Drone roof surveys for homes and businesses in Berden
They suit tall buildings, steep or large roofs and roofs that are hard to see from the ground. They’re useful where walking on the roof could damage it or isn’t safe, like old slate, clay tiles or cement sheets. You get close-up views without anyone setting foot on the roof. Before the visit, we check the address for any airspace restrictions that apply. If a drone is not the right tool, we’ll say so. If you’ve noticed loose ridge and hip tiles and lead work pulling away at abutments, a survey will tell you what’s going on.
Older buildings in small places like Berden may be listed or in a conservation area. A look from above or with a thermal imager doesn’t touch the roof, so it’s a gentle way to see the condition of an old roof. Check with the council before planning any work on a listed building or one in a conservation area.
How fast the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

How the survey changes by roof type
Valleys and parapet gutters
Blocked outlets in hidden gutters cause many leaks. We check outlets and photograph any build-up.
Flat roofs on tall buildings
Flat roof coverings wear out at different rates. Photos show how the covering is wearing.
Practical tips
Most of what helps is simple and safe from the ground. A few suggestions:
- Clear the loft hatch so we can check inside too
- Tell next door if the drone will be near their property
- Shut pets inside while we fly
- Give us the full address so we can check the airspace
The report gives any roofer you ask to quote a clear brief. They’ll see exactly where each defect is.
Have high or hard-to-reach roofs surveyed every few years. Regular photos make changes easy to spot, and early repairs keep water out.
DIY checks: what’s safe
A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.
Signs you need a drone roof survey in Berden
The top of a stack is the most exposed part of many roofs. Cracked flaunching, loose pots and eroded pointing are often invisible from below. Close-up drone photos show their condition.
Here are some of the things we see often:
- Lead work pulling away at abutments
- Blocked valleys and parapet gutters
- Storm damage on steep or tall roofs
- Vegetation in valleys and gutters
In and around Berden, as anywhere, a roof is easiest to deal with when its problems are found early.
What to check before booking
- What experience they bring
- Will the report include photos?
- How they plan to inspect the roof safely
- Whether the loft space is looked at, where there is one
How it works
Before we start, tell us why you’ve booked: buying, a leak, storm damage, new work or just wanting to know where things stand. That way we can focus on what matters to you. The visit typically takes about 1–2 hours for most homes, with the pre-flight checks included, and longer for big commercial roofs. Somewhere as small as Berden, access is often the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.
- We start with the address and what you’d like checked.
- Airspace restrictions are checked and permission sought where needed.
- We assess the conditions and the take-off spot first.
- We fly the sub-250g drone close to the roof and photograph each area.
- You receive a written report with the photos and our recommendations.
Before we arrive
- Check pets are kept safely away
- If you’re buying, check with the agent that we can get in
- If the roof is shared, arrange access with whoever manages the building

What a drone roof survey looks like in Berden
Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. A drone or thermal camera adds most on the steep, tall and hidden parts of roofs like these. If your home is older, it is worth knowing whether it’s listed or in a conservation area before planning roof work. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area.
The streets around a church such as St. Nicholas Church are frequently among the oldest in a place, and if you own one of the older houses nearby, steep roofs, tall chimneys and hidden valleys can be hard to see from the ground, and that’s where a view by drone or thermal camera helps.

Berden questions
Will you come out to Berden?
Yes, Berden is on our map. Villages and rural addresses get the same survey as a town house.
Is my home in Berden listed or in a conservation area?
We can’t confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case.
How do I book a survey in Berden?
To book, ring 07833 053749 or drop us an email and tell us the address and what you need to know. We’ll confirm the price and find a day that suits.
Do you take photos of the roof?
Yes, plenty. Each finding is shown in a picture where possible, which makes the report easy to follow.
Is it a structural engineer’s report?
No. We’re roof surveyors, not structural engineers. We will recommend an engineer if we see signs that call for one.
Will you photograph next door’s garden?
No, the camera is kept on your roof. Next door’s windows and gardens are kept out of shot as far as possible. A quick word with the neighbours is a good idea.
Does this replace a RICS home survey?
No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.
Leave it or get it looked at?
Leaving a high roof unchecked means relying on what you can see from below. Close-up photos show what’s really there. It’s far easier to plan work when you can see the problem. Older cottages and farmhouses around Berden can have roof timbers that have been there a very long time, and water through a failed covering can rot timber if it’s left.
Prices start from £400, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included.
