About our gutter survey in Havering-atte-Bower

Owners get in touch after seeing an overflow, finding damp or planning ahead for winter. Landlords and managing agents use the report to plan upkeep, and some buyers want the rainwater system checked before exchange. The survey and report follow the same steps whatever the reason with photos and clear recommendations. We survey on weekdays and at weekends. We survey parapet and box gutters, downpipes and fascias and soffits, and common reasons people get in touch are overflowing eaves gutters and gutters packed with leaves or moss.

In a small place like Havering-atte-Bower, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are often where weather gets in first.

We write the report in plain English, so you do not need to be a roofer to follow it. Photographs show what each point refers to.

Different roofs, different checks

Lead-lined valley and parapet gutters

A London butterfly roof drains to a central valley gutter, and a blockage there can overflow inside. It is inspected as far as safe access allows.

Aluminium and other metal gutters

Metal gutters are common on commercial buildings and some homes. Joints, outlets and fixings are the parts we focus on.

Honest limits

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Rot or damp concealed behind fascias or inside walls
  • The inside of a downpipe along its whole length
  • Hidden sections we can’t view safely

If in doubt, ring 07833 053749 or use the contact form and we will suggest the right survey before booking. What our survey covers.

For landlords and managing agents

A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work around your tenants.

Shared roofs need a little more planning: we need access agreed with the building owner or managing agent. Tell us about it when you book and we’ll plan the survey around it.

Questions from Havering-atte-Bower

Is my home in Havering-atte-Bower listed or in a conservation area?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.

Do you survey roofs for landlords with property near Harold Wood station?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can call 07833 053749 or send us an email with the address and what you need, and we’ll talk through which survey suits.

Is it a structural engineer’s report?

No. We point out what can be seen, such as sagging or deflection, but we don’t carry out calculations or give an engineer’s opinion. If we think you need an engineer, the report says so.

Is a Saturday or Sunday visit possible?

Yes, we carry out surveys on Saturdays and Sundays as well as weekdays. Just ring 07833 053749 or send us an email to arrange it.

How experienced are you?

Over 20 years and more than 5,000 surveys.

What does a gutter survey cost?

Our packages start from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. Just ring 07833 053749 or email us for a price.

How quickly is the report sent?

Report times are set by the package. Basic: within 48 hours. Standard: 24 to 48 hours. Premium: the same day. If you have a deadline, such as an exchange date, let us know when you book.

What we do, step by step

Once we’ve finished looking, we write up our findings in a report with photographs, sent to you by email. As for time on site, most surveys take between one and two hours for a house, and about three to four hours for a commercial roof. Somewhere as small as Havering-atte-Bower, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.

  1. First, you let us know what you’ve seen, such as overflows or damp.
  2. We look along the gutters, downpipes and fascias from ground level and from windows.
  3. We check hidden gutters, such as valleys and parapets, where it’s safe to see them.
  4. We look in the roof space, where there’s safe access, for signs of water getting in.
  5. The findings are written up with photographs and recommendations.

Before the survey

  • If you’re buying, let the agent know when we’re coming

Practical tips

A little preparation and a few simple habits help. Our tips:

  • Do not climb a ladder to look in the gutters
  • Get the gutters cleaned out every year
  • Have overhanging branches cut back
  • Ask for valleys and parapet gutters to be cleared too

How quickly the report arrives depends on the package: within 48 hours for Basic, 24–48 hours for Standard and the same day for Premium. It is sent to you by email as soon as it is ready.

Deal with drips, sags and loose downpipes early. Left alone, they normally grow, and the water they spill can damage walls and timber.

Roofs, chimneys and gutters in Havering-atte-Bower

Hare Hall, about 2.6 miles south, is one of the historic houses in the wider area around Havering-atte-Bower. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years. Weatherboarded walls and clay tile roofs are typical of older Essex buildings, while many towns grew with post-war and newer estates. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

Shop and office owners around Romford Shopping Hall may find that knowing the roof’s condition lets you budget for work rather than pay for emergencies. Trees in and around Havering Country Park shed leaves that can end up in nearby gutters, and blocked gutters overflow and soak walls. If you live in an older home near Church of St John the Evangelist, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

Why get it checked now?

Overflowing water soaks the walls under the gutter. Left for months, that can lead to damp inside, worn pointing and rotten timber. Finding the cause now usually keeps the fix smaller. For an older or listed building in a place like Havering-atte-Bower, repairs may need matching materials and consent, so leaving a defect until it’s urgent leaves less time to plan.

Prices start from £150, with VAT included, for a Basic Survey. Standard is from £250 and Premium from £400, both inc. VAT. You will know the exact price before booking.
