Gutter surveys near Langley

Rented homes, blocks and businesses

Freeholders and residents’ companies use a roof report to plan and budget, putting the urgent items at the top.

Managing agents and residents’ management companies use roof surveys to plan maintenance. The report sets out what needs attention now and what can wait, which helps when budgeting.

Gutter survey in Langley

Damp on walls, water marks under a valley or streaks down the brickwork often trace back to the gutters. We check whether gutters, outlets or downpipes are the likely source, as far as can be seen safely. Where the cause looks more like the roof covering or a flashing, the report says so, with a suggested next step. If you’ve noticed sagging gutters and loose brackets and blocked outlets and hoppers, a survey will tell you what’s going on.

Somewhere as small as Langley, homes are frequently older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are frequently old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it’s usually the chimneys and lead flashings that need work first.

If any part of the gutter couldn’t be seen safely, we say so in the report. You’ll know exactly what was inspected and what wasn’t.

Roof by roof

Cast iron gutters

A good many period homes still have cast iron rainwater goods. They last well when painted, but rust where the paint fails.

Box and secret gutters

Hidden gutters are a common source of leaks inside. We check the outlets, linings and overflows where safe.

What this survey can’t tell you

Without opening up the roof, some things stay hidden, and that sets some limits:

  • What’s behind fascias and inside walls
  • What’s hidden inside a downpipe
  • Pipes below ground level

Roofs we survey in Langley

  • Outlets and hoppers
  • Valley gutters
  • Eaves gutters
  • Downpipes
  • Parapet and box gutters
  • Fascias and soffits

Should I look at the roof myself first?

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date.

During heavy rain, look at the gutters from ground level or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.

Common roof problems in Langley

Gutter brackets work loose or corrode with age. A gutter full of wet debris is heavy and the extra load drags the gutter down. Lose the fall and water gathers in the dip, then overflows.

Problems we come across often include:

  • Choked outlets or hopper heads
  • Dripping or leaking gutter joints
  • Soffits marked by water
  • Gutters packed with leaves or moss

If you live in an older home near Church of St John the Evangelist, old fixings, lead flashings and tall chimneys are typical of older roofs.

What’s in a roof survey

The survey, step by step

Once we have finished looking, we write up our findings as a written report with photographs, sent to you by email. As for time on site, it usually takes roughly 1–2 hours at a house, depending on how many gutter runs and downpipes there are. Older rural homes like those around Langley can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can be seen safely.

  1. We start with what you’ve noticed, like damp or overflowing gutters.
  2. The eaves gutters, downpipes and fascias are looked at from ground level and windows.
  3. Valleys, parapets and box gutters are inspected where they can be seen safely.
  4. The roof space is checked for staining, where it can be reached safely.
  5. You receive a report with photos and recommendations.

Advice

Your questions about gutter surveys in Langley

Do you survey roofs for landlords with property near Audley End station?

Yes, landlords and agents are among the people we work for. Just phone 07833 053749 or drop us an email with the details.

Do you cover smaller places like Langley?

Yes, we do. We cover the whole of London and South East England, from towns to the smallest villages. The journey is planned ahead, so it is useful to know about access.

Can you survey a shared roof?

Yes, as long as access is agreed. The roof of a block or converted house is frequently shared, so the freeholder or managing agent needs to agree access. We inspect only the parts we’re allowed to reach.

Do you carry professional indemnity insurance?

Professional indemnity and public liability insurance cover our surveys. If you need details for a managing agent or a building owner, just ask.

How long have you been surveying roofs?

More than 5,000 surveys over 20+ years, across London and South East England.

Is a CCTV drain survey included?

No. We look at above-ground rainwater only, from the gutters to the bottom of the downpipes. If a drain below ground looks like the cause, the report says so.

Can you tell me if my old gutters contain asbestos?

No. We don’t carry out asbestos testing. Where gutters, downpipes or soffits could be asbestos cement, we flag them so a specialist asbestos surveyor can check before any work.

Clay tiles and timber weatherboarding mark out many of the older buildings in Essex, while many towns grew with post-war and newer estates. Whichever you have, the details that tend to fail before the covering itself get the closest look. What can be done to an older roof may depend on listing or a conservation area. The council is the place to check, along with Historic England’s list.
