Thermal imaging roof survey in Langley, Essex
We carry out thermal roof surveys in Langley and the rest of Essex. Surveys run on weekdays and at weekends.
- Heat escaping through the roof
- Water getting in at parapets and stacks
- Gaps in loft insulation
Thermal roof survey in Langley: what you get
On a flat roof, wet insulation holds heat longer than dry insulation. That means a wet area can show up as a different temperature from the rest of the roof. It helps us see how far water may have spread under the covering, which is hard to judge by eye. We then check those areas with moisture readings. We’re often asked to look into patches of heat loss across the roof and areas of a flat roof that may hold water, on loft conversions, ceilings below the roof and insulated roof spaces.
Some older homes in villages like Langley are listed or in a conservation area. Neither a drone survey nor a thermal survey involves any work on the roof, so it’s a gentle way to see the condition of an old roof, before anyone decides what work it needs. Check with the council before planning any work on a listed building or one in a conservation area.
You receive the findings by email, ready to forward to whoever needs them. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

What happens on the day
Before we start, let us know why you’ve booked: buying, a leak, storm damage, new work or just wanting to know where things stand. That way we can focus on what matters to you. Most visits take about 1–2 hours for a house, while a commercial roof takes nearer three to four hours. Cottages and farmhouses around Langley frequently have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can safely be seen.
- First we discuss the roof, any damp and the forecast for the visit.
- The roof is inspected visually from safe positions.
- Thermal images are taken across the roof and, where there’s safe access, in the loft.
- We take moisture readings where the images suggest a problem.
- Each image is set beside a normal photo and explained in the report.
Before we arrive
- Buyers: confirm access with the estate agent or seller
- Show us where any leaks or stains appear
- Move anything stored under the loft hatch

Should I look at the roof myself first?
A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.
If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.
Thermal roof surveys around Langley
In Essex, older buildings are often clay-tiled, many with weatherboarding, and a good many post-war and modern estates besides. Steep or complicated roofs are often hard to see from ground level, which is where close-up aerial shots and thermal images help. England has around 10,000 conservation areas and about 500,000 listed buildings. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so the council is the place to ask.
For any home in Langley, it’s the small, early fault that is cheapest to put right. For an older house near a landmark like Church of St John the Evangelist, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement.
Langley is about 6 miles west of Saffron Walden, in Essex. In Langley, as across Essex, every roof gets the same careful survey. Langley is one of the towns and villages in Essex we cover for thermal roof surveys. You can also see our page for Chelmsford.

When you need someone else
Without opening up the roof, some things stay hidden, and that sets some limits:
- Seeing water directly, as the camera shows temperature, not moisture
- A structural engineer’s assessment
- Reliable images in rain, strong wind or on a wet roof surface
If in doubt, ring 07833 053749 or drop us an email and we will suggest the right survey. What a survey covers and doesn’t.

Questions from Langley
Does a conservation area affect roof work in Langley?
Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.
Will you come out to Langley?
Yes. Langley is within the area we cover, which takes in towns, villages and rural addresses. We survey roofs across London and South East England. Let us know about access, parking and anything unusual about getting there as you book.
How quickly is the report sent?
It depends on the package: the Basic Survey report arrives within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey the same day. The report is emailed to you.
Can you give me structural calculations?
No. Visible signs such as deflection or sagging are recorded, but calculations and an engineer’s opinion are outside what we do. The report will say if you need an engineer.
How much does a thermal roof survey cost?
It is part of the Premium Survey, from £400. You also get an in-person consultation and a 12-month follow-up. Larger commercial roofs are quoted for their size.
Will you fly a drone over my roof?
Where it helps and the rules allow, yes. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and the airspace and weather are checked before every flight.
How do I book a survey in Langley?
To book, phone 07833 053749 or email us with the address, the type of property and what’s prompted the survey. We will confirm the price and find a day that suits.
Leave it or get it looked at?
Repeated repairs that don’t stop a leak are a sign the source hasn’t been traced. Thermal imaging with moisture readings can help narrow it down, instead of trying repair after repair. For an older or listed building in a place like Langley, repairs may need matching materials and consent, so leaving a defect until it’s urgent leaves less time to plan.
The Premium Survey includes thermal imaging and drone inspection where it applies, which starts from £400, inc. VAT. We can help you choose the package that fits what you want to find out.

Before and after the survey
You don’t need to be a roofer to help. What helps most:
- Check from the ground or a window, never by climbing
- File the images with your roof records
- Clear leaves from outlets and gutters each autumn
- Keep a record of when stains appear
If the images suggest moisture that cannot be confirmed, we’ll say what would help next, such as electronic leak detection or opening up a small area.
Keep outlets and gutters clear so water drains off the roof quickly. Less standing water means less chance of it getting under the covering.
