How a landlord roof survey works in Langley
Roofs on let houses and blocks of flats are easy to forget until something leaks. A condition survey lets you find problems before they become leaks, and plan work rather than react to it. The findings come in a written report with photos that you can keep with the building’s records. Many clients repeat the survey on a rolling basis to see how the roof is changing. We are frequently asked to look into damp or stains in top-floor flats and loose ridge or hip tiles, across shared roofs, blocks of flats and gutters and downpipes.
Village roofs frequently face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are often the first to give way.
With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

What you can safely check yourself
Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.
The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That is where a survey comes in.

What we cannot see
Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- A full building survey of every part of the property
- A full structural assessment of the building
- Areas behind locked flats or blocked hatches
If in doubt, phone 07833 053749 or send us an email and we’ll point you to the right survey before booking. What a survey covers and doesn’t.
What we check
- Gutters and downpipes
- Rented houses
- Converted houses
- Shared roofs
- Flat roofs on blocks
- Blocks of flats
Different roofs, different checks
Gutters and downpipes
Valley and box gutters on blocks can overflow inside. They’re an important part of the survey.
Party-wall upstands and parapets
On terraces, walls rise between neighbouring roofs. Their flashings and pointing can let water in.
Langley questions
Is my home in Langley listed or in a conservation area?
For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you are planning to re-roof in a different material.
Do you cover smaller places like Langley?
Yes, Langley is covered. We survey roofs across London and South East England, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.
Do you use drones?
Where it helps and it is safe, yes. Whether we can fly on the day depends on the weather and the airspace rules. We are a CAA-registered drone operator.
Who do you carry out landlord roof surveys for?
We work for landlords, letting agents, managing agents and freeholders, as well as RTM and residents’ management companies. Owners in a shared building book it too.
Will the survey cover the whole building?
No, it focuses on the roof. It’s not a RICS Level 2 or 3 survey and doesn’t replace a structural engineer’s report.
How much is a landlord roof survey?
The Basic Survey starts from £150, the Standard from £250 and the Premium from £400, all including VAT. Larger buildings are priced to suit. Just call 07833 053749 or email us for a price.
How long have you been surveying roofs?
We have completed more than 5,000 surveys, over more than 20 years.
The survey, step by step
We’ll ask a few questions first, about the roof’s history, any leaks and past repairs. The inspection then takes between one and two hours for a single let house, with blocks of flats taking longer. Cottages and farmhouses around Langley frequently have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can be seen safely.
- First, we confirm the scope and the purpose of the report.
- Access to flats and the loft space is arranged by you or your agent.
- We inspect each roof as far as it can be seen safely.
- We photograph defects and note how urgent they look.
- You get a written report to plan maintenance and budgets.
How to prepare
- Have any questions written down, so nothing gets missed
- Show us where any leaks or stains appear
- If the roof is shared, arrange access with whoever manages the building

Roofs, chimneys and gutters in Langley
Older buildings in Essex often have clay tiles and weatherboarding, alongside lots of post-war and newer estates. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. What can be done to an older roof may depend on listing or a conservation area. The council is the place to check, along with Historic England’s list.
The streets around a church such as Church of St John the Evangelist are frequently among the oldest in a place, and if your house is among the older ones nearby, its chimney, valleys and lead work are likely to be the parts that need attention first.

Signs you need a landlord roof survey in Langley
Roofs on let and shared buildings often get less regular attention than owner-occupied homes. Minor faults can go unseen until a tenant reports a leak, by which point the damage has spread.
Most people get in touch after spotting something like this:
- Parapets and upstands in poor repair
- Gaps where tiles or slates have slipped
- Blocked gutters over flats
- Damp or stains in top-floor flats
Landlords with a home close to Audley End station may find that a dated record of the roof is useful when planning maintenance across a let.
