How the survey works

We do not take risks to get a closer look. Everything that can be seen safely is inspected, and anything we can’t see is noted in the report. Most visits take between one and two hours for most houses, and more on a big or complicated roof. Older roofs in small places like Bumble's Green can have low, tight loft spaces, so let us know about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. We start with the address and what you’d like checked.
  2. Any flight restriction at the address is checked, with permission requested if required.
  3. We assess the conditions and the take-off spot first.
  4. We fly the sub-250g drone close to the roof and photograph each area.
  5. We email the report with close-up photos and recommendations.

Drone roof survey in Bumble's Green

Drone surveys suit tall houses, blocks of flats, steep roofs and large commercial roofs. They also suit fragile roofs that nobody should walk on. You get close-up views without anyone setting foot on the roof. Ahead of the visit, we check the address for any airspace restrictions that apply. If a drone is not the right tool, we will say so. If you’ve noticed ridge pieces that have lifted and coverings that have slipped high up on the roof, a survey will tell you what’s going on.

In a small place like Bumble's Green, open ground can mean strong wind. Strong wind or heavy rain stops a small drone flying, and calm conditions also suit thermal imaging best. The visit is planned around the forecast, along with the journey and access. If the day turns windy or wet, the visit can be moved.

Nothing in the report is left vague: if work is needed, the report says so clearly, along with how urgent it is.

What this survey can’t tell you

No survey can tell you everything, and we’d rather be clear about that before you book. Keep these in mind:

  • Anything inside the loft or under the coverings
  • Neighbouring roofs the owner hasn’t asked us to survey
  • Flights in a restricted zone without permission

If in doubt, phone 07833 053749 or email us and we’ll suggest the right survey. What our survey covers.

Roof types and parts we check

  • Chimney stacks
  • Large and complex roofs
  • Flat roofs on upper floors
  • Fragile roofs
  • Tall and steep roofs
  • Valleys and parapet gutters

Checking the roof from ground level

Your own check is a good start, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.

A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

What a survey costs

Not every roof costs the same to survey, and it comes down to:

  • Any need for thermal images or a drone flight
  • Whether you choose the Basic, Standard or Premium Survey
  • The roof’s overall size
  • The number of roofs, including extensions and garages

Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all including VAT. The roof’s size, height and access matter as well.

Booking your survey

These details help when you contact us:

  • Anything about access we should know
  • The reason for the survey, like buying, a leak or storm damage
  • Dates you’re working to, such as exchange
  • Pictures of the roof from a safe spot, if you have them

If you have photos of the roof, send them over. Pictures from the ground or a window are fine; never climb up to get a better view. To send them or to book, ring 07833 053749 or send us an email.

Flying and imaging in Bumble's Green

The drone we use is under 250g, flown by a CAA-registered operator with a Flyer ID and Operator ID. Open category rules keep flights below 120 m (400 ft) and the drone within sight at all times. Listing and conservation areas can both shape what roof work is allowed on an older home. The council is the place to check, along with Historic England’s list, ideally before any re-roofing is planned.

Tips from our surveys

Small things make a difference. Some pointers:

  • Be ready to move the date if the weather turns
  • Clear the loft hatch so we can check inside too
  • A word with neighbours beforehand helps
  • Expect a little longer if permission is needed

You get an in-person consultation with the Premium Survey to talk through the photographs and findings. You can ask about anything that isn’t clear.

Have leaves and moss cleared from gutters, valleys and outlets, ideally once the leaves have fallen. On high roofs, leave clearing to a professional. Many leaks start with a blocked outlet.

Common questions in Bumble's Green

Is Bumble's Green within the area you cover?

Yes. Bumble's Green is within the area we cover, which takes in towns, villages and rural addresses. We survey roofs across London and South East England. Just mention lanes, gates or anything else about the route when you book.

Are there drone restrictions around Bumble's Green?

It depends on the exact address and the weather on the day. Every flight is checked against the Drone Safety Map first, including zones around airports and prisons. High wind or heavy rain also stops a small drone flying.

What happens next?

We email you the written report with photos and recommendations. It’s yours to share with a seller, insurer, roofer or managing agent, whichever applies.

Does this replace a RICS home survey?

No. It is a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

Will I get photos?

Yes. We photograph the roof as we go, and the report uses them to show each finding.

Are you structural engineers?

No. We are experienced roof surveyors, and visible signs such as sagging are noted, but calculations and an engineer’s opinion are outside what we do. The report will say if you need an engineer.

When does the report arrive?

Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. Each one is emailed.

Roof by roof

Large commercial roofs

Many commercial roofs have fragile sheets or roof lights. A drone keeps everyone off them.

Steep slate and tile slopes

On slate roofs, slipped slates often point to corroded nails. Close-up photos show how widespread it is.
