Roof leak investigations for Epping Upland homes and businesses

Why it’s worth a survey now in Epping Upland

Lingering damp encourages mould on ceilings and walls. It’s unpleasant, and it’s harder to deal with once established. Stopping the water is the first step. Around Epping Upland, older homes often have old roof timbers, where water from a failed roof can cause rot if it is left.

Bigger, taller and commercial roofs take more time to survey, so the price reflects that. The price is confirmed before you book.

Roof leak investigation in Epping Upland

Some leaks only appear in certain weather. Wind-driven rain, an overflowing gutter or snow melt may be what triggers it. Telling us when it happens helps a lot, along with any photos you’ve taken. We look for the clues it leaves behind, such as tide marks, stained timbers and damp underlay. Moisture readings show where materials are still wet. We survey chimney stacks, valleys and parapet gutters and rooflights and dormers, and the problems we are asked to look at most are water coming in around a roof light or dormer and condensation that looks like a leak.

Roofs in small places like Epping Upland often stand in the open, where storms hit ridges, verges and chimneys hardest. Once water gets into older walls, it takes a long time to dry, which makes finding the cause quickly worthwhile. A record with photos is useful if you need to show the damage to anyone else.

You receive the findings by email, ready to forward to whoever needs them. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

FAQs for Epping Upland

How do I find out if my home in Epping Upland is listed?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Do you cover Epping Upland?

Yes. We cover the whole of London and South East England, and Epping Upland is part of that. You can call 07833 053749 or drop us an email with the address and some details, and we’ll talk through which survey suits.

Can every leak be traced?

Not every leak can be pinned down in a single visit. Most leave clues we can follow, but some only appear in certain weather. The report sets out what we found and the most likely routes.

How soon will I get the report?

That depends on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. The report is emailed to you.

What does a roof survey cost?

Our price is from £150, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, inc. VAT.

Do you need to get into the loft?

Where it is relevant to the survey and there’s safe access, yes. A clear path to the hatch helps, and if the loft cannot be reached safely, the report says so.

Is this a RICS survey?

No. We check the roof, not the whole building, so it’s not a RICS Level 2 or Level 3 survey. Many buyers have both.

How the survey works

We do not take risks to get a closer look. We inspect what can safely be seen, and if part of the roof cannot be seen, the report says so. The survey typically takes between one and two hours for most homes, though a hard-to-trace leak can take longer. Rural addresses near Epping Upland can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.

  1. You let us know where the water appears, when, and what the weather was doing.
  2. We examine the damp area and the rooms near it.
  3. In the loft, we follow any signs of water back towards the roof.
  4. Outside, we check flashings, valleys, chimneys, gutters and flat roof details from every safe viewpoint.
  5. You receive a report with the likely source, photos and recommendations.

Getting ready for the survey

  • Unlock side gates and any roof access doors
  • For flats, make sure roof access has been agreed
  • Tell us where we can park nearby

Epping Upland roofs and the weather

Hill Hall, about 4.2 miles south-east, is one of the historic houses in the wider area around Epping Upland. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material. In Essex, older buildings are frequently clay-tiled, many with weatherboarding, with post-war and more recent estates making up much of the newer housing. Different coverings let water in at different points, which shapes where the search starts.

Trees in and around Thornwood Common Flood Meadow shed leaves that can end up in nearby gutters, and an overflowing gutter soon means a wet wall. Roof types and parts we check

  • The roof space
  • Valleys and parapet gutters
  • Lead flashings
  • Chimney stacks
  • Flat roof details
  • Slate and tile slopes
  • Rooflights and dormers

What you can safely check yourself

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That part is for a survey.

You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.
