About our chimney survey in Starling's Green
Chimney stacks take more weather than almost any other part of a house. Over the years, the flaunching cracks, the pointing wears and flashings lift. That lets water into the brickwork, which can show up as damp on a chimney breast or in the roof space. We record what we find with photos and recommendations. Typical surveys look at damp patches on chimney breasts and mortar washing out of the joints, on chimney breasts, chimney pots and cowls and lead flashings.
Somewhere as small as Starling's Green, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, frequently with chimneys that have stood a long time. We report on whatever is safely visible, and thatch is a specialist material. On older roofs, it’s normally the chimneys and lead flashings that need work first.
You can share the report with anyone who needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent, whichever applies.

Your questions about chimney surveys in Starling's Green
Does a conservation area affect roof work in Starling's Green?
For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you are planning to re-roof in a different material.
Do you cover smaller places like Starling's Green?
We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.
How many surveys have you done?
We’ve been surveying roofs for over 20 years and have completed over 5,000 surveys across London and South East England.
Will you check the loft?
If the survey needs it and the loft space can be reached safely, yes. A clear path to the hatch helps, and if the loft can’t be reached safely, the report says so.
When does the report arrive?
It depends on the package: the Basic Survey report arrives within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey the same day. Reports are sent by email.
Can you survey a shared roof?
Yes, once whoever controls the roof agrees access. On a shared roof we can only inspect the parts we’re allowed to reach, and the report makes that clear.
Why is my chimney breast damp?
Typically it is water getting in from outside, or condensation in a sealed stack. We check the stack, the flashings and how unused flues are capped and records the likely cause.
Can I check my roof myself?
If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.
After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, as it helps a surveyor trace the cause.

Chimney surveys in Starling's Green: local notes
Older buildings in Essex frequently have clay tiles and weatherboarding, while many towns grew with post-war and newer estates. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. Before planning roof work on an older home, find out whether it is listed or in a conservation area. Changes that affect a listed building’s special interest need listed building consent, and councils can also use Article 4 directions to control changes in conservation areas.
Landlords with a home close to Newport (Essex) station may find that a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. For site and facilities teams at buildings such as Clavering Primary School, large buildings have long gutter runs and big roofs that need checking like any other. The streets around a church such as Church of St Mary and St Clement are often among the oldest in a place, and if you own one of the older houses nearby, its chimney, valleys and lead work are likely to be the parts that need attention first.

Why it is worth a survey now in Starling's Green
For a buyer, the best time to learn about a chimney is before exchange. After that, any work is yours to arrange and pay for. Our report gives you facts to raise with the seller or agent. Where a roof is exposed, as many are in small places like Starling's Green, driving rain gets into any weakness, and damp in older walls is slow to dry out.
Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, including VAT. The roof’s size, height and access matter as well.

The survey, step by step
It helps to start with what’s prompted the survey: buying, a leak, storm damage, new work or just wanting to know where things stand. It helps us focus on what matters most to you. Most visits take about 1–2 hours for most homes, a little longer where there are several stacks. Older roofs in small places like Starling's Green can have low, tight loft spaces, so tell us about the loft hatch and any ladder. We only go where it’s safe.
- First you let us know about the chimneys, any damp on the chimney breasts and any worries.
- We inspect each stack from safe viewpoints outside.
- The pots, cowls, flaunching, pointing, brickwork and flashings are checked and photographed.
- Where there is safe access, we look at the stack in the loft and the chimney breasts for damp.
- You get a photo-illustrated written report and our recommendations.
Preparing for the visit
- If it is not your property yet, arrange access through the agent
- Have any paperwork from past roof work to hand
- Let us know about any leaks, stains or damp patches you know of
