Drone roof surveys near Langley

What we do, step by step

The aim of the visit is simple: to look at the roof as closely as is safe and record what we find. Notes and photographs go into the written report. It usually takes about 1–2 hours for most houses, while a commercial roof takes nearer three to four hours. Older rural homes like those around Langley can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can safely be seen, and anything we cannot see is noted.

  1. We start by making sure a drone flight makes sense for the roof.
  2. We agree a date, including weekends, subject to the weather.
  3. We fly over the roof, keeping the camera on the property we’re surveying.
  4. If the loft can be reached safely, it’s checked too.
  5. The report sets out what we found, with photos and recommendations.

Preparing for the visit

  • Keep pets inside or away from the areas we are looking at
  • If you’re buying, check with the agent that we can get in
  • Leave a clear route to the loft

Booking a survey

If you’re buying, it helps to book soon after your offer is accepted, so there is time to use the report before exchange. For any other survey, just ring 07833 053749 or send us an email when you are ready.

Drone roof surveys for homes and businesses in Langley

Drone surveys suit tall houses, blocks of flats, steep roofs and large commercial roofs. They’re useful where walking on the roof could damage it or isn’t safe. You get close-up views without anyone setting foot on the roof. Before the visit, we check the address for any airspace restrictions that apply. If a drone is not the right tool, we will say so. If you are worried about ridge and hip pieces working loose and storm damage on steep or tall roofs, a survey will tell you what’s going on.

Somewhere as small as Langley, older roofs are frequently steep and partly hidden by trees or outbuildings. A drone and a thermal camera each give a view you cannot get from ground level. Both the forecast and the airspace are checked first, and the journey is planned beforehand. Steep slopes and tall chimney stacks are where a close-up view adds the most.

After the visit, you get a photo-illustrated written report, emailed to you. It explains the condition of the roof, the defects we found and what we recommend.

Roof by roof

Valleys and parapet gutters

When a parapet outlet blocks, water can come inside. We check outlets and photograph any build-up.

Flat roofs on tall buildings

Flat roof coverings wear out at different rates. We record the signs of age we can see.

Langley: your questions answered

Will you come out to Langley?

Yes, we do. We survey roofs across London and the South East, from towns to the smallest villages. Longer journeys are simply planned in advance.

Is drone flying allowed in Langley?

Typically it comes down to two things: the airspace at the address and the weather. Before any flight, we check the Drone Safety Map for airspace restrictions. High wind or heavy rain also stops a small drone flying.

How much does a drone roof survey cost in Langley?

Drone roof survey starts from £400, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, inc. VAT.

Is it the same as a RICS Level 2 or Level 3 survey?

No. Our survey looks at the roof, not the whole building. For the rest of the building, a RICS home survey is a separate job.

Do I have to be there for the survey?

Not always. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.

Do you need to get into the loft?

If it is needed and safe to reach, yes. We look for staining, damp, daylight and signs of movement.

How soon will I get the report?

Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. All of them come by email.

What affects the cost of drone roof surveys

Prices always include VAT. The things that change the price are:

  • Basic, Standard or Premium
  • Whether it is a home or a commercial building
  • Whether thermal imaging or a drone is needed
  • How tall the building is and how easy the roof is to see

Our price is from £400, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we can help you choose.

What to tell us when you get in touch

You don’t need to know any roofing terms. It’s enough to tell us:

  • Any deadline, like an exchange date
  • The type of building and roof, like pitched or flat
  • Pictures from the garden or a window, if you have them
  • The reason for the survey, like buying, a leak or storm damage

Booking is simple: just phone 07833 053749 or send us an email and give us a few details about the property and we will point you to the right survey. We confirm the price before anything is booked.

Checking the roof from the ground

The one thing to avoid is getting up close. Roofs are fragile and slippery. That part is for a survey.

A DIY look is useful, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level.

What we can’t see

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • The underside of the roof (that needs an inside check)
  • Flights in a restricted zone without permission
  • Roofs and gardens beyond the one we are surveying

Not sure which survey suits your roof? You can phone 07833 053749 or use the contact form and we’ll tell you before booking. What our survey covers.

Roof types and parts we check

  • Valleys and parapet gutters
  • Chimney stacks
  • Fragile roofs
  • Flat roofs on upper floors
  • Large and complex roofs
  • Tall and steep roofs

Useful tips for Langley property owners

You do not need to be a roofer to help. Here’s what helps most:

  • A word with neighbours beforehand helps
  • Clear the loft hatch so we can check inside too
  • Mention anything you’ve noticed on the roof
  • Be ready to move the date if the weather turns

We email the report to you, including the close-up photos taken by the drone. Each finding is explained in plain words, and recommendations are ranked by urgency where that helps.

After a storm, check from the garden and the street. Pieces of slate or tile on the ground mean something has moved. A drone survey can show what has shifted.

Flying and imaging in Langley

We fly a sub-250g drone and are a CAA-registered drone operator (Flyer ID and Operator ID). Flights in the open category stay under 120 m (400 ft), with the drone kept in sight. Listing and conservation areas can both shape what roof work is allowed on an older home. Your council and Historic England’s list will tell you where you stand, before anyone quotes for re-roofing.

Whatever the street in Langley, a roof costs least to look after when faults are caught early. If you live in an older home near Church of St John the Evangelist, steep roofs, tall chimneys and hidden valleys can be hard to see from the ground, and that’s where a view by drone or thermal camera helps.
