materials is often expected.
The report works through the roof section by section, from the coverings down to the gutters. You will see the good as well as the bad.

Epping Upland: your questions answered
Is Epping Upland within the area you cover?
Yes, Epping Upland is covered. We work right across London and South East England, from towns to the smallest villages. Longer journeys are simply planned beforehand.
Do you survey roofs for landlords with property near Harlow Town station?
Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. Just phone 07833 053749 or use the contact form with the details, and we will talk through which survey suits.
Does this replace a RICS home survey?
No. We check the roof, not the whole building, and it is not a RICS Level 2 or Level 3 survey. Many buyers have both.
How can you see the top of the stack?
Each stack is viewed from the safest viewpoints: from the ground, windows and vantage points, and from the loft where there’s access. Our Premium Survey includes a drone inspection where applicable. If part of a stack cannot be seen, the report says so.
Can you survey in bad weather?
It can, depending on the survey. Drones cannot fly safely in high wind or heavy rain, and thermal imaging works best after a sunny day, with a dry roof and little wind. If the conditions aren’t right, we’ll talk to you about another date.
How much does a chimney survey cost in Epping Upland?
Chimney survey starts from £150, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, including VAT.
Will you go up on the roof?
Only where it is safe to do so. We check everything that can be seen safely: from the ground, from windows and vantage points, from the loft space, from the roof itself where safe and by drone where applicable. The report says if anything couldn’t be seen.

Chimney surveys around Epping Upland
In Essex, older buildings are often clay-tiled, many with weatherboarding, and a good many post-war and modern estates besides. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. With Hill Hall about 4.2 miles south-east, Epping Upland sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first.
Landlords with a home close to Harlow Town station may find that the gap between tenancies is a good time to have the roof looked at. If you live in an older home near Church of All Saints, its roof may have old fixings, lead flashings and chimneys that need a closer look. Trees in and around Thornwood Common Flood Meadow shed leaves that can end up in nearby gutters, and blocked gutters overflow and soak walls.

The survey, step by step
When we arrive, we begin with a quick chat about the roof and anything that’s worrying you. After that, we check everything we can see safely, from ground level, from windows, in the loft space and by drone where applicable. Most surveys take between one and two hours for a house, and longer for a large or complex roof. For a village or hamlet like Epping Upland, the journey is planned beforehand: let us know about lanes, gates and parking. On the day, we inspect whatever is safely visible, inside and out.
- You let us know how many stacks there are and any damp or problems you’ve noticed.
- The stacks are looked at from the ground, from windows and from other safe vantage points.
- Every part we can see is looked at: pots, cowls, flaunching, pointing, bricks and flashings.
- We check the chimney breasts and the stack in the loft space where we can reach them.

Advice
What we cannot see
Our findings are based on what we can see safely on the day, so there are some things a survey cannot cover:
- The inside of the flue, which needs a sweep or flue specialist
- Whether a gas appliance or its flue is safe
- Structural calculations for a leaning stack
Not sure which survey suits your roof? You can ring 07833 053749 or use the contact form and we’ll tell you before you book. What a survey covers and doesn’t.
What this survey covers
- Flaunching
- Shared and party-wall stacks
- Lead flashings
- Chimney breasts
- Chimney pots and cowls
- Brick chimney stacks
Should I look at the roof myself first?
If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.
A DIY look is useful, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.
