Local roofs in Jack's Hatch

What can be done to an older roof may depend on listing or a conservation area. Your council and Historic England’s list will tell you where you stand, ideally before any re-roofing is planned. In Essex, older buildings are often clay-tiled, many with weatherboarding, with post-war and more recent estates making up much of the newer housing. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first.

If you live near a park such as Nazeing Triangle, or anywhere with mature trees, autumn leaves can block gutters and valleys. Take a building like Water Lane Primary Academy: long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. For landlords with property near Roydon station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

Chimney survey in Jack's Hatch

Damp on a chimney breast can have several causes. It might come in at the top, through worn pointing or porous bricks, or where the flashings meet the roof. Moisture trapped inside a stack with no ventilation can also cause damp. Our survey checks each of these and records the likely cause. You then know where to start. If you are worried about flashings pulling away from the stack and eroded joints in the brickwork, a survey will tell you what’s going on, on shared and party-wall stacks, chimney pots and cowls and chimney breasts alike.

In a village or hamlet like Jack's Hatch, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. We report on whatever is safely visible, and thatch is a specialist material. On older roofs, it is normally the chimneys and lead flashings that need work first.

Where we cannot see part of the chimney stack, the report says so. You will know exactly what was inspected and what wasn’t, and what we’d suggest next.

FAQs for Jack's Hatch

Is Jack's Hatch within the area you cover?

Yes, we do. We survey roofs across London and South East England, and smaller places are part of that. Longer journeys are simply planned beforehand.

How do I find out if my home in Jack's Hatch is listed?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

What does the report include?

You get our findings in writing, part by part, with photos, finishing with recommendations. The most urgent items are made clear.

Does the weather affect the survey?

It depends on the weather and the survey. Strong wind or a downpour can make access unsafe and ground a drone, so we’d move the date with you.

Does the report include photographs?

Yes. The report includes photos of what we found, so you can see exactly what each finding refers to.

When does the report arrive?

The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. All of them come by email, ready to forward.

Do you test for asbestos?

No. Asbestos surveys and sampling aren’t something we do. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000.

Landlords, agents and block managers in Jack's Hatch

If you own several properties, surveys can be booked for more than one address. To arrange surveys for several addresses, phone 07833 053749 or send us an email with the addresses.

Businesses and commercial landlords can book us too, including offices, shops and units. Bigger roofs take more time, so they’re priced to suit.

Prices for chimney surveys in Jack's Hatch

Several things affect the price of a survey:

  • The package you choose: Basic, Standard or Premium
  • Height and safe access
  • The number of roofs, including extensions and garages
  • Roof area

Our price is from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, inc. VAT, and we can help you choose.

Getting in touch

To price your survey accurately, we’ll ask about:

  • What made you get in touch
  • The type of building and roof, such as pitched or flat
  • Any deadline, like an exchange date
  • Any stains, drips or damp patches you’ve seen indoors

Why get it checked now?

Most people never get a careful look at their chimney stacks. Problems often go unnoticed until damp appears inside. Surveying the stack now can catch problems first. Around Jack's Hatch, older homes frequently have old roof timbers, and water through a failed covering can rot timber if it is left.

A Basic Survey starts from £150, with VAT included. The Standard Survey starts from £250 and the Premium Survey from £400. We confirm the price for your survey before booking.

DIY checks: what’s safe

A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

The survey, step by step

You do not need to do much on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we will get on with the inspection. The survey itself takes between one and two hours for a house, and about three to four hours for a commercial roof. Somewhere like Jack's Hatch needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. On the day, we inspect whatever is safely visible, inside and out.

  1. You let us know whether any stacks are shared, unused or leaning.
  2. The flashings and the roof around each chimney are inspected.
  3. The top of each stack is checked for cracked flaunching and loose pots.
  4. We note the brickwork, pointing and any sign of leaning.
  5. The report explains the condition and which work is most urgent.

Before the survey

  • Clear the way to the loft hatch
  • If the roof is shared, arrange access with whoever manages the building
  • Note where any stains or damp appear

Spalled bricks, where the face has flaked off, are a sign of water and frost. We record any we can see.
