Drone roof surveys for homes and businesses in Starling's Green
Neighbours’ privacy matters on every flight. We keep the camera on the roof we are surveying, not on gardens or windows next door. If your roof is joined to a neighbour’s, it’s worth letting them know about the visit. We inspect only what the owner has asked us to. Each flight is kept short and stays focused on the roof we are there to survey. Common reasons to book are blocked valleys and parapet gutters and moss building up on slopes and in gutters, across fragile roofs, large and complex roofs and tall and steep roofs.
Somewhere as small as Starling's Green, older roofs are frequently steep and partly hidden by trees or outbuildings. Close-up drone photos and thermal images help show what can’t be reached safely. Both the forecast and the airspace are checked first, and the journey is planned beforehand. Older roofs with steep slopes and tall chimneys are where the extra view helps most.
You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

Drones, thermal imaging and Starling's Green roofs
Before any flight, we check the Drone Safety Map for airspace restrictions, including zones around airports and prisons. Older buildings may be listed or sit in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. Re-roofing in different materials may need permission there.
Anyone responsible for a site like Clavering Primary School will know that thermal images can show where wet insulation sits under a big flat roof.

Common questions in Starling's Green
Are there drone restrictions around Starling's Green?
That depends on where the roof is and on the weather. Every flight is checked against the Drone Safety Map first, including zones around airports and prisons. A small drone cannot fly safely in strong wind or a downpour.
How do I find out if my home in Starling's Green is listed?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
What do I do with the report?
The report arrives by email. The Standard Survey includes a follow-up consultation, and the Premium Survey an in-person consultation, so you can talk the findings through.
Will you walk on the roof?
Only when it is safe. Most of what we need can be seen from safe viewpoints, the loft and, where applicable, a drone.
What if it rains on the day?
Light rain is typically fine; heavy rain and wind are different. High wind or heavy rain can make access unsafe and ground a drone, so we’d move the date with you.
Is this a RICS survey?
No. We check the roof, not the whole building, and it isn’t a RICS Level 2 or Level 3 survey. Many buyers have both.
How long does the survey take?
Expect it to take about one to two hours at a house, including the airspace and weather checks before take-off. The written report follows by email.
Why get it checked now?
Leaving a high roof unchecked means relying on what you can see from below. A drone replaces that guesswork with clear photographs. Seeing the problem makes it easier to decide what to do. Outbuildings and barns around Starling's Green are easy to forget, but a failed roof there can spoil what’s stored inside. A quick look before winter can save a lot.

The survey, step by step
We look at the roof from outside and, where it’s relevant and there’s safe access, from inside the loft space too. Inside, we look for staining, damp, gaps and signs of movement. The whole visit normally takes between one and two hours at a house, including the airspace and weather checks before take-off. For a village or hamlet like Starling's Green, the journey is planned ahead of time: let us know about lanes, gates and parking. The roof is looked at from ground level, from windows, from the loft where there is safe access and from the roof where it is safe.
- We start by making sure a drone flight makes sense for the roof.
- A visit is booked for a weekday, Saturday or Sunday, weather permitting.
- We fly over the roof, keeping the camera on the property we’re surveying.
- If the loft can be reached safely, it’s checked too.
- You get photos, findings and clear recommendations.
Preparing for the visit
- Have keys ready for side gates, garages or roof access doors
- If you are buying, check with the agent that we can get in
- Have any questions written down, so nothing gets missed
Booking a survey
If you are buying, it is useful to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. For any other survey, just call 07833 053749 or email us when you’re ready.
Advice
Do you need a drone roof survey in Starling's Green?
Big commercial and industrial roofs cover a lot of ground. The drone covers the surface area by area, showing patterns of wear that are hard to spot up close. You see the whole roof, not just the parts near an access point.
Here are some of the things we see often:
- Ridge pieces that have lifted
- Lead work pulling away at abutments
- Blocked valleys and parapet gutters
- Moss building up on slopes and in gutters
If your home is one of the older ones in the streets near Church of St Mary and St Clement, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement.
Choosing a roof surveyor
- How soon the report will arrive
- Which viewpoints they use to see the roof
- What follow-up you get after the report
- If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
What a drone roof survey doesn’t cover
Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- A structural engineer’s report
- Anything inside the loft or under the coverings
- A flight where airspace permission is refused
If in doubt, phone 07833 053749 or drop us an email and we’ll suggest the right survey before booking. What our survey covers.

Roof by roof
Large commercial roofs
Fragile roof sheets and roof lights can be dangerous to walk on. With a drone, nobody has to go near them.
Chimney stacks
Leaning stacks and loose pots are easier to judge from above. We record what we find with photos.
