Pre-purchase roof survey in Langley, Essex
Pre-purchase roof surveys in Langley and the rest of Essex. Surveys run on weekdays, Saturdays and Sundays.
- Signs of past leaks inside the loft
- Standing water on a flat extension roof
- Lead that has worked loose at a wall or chimney
For landlords and managing agents
Surveys can also be booked by buyers’ agents acting for a client. Reports are emailed, so they’re easy to pass on.
An agent can book and manage the survey for a landlord, with the report sent to whoever needs it. Access is agreed with the tenant in advance.
Pre-purchase roof survey in Langley
Tall, steep or hidden roofs are hard to judge from the street. Our Premium Survey includes thermal imaging and, where it applies, a drone inspection, and the report arrives the same day. Where a flight isn’t possible, because of airspace rules or the weather, we tell you and inspect from every other safe vantage point. We survey flat-roofed extensions and dormers, lead flashings and valleys and natural slate, and people most often book us about ponding, blisters or splits on a flat roof and cracked flaunching or crumbling chimney pointing.
For a small place like Langley, the visit is planned like any other: it just means planning the journey and access beforehand. If there are outbuildings with roofs you want checked, mention them as you book, so the visit can be planned around them. Whether you are buying or checking new work, the same care goes into it. Weekday and weekend visits are both available.
We write the report in plain English, so it makes sense without any roofing background. Each point is backed by a photograph where possible, and recommendations are put in order of urgency where relevant.

The survey, step by step
Every visit follows the same pattern: we hear what you’ve seen, look at the roof from every safe viewpoint, take photographs as we go and record our findings for the written report. It normally takes between one and two hours at a typical home, and more on a big or complicated roof. Rural addresses near Langley can be hard to find from a postcode alone, so a few directions are welcome. After that, the survey runs as it would anywhere.
- After your offer is agreed, you book and share your timetable.
- Access to the house and the loft space is agreed beforehand.
- The visit begins outside, from ground level and any safe vantage points.
- We then look from upstairs windows and inside the loft where it’s safe.
- You get a written report with photos and recommendations before you exchange.
Before the survey
- Check pets are kept safely away
- Tell us about any leaks, stains or damp patches you know of
- Have any questions written down, so nothing gets missed

Questions from Langley
Do you carry out roof surveys in Langley?
Yes. We work right across London and South East England, and Langley is part of that. You can ring 07833 053749 or send us an email with the address and some details.
Is Langley within the area you cover?
Yes, we do. Our area covers London and the South East, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.
When is the best time to have the roof checked when buying?
Once your offer has been accepted, and before exchange. That gives you time to use the findings, whether that means asking questions or negotiating.
When will the report arrive?
Premium reports arrive the same day, Standard reports within 24 to 48 hours and Basic within 48 hours. Reports are emailed with photos included.
Which days do you carry out surveys?
Visits run seven days a week in the daytime. Let us know your preferred days as you book.
Does your survey replace a RICS home survey?
No. Our survey looks at the roof only, and it is not a RICS home survey. It complements one rather than replacing it.
How many surveys have you done?
More than 5,000 surveys over 20+ years, across London and South East England.
What we look for on each type of roof
Natural slate
Natural slate can last 100 years or more, but the nails holding it corrode long before that. Slipped or missing slates are a sign of ‘nail fatigue’.
Gutters and parapets
The rainwater system keeps water off the walls. Leaking joints, sagging lengths and blockages are all noted.
Common roof problems in Langley
Asbestos was banned in UK construction in 1999. Cement roof sheets, soffits and flue pipes are typical places to find it. We do not carry out asbestos surveys, but we flag materials that might so a specialist asbestos surveyor can check before anything is disturbed.
A survey can pick up problems such as:
- Bitumen or mortar used in place of proper repairs
- Standing water on a flat extension roof
- Sagging ridge lines or uneven roof slopes
- Signs of past leaks inside the loft
The streets around a church such as Church of St John the Evangelist are often among the oldest in a place, and if your house is among the older ones nearby, the roof may have had decades of patch repairs, and the survey shows where they are.
What to check before booking
- Whether the loft space is looked at, where there is one
- Is VAT included in the price?
- When you will get the report
- What happens after the report arrives
Pre-purchase roof surveys around Langley
If the drone is used for your survey, the flight is checked against the Drone Safety Map first. Listing and conservation areas can both shape what roof work is allowed on an older home. The council is the place to check, along with Historic England’s list.

What happens if roof problems are left?
A mortgage valuation isn’t a roof survey. It looks at whether the property is suitable security for the loan, not at the condition of each slate and flashing. Our survey is done for you, and the report is written for you to use. In a place like Langley, a barn or garage roof left to fail puts whatever is inside at risk. A quick look before winter can save a lot.
