Thermal roof surveys in Great Parndon

Thermal roof survey in Great Parndon

Our Premium Survey, from £400, brings together a full roof inspection and thermal imaging. You also get a drone inspection where it applies, structural analysis and a report on the same day. An in-person consultation and a 12-month follow-up are included too. You can ring 07833 053749 or drop us an email with the address and a note of what you’ve noticed. Larger commercial roofs are quoted for their size. We survey loft conversions, insulated roof spaces and flat roofs, and people most often book us about thin or uneven insulation in the roof and water getting in at parapets and stacks.

Around Great Parndon, plenty of roofs are low enough to see partly from the garden or the street. Chimney tops, valleys and rear slopes are where close-up or thermal images help most. The forecast decides the day, as calm, dry conditions suit both. Close-up images often show wear on ridges, verges and flashings that cannot be judged properly from the ground.

Every survey ends with a written report, with photographs, emailed to you. It explains the condition of the roof, the defects we found and what we recommend.

What happens on the day

The aim of the visit is simple: to see as much of the roof as can be seen safely and record it clearly. Notes and photographs go into the written report. The visit typically takes about one to two hours for most homes, plus time to check any thermal findings with moisture readings. In a smaller place like Great Parndon, as anywhere, the forecast plays a part: drone flights and thermal imaging need the right conditions, while a look from the ground and the loft can go ahead in most weather.

  1. We go through the roof, the problem and the weather expected on the day.
  2. We look over the roof from wherever it is safe.
  3. We take thermal images of the roof and of the loft where we can reach it.
  4. Patterns that stand out are checked with moisture readings.
  5. Each image is set beside a normal photo and explained in the report.

Before we arrive

  • Have any questions written down, so nothing gets missed
  • Have keys ready for side gates, garages or roof access doors
  • Keep pets in another room

Advice

Checking the roof from ground level

A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

Why it is worth a survey now in Great Parndon

For buyers, a thermal survey adds detail that a visual inspection can’t give. Hidden problems found before exchange can be raised with the seller or agent. In a smaller place like Great Parndon, wherever a roof is exposed, a loose ridge or flashing doesn’t stay loose for long. Wind gets under it and lifts more.

We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all including VAT. The price for your roof depends on its size, access and what you need to know.

Thermal roof surveys in Great Parndon: local notes

If the drone is used for your survey, the flight is checked against the Drone Safety Map first. Clay tiles and timber weatherboarding mark out many of the older buildings in Essex, and a good many post-war and modern estates besides. Many roofs like these cannot be judged properly from the pavement, and that is where a view from above or a thermal image earns its place.

Take a building like Jerounds Primary Academy: a drone or thermal camera can show a large roof in a single visit. The streets around a church like Church of St Mary the Virgin are frequently among the oldest in a place, and if you own one of the older houses nearby, thin or patchy insulation under an old roof frequently shows up clearly on a thermal image.

Practical tips

Some practical points come up on survey after survey. They apply to most roofs:

  • Clear a path to the loft hatch before we arrive
  • Keep dated photos of any marks on ceilings
  • Check outlets after heavy rain
  • Leave the roof to people with safe access

If you’re buying, the report gives you specific points to raise with the seller or agent. What you do with it is up to you, whether you ask for work before completion or discuss the price.

Consider a repeat survey after major work on the roof in suitable weather.

What a survey costs

To price your survey, we check:

  • Extra roofs, like extensions, dormers or garages
  • Chimneys, valleys, parapets and other details
  • Basic, Standard or Premium
  • The type of building, from a house to a block or an office

Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, inc. VAT. Size, height and access can affect the price too.

Helping us price your survey

What helps most when you contact us:

  • When you need the report by
  • The type of building and roof, like pitched or flat
  • Any photos you have, taken from ground level or a window
  • Whether there’s a loft hatch, a shared roof or tricky access

Photos help, if you have them. Pictures from the ground or a window are fine, and please do not climb up for a closer look. To get started, call 07833 053749 or send us an email.

What a thermal roof survey does not cover

Every survey has limits, and we’d rather be clear about that before booking. Bear these in mind:

  • A structural engineer’s assessment
  • Confirming water without moisture readings
  • Hidden layers that need to be opened up to check

If in doubt, ring 07833 053749 or email us and we’ll point you to the right survey. What a survey covers and does not.

What we check

  • Pitched roof slopes
  • Loft conversions
  • Ceilings below the roof
  • Flat roofs
  • Commercial roofs
  • Insulated roof spaces

How long does the survey take?

It typically takes about one to two hours for most homes, plus time to check any thermal findings with moisture readings. The written report follows by email.

Will the survey show heat loss through my roof?

It can show temperature patterns that point to missing or thin insulation. The difference is clearest when the building is heated and it is colder outside. We look from the loft as well, where there is safe access.

Which survey includes thermal imaging?

Our Premium Survey, from £400, includes thermal imaging. An in-person consultation and a follow-up 12 months later are included too. Larger commercial roofs are quoted for their size.

Will you fly a drone over my roof?

Yes, where applicable and safe. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). It’s included in the Drone Roof Survey and, where applicable, the Premium Survey.

What’s in the survey report?

A photo-illustrated written report, covering the condition of the roof, the defects we found and what we recommend. The Standard Survey adds moisture detection and a structural check, and the Premium Survey adds thermal imaging, drone inspection where applicable and structural analysis.
