Drones, thermal imaging and Epping Upland roofs

Epping Upland is about 3 miles from North Weald Airfield, so the Drone Safety Map is checked for restrictions around it before we fly. The drone we use is under 250g, flown by a CAA-registered operator with a Flyer ID and Operator ID. Flights in the open category stay under 120 m (400 ft), with the drone kept in sight.

If you look after a building such as Epping Upland CofE Primary School, big roofs are where aerial photos and thermal images show the most at once. For an older house near a landmark like Church of All Saints, thin or patchy insulation under an old roof frequently shows up clearly on a thermal image. Hill Hall, about 4.2 miles south-east, is one of the historic houses in the wider area around Epping Upland. A drone or thermal survey doesn’t involve any work on the roof, which suits older buildings.

Drone roof survey in Epping Upland: what you get

Prices start from £400, including VAT. The Premium Survey includes a drone inspection where applicable, along with structural analysis, a same-day report and an in-person consultation. There is a 12-month follow-up as well. If a drone will not help on your roof, we will say so. Every drone survey comes with a written report and close-up photographs. We survey flat roofs on upper floors, tall and steep roofs and valleys and parapet gutters, and people most often book us about slates or tiles shifted by high winds and lead work pulling away at abutments.

In a small place like Epping Upland, open ground can mean strong wind. A small drone cannot fly safely in strong wind or heavy rain, and thermal imaging works best with little wind. We plan the journey, access and timing around the weather. A change in the forecast can mean moving the visit to another day.

Most points in the report come with a picture, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

DIY checks: what’s safe

During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can point to a blockage or a sagging run.

What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That part is for a survey, using safe viewpoints and a drone where applicable.

Honest limits

Every survey has limits, and we’d rather be clear about that before you book. Keep these in mind:

  • What’s under the slates, tiles or felt
  • A flight where airspace permission is refused
  • Structural calculations (that is a structural engineer’s job)

If in doubt, phone 07833 053749 or send us an email and we’ll recommend the right survey before booking. What a survey covers and does not.

What we check

  • Tall and steep roofs
  • Valleys and parapet gutters
  • Fragile roofs
  • Flat roofs on upper floors
  • Chimney stacks
  • Large and complex roofs

Tips that help

Over many surveys, some simple habits stand out:

  • Keep dogs indoors during the visit
  • Expect us to rearrange if it is too windy or wet
  • Clear a spot on the drive or lawn
  • Mention anything you’ve noticed on the roof

File the report and photos with your home documents. They’re a useful baseline for future surveys.

Check the loft now and then, with care and a good torch. The underside often shows problems before the outside does. Take photos of any changes.

What a survey costs

We confirm the price for your survey before booking. These are the things that affect it:

  • House, block, shop or office
  • Extra roofs, like extensions, dormers or garages
  • Which survey package you book
  • The height of the building and how the roof can be seen safely

We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.

What to tell us when you contact us

A few details help us recommend the right survey and price. When you contact us, tell us:

  • The type of building and roof, such as pitched or flat
  • Your timetable, such as an exchange date
  • The property’s address and postcode
  • Any photos you have, taken from ground level or a window

Every survey is priced before it’s booked, so you know where you stand. Prices start from £400, including VAT. To book, ring 07833 053749 or drop us an email.

Roof by roof

Chimney stacks

Chimney tops are hard to see from the ground. Close-up photos show the pots, flaunching, pointing and flashings, so cracks and gaps are clear.

Ridges and hips

Ridges and hips are the most exposed parts of a pitched roof. From above, we can see loose ridges and missing mortar.

The survey, step by step

We’ll ask a few questions first, about the roof’s history, any leaks and past repairs. Then the inspection itself takes an hour or two at a house, including the airspace and weather checks before take-off. Somewhere like Epping Upland needs a little journey planning: let us know about narrow lanes, gates, long drives and where we can park. On the day, we inspect what can be seen safely, inside and out.

  1. First, we check the address for flight restrictions.
  2. We arrange any permission that is needed before we fly.
  3. On the day, we check the weather and the site before flying.
  4. We fly the drone close to the roof to photograph it in detail, always in sight.
  5. Your report arrives by email, with close-up photos and recommendations.

Before we arrive

  • Have any questions written down, so nothing gets missed
  • Tell us about any leaks, stains or damp patches you know of
  • Buyers: confirm access with the estate agent or seller

Common questions in Epping Upland

Is Epping Upland within the area you cover?

Yes, smaller places are covered as well as towns. Our area covers London and South East England. Just mention lanes, gates or anything else about the route as you book.

Can you fly a drone over a roof in Epping Upland?

Typically it comes down to two things: the airspace at the address and the weather. Epping Upland is about 3 miles from North Weald Airfield, so the Drone Safety Map is checked for restrictions around it before we fly. The flight also waits for calm, dry weather.

How many surveys have you done?

Over 20 years and more than 5,000 surveys.

Is it a structural engineer’s report?

No. We’re roof surveyors, not structural engineers. If we see signs that need an engineer’s opinion, we will recommend one.

How quickly is the report sent?

That depends on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. Reports are sent by email.

Do you survey roofs on blocks of flats?

Yes, as long as access is agreed. The roof of a block or converted house is often shared, so we need permission from the freeholder or managing agent. We inspect only the parts we’re allowed to reach.

Can you tell me if my roof has asbestos?

No. Asbestos surveys and sampling are not something we do. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000, with a recommendation to have a specialist asbestos surveyor check before it is disturbed.
