Thermal roof survey in Wicken Bonhunt
A thermal survey can point to places where heat is escaping through the roof. Gaps in loft insulation and poorly insulated areas can stand out on the images. The difference shows most clearly when it’s warm inside and cold outside. The report shows the images and explains what they may mean. We do not give energy ratings or heat loss calculations. Typical surveys look at areas losing heat at the eaves and junctions and damp that repairs haven’t cured, across ceilings below the roof, commercial roofs and loft conversions.
Somewhere as small as Wicken Bonhunt, older roofs are often steep and partly hidden by trees or outbuildings. A drone and a thermal camera each give a view you can’t get from ground level. Weather and airspace are looked at before the visit, and the journey is planned in advance. Steep slopes and tall chimney stacks are where a close-up view adds the most.
The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

Should I look at the roof myself first?
After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date.
Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can point to a blockage or a sagging run.
What we look for on each type of roof
Pitched slate and tile roofs
Even on pitched roofs, the camera can point to heat loss and some damp. We explain what can and cannot be read from them.
Loft insulation
Heat loss shows most clearly when it is warm inside and colder outside. Our report notes how the conditions affected the images.
What we’re asked to look at in Wicken Bonhunt
Some defects simply cannot be seen with the eye. Trapped moisture, missing insulation and hidden heat loss are three examples. A thermal camera adds another way of finding them.
Signs worth acting on include:
- Ceilings that feel colder in places
- Thin or uneven insulation in the roof
- Areas of a flat roof that may hold water
- Leaks far from where the stain appears
Anyone responsible for a site like Joyce Frankland Academy will know that a view from above covers a wide roof far faster than walking it.
Before booking any roof surveyor
- Whether you get a written report with photos
- Which limits apply to the survey
- What follow-up you get after the report
- If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
Before and after the survey
Here are a few things we’d tell any owner:
- Do not switch the heating off ahead of the visit
- Clear leaves from outlets and gutters each autumn
- Note where damp appears and after what weather
- Keep the report to compare against after any repair
You also get an in-person consultation with a Premium Survey, so you can go through the images with us. A follow-up 12 months later is included as well.
Keep outlets and gutters clear so water drains off the roof quickly. Less standing water means less chance of it getting under the covering.
Questions from Wicken Bonhunt
Do you carry out roof surveys in Wicken Bonhunt?
Yes. We cover the whole of London and South East England, and Wicken Bonhunt is part of that. Just phone 07833 053749 or email us and let us know about the property, and we’ll talk through which survey suits.
Is Wicken Bonhunt within the area you cover?
Yes, we do. Our area covers London and South East England, and smaller places are part of that. Longer journeys are simply planned ahead of time.
Can you check my loft insulation with a thermal camera?
It can show temperature patterns that point to missing or thin insulation. It shows most clearly when it is warm inside and cold outside. Where we can reach the loft safely, we check there too.
Do I need to be at home?
That depends on the survey. Inside the building and in the loft, we need someone to let us in.
Can you do a thermal survey in any weather?
Conditions on the day have a big effect on what the camera can show. Dry, calm weather after some sun gives the best chance of clear images. Our report notes the conditions and how they affected the findings.
Do you use drones?
Yes, where it applies and safe. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.
I live in a flat. Can you survey the roof?
Yes. Shared roofs just need a little more planning. Let us know about it when booking and we will plan the survey around it.
Airspace, weather and Wicken Bonhunt roofs
Weatherboarded walls and clay tile roofs are typical of older Essex buildings, while many towns grew with post-war and newer estates. Where a roof is steep, tall or hard to see from the ground, drone photos and thermal images add detail. Audley End House, about 3.7 miles north-east, is one of the historic houses in the wider area around Wicken Bonhunt. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first.
Take an older house close to Church of St Margaret: thin or patchy insulation under an old roof often shows up clearly on a thermal image.

What we cannot see
Before booking, it’s worth knowing what a survey won’t do:
- Structural calculations, which need a structural engineer
- Insulation values or heat loss calculations
- Confirming water without moisture readings
If in doubt, phone 07833 053749 or drop us an email and we’ll point you to the right survey before booking. The full list of what we check.
Roof types and parts we check
- Flat roofs
- Ceilings below the roof
- Commercial roofs
- Loft conversions
- Pitched roof slopes
- Insulated roof spaces
How the survey works
Safety comes first on every visit. We inspect what can safely be seen, and anything we can’t see is noted in the report. Most visits take between one and two hours for most homes, plus time to check any thermal findings with moisture readings. In a hamlet or village like Wicken Bonhunt, a postcode does not always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.
- We go through the roof, the problem and the weather expected on the day.
- The roof is inspected visually from safe positions.
- We take thermal images of the roof and of the loft where we can reach it.
- Patterns that stand out are checked with moisture readings.
- Each image is set beside a normal photo and explained in the report.
Getting ready for the survey
- If you are buying, let the agent know when we’re coming
- Keep pets inside or away from the areas we’re looking at
- Gather any invoices or paperwork from past roof work
