Chimney surveys for homes and businesses in Clavering

Many terraced and semi-detached homes share their chimney stacks with a neighbour. We check everything that’s safely in view and what the owner gives us access to. If a defect appears to be on the neighbour’s side, we note it and you can then discuss it with them. You get a report with photos and our recommendations. If you’re worried about unused flues sealed without airflow and gaps where the stack meets the roof, a survey will tell you what’s going on, whatever the roof.

Older buildings in small places like Clavering may be listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. A roof report helps you plan work with that in mind. Where a building is listed, matching the existing roof materials is frequently expected.

The report does not just list problems. For each finding, it explains what it is, why it matters and what we’d recommend, so you can decide what to do next.

Local roofs in Clavering

Clay tiles and timber weatherboarding mark out many of the older buildings in Essex, and lots of post-war and modern estates besides. Knowing the covering helps explain which parts of a roof are likely to need work first. What can be done to an older roof may depend on listing or a conservation area. The council is the place to check, along with Historic England’s list.

For site and facilities teams at buildings such as Clavering Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. If you own a rental within reach of Newport (Essex) station, the gap between tenancies is a good time to have the roof looked at.

What we cannot see

Before booking, it’s worth knowing what a survey won’t do:

  • Areas we cannot view from safe positions
  • Flue inspections or sweeping
  • Gas safety checks, which need a Gas Safe registered engineer

Not sure which survey suits your roof? You can call 07833 053749 or email us and we will tell you. The full list of what we check.

What this survey covers

  • Flaunching
  • Shared and party-wall stacks
  • Brick chimney stacks
  • Lead flashings
  • Chimney pots and cowls
  • Chimney breasts

Surveys for landlords and agents in Clavering

Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work.

Letting agents often book on a landlord’s behalf. We agree a time with the tenant beforehand.

How we price chimney surveys

Our packages start from £150, including VAT. The price for your roof depends on:

  • Extensions, dormers and garages with roofs of their own
  • Whether it’s a home or a commercial building
  • Chimneys, valleys, parapets and other details
  • The package you choose: Basic, Standard or Premium

The Premium Survey includes thermal imaging and drone inspection where applicable, from £400 inc. VAT. We will tell you which package suits the questions you have.

Helping us price your survey

If you can, have these to hand when you get in touch:

  • Pictures from the garden or a window, if you have them
  • The property’s address and postcode
  • What made you get in touch
  • Access details, such as a loft hatch or a shared roof

To arrange a survey, phone 07833 053749 or use the contact form and tell us the address and what’s prompted the survey. We’ll confirm the price before you book.

Signs you need a chimney survey in Clavering

Removing a chimney breast inside can leave questions about how the stack is supported. We record what we can see in the loft and outside, and recommend a structural engineer where support is in question.

A survey makes sense if you’ve noticed:

  • Signs that a stack is leaning
  • Damaged chimney pots and cowls
  • Unused flues sealed without airflow
  • Damp patches on chimney breasts

If your house is among the older ones in the streets near Church of St Mary and St Clement, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

Questions to ask before you book

  • What follow-up you get after the report
  • When you will get the report
  • How much experience they have with roofs like yours
  • Whether VAT is added on top

What a roof survey includes

DIY checks: what’s safe

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.

How it works

When we arrive, we start by asking what you’ve noticed and what you’d like to know. After that, we look at everything we can see safely. The survey usually takes between one and two hours for most homes, a little longer where there are several stacks. Older rural homes like those around Clavering can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints.

  1. You tell us whether any stacks are shared, unused or leaning.
  2. We check the roof around each stack, including the flashings.
  3. The top of each stack is checked for cracked flaunching and loose pots.
  4. We note the brickwork, pointing and any sign of leaning.
  5. The report explains the condition and which work is most urgent.

How to prepare

  • Keep pets in another room
  • Move anything stored under the loft hatch
  • If the roof is shared, arrange access with whoever manages the building

FAQs for Clavering

I let a flat near Newport (Essex) station. Can you check the roof?

Yes, that is a common request. We just need to know who will give access, and we can send the report to you or your agent.

Do you cover smaller places like Clavering?

Yes, we do. We work right across London and South East England, from towns to the smallest villages. The journey is planned ahead, so it helps to know about access.

Do you look in the loft space?

Where it is relevant to the survey and there’s safe access, yes. A clear path to the hatch helps, and if the loft can’t be reached safely, the report says so.

When does the report arrive?

It depends on the package: the Basic Survey report arrives within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey the same day. The report is emailed to you.

What does a chimney survey cover?

The survey covers the pots and cowls, the flaunching, the pointing, the bricks and the flashings. Inside, we look for damp on chimney breasts and in the loft where there’s safe access. You get a written report with photos.

What should I do with a chimney I don’t use?

There’s no single answer. The survey shows its condition and how it’s been capped. If you are thinking of removing it, check with the council first in a conservation area or on a listed building.

Will I get photos?

Yes, every report has them. Pictures sit next to the findings they show.
