Thermal roof surveys around Little Parndon

Clay tiles and timber weatherboarding mark out many of the older buildings in Essex, and a good many post-war and modern estates besides. Older coverings on steep or tall roofs are hard to judge from below, so close-up photos from the air and thermal images help. England has around 10,000 conservation areas and about 500,000 listed buildings. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so the council is the place to ask.

For an older house near a landmark like Church of St Mary, older roofs can be steep and hard to see from the street, which is where aerial photos and thermal images help. If you look after a building such as Little Parndon Primary School, big roofs are where photos from the air and thermal images show the most at once.

How a thermal roof survey works in Little Parndon

On a flat roof, wet insulation holds heat longer than dry insulation. That means a wet area can show up as a different temperature from the rest of the roof. This can give an idea of how far water has travelled beneath the membrane, which is hard to judge by eye. Moisture readings are then used to check what the camera suggests. If you are worried about water getting in at parapets and stacks and damp that repairs haven’t cured, we can find out what’s behind it, whatever the roof.

Older cottages and houses around Little Parndon may have little insulation, and some have extensions with their own roofs. Thermal patterns and close-up photos together give a fuller picture of the roof. Findings are checked with moisture readings where needed. Calm, dry weather suits both methods, so the date is set with the forecast in mind.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

Before and after the survey

A little preparation and a few simple habits help. Our tips:

  • Let us know where and when you’ve seen damp or stains
  • Keep outlets and gutters clear to stop water sitting
  • Keep dated photos of any marks on ceilings
  • Check the loft can be reached safely

If you’re buying, the report gives you specific points to raise with the seller or agent. It is your decision how to use it, whether that is asking for work or discussing the price.

Check that loft insulation is laid evenly and hasn’t been pushed aside. Insulation is frequently moved when people work in the roof space.

What we look for on each type of roof

Pitched slate and tile roofs

Slate and tile roofs are often harder to read with a thermal camera, because of the air space beneath. We combine the images with an inspection from the loft where there is safe access.

Loft insulation

Insulation frequently gets moved during work in the loft. Thermal images can show where it has been pushed aside.

Why get it checked now?

Buyers get extra information from thermal images that the eye can miss. Hidden problems found before exchange can be raised with the seller or agent. In a smaller place like Little Parndon, wherever a roof is exposed, a loose ridge or flashing does not stay loose for long. Wind gets under it and lifts more, and water follows.

What affects the cost of thermal roof surveys

When we price a survey, we consider:

  • Which survey package you book
  • How big the roof is
  • The use of thermal imaging or a drone
  • How tall the building is and how easy the roof is to see

Prices start from £400, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we will tell you which fits.

Getting in touch

There is no need for technical words. Just let us know:

  • Any marks or damp showing indoors
  • The address and postcode of the property
  • Any photos you have, taken from the ground or a window
  • Whether there’s a loft hatch, a shared roof or tricky access

Surveys can be booked for weekdays, Saturdays or Sundays. To find a date that works for you, phone 07833 053749 or use the contact form.

The survey, step by step

The visit has one job: to see as much of the roof as can be seen safely and record it clearly. Notes and photos go into the written report. The visit normally takes roughly 1–2 hours for most homes, plus time to check any thermal findings with moisture readings. A visit to a smaller place like Little Parndon is no different on the day: outside, inside and from any safe vantage point, in that order. It’s useful to show us anything you’ve already noticed.

  1. We go through the roof, the problem and the weather expected on the day.
  2. The roof is inspected visually from safe positions.
  3. We take thermal images of the roof and of the loft where we can reach it.
  4. We take moisture readings where the images suggest a problem.
  5. The report pairs each thermal image with a photo and explains what it suggests.

Preparing for the visit

  • Dig out any old roof reports or invoices
  • Have keys ready for side gates, garages or roof access doors
  • Let us know about any leaks, stains or damp patches you know of

Questions from Little Parndon

Is my home in Little Parndon listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material.

Is Little Parndon within the area you cover?

Yes, Little Parndon is on our map. A small place gets exactly the same survey as a big one, with the route planned beforehand.

Is thermal imaging good for finding leaks?

It is a useful tool for tracing leaks, but not the only one. What it shows depends on the weather and the roof. If the source cannot be confirmed, we’ll say what could help next, such as electronic leak detection.

What’s in the survey report?

You get our findings in writing, part by part, with photos. Points are put with the most urgent first where relevant.

How much does a thermal roof survey cost?

Thermal imaging is included in our Premium Survey, from £400. That also includes a full inspection, a drone inspection where it applies, structural analysis and a same-day report.

What can thermal imaging tell me about my roof?

A thermal camera shows differences in surface temperature. Those patterns can point to trapped moisture, missing insulation or heat loss. Findings are checked with moisture readings.

Can you inspect my roof with a drone?

Yes, where it’s applicable. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and every flight depends on the airspace and the weather.
