Independent gutter surveys in Lambourne

Gutter surveys for homes and businesses in Lambourne

Most blocked gutters are full of leaves, moss or silt. Buildings near trees collect more, and moss washing off a tiled or slate roof adds to it. Our survey shows which gutters are blocked or standing full and where outlets or hoppers are choked and whether any overflows are doing their job. The photographs show you exactly what we found. It is an easy job to put off but it rarely improves. We survey parapet and box gutters, outlets and hoppers and fascias and soffits, and the problems we are asked to look at most are fascia boards damaged by overflowing water and choked outlets or hopper heads.

Somewhere as small as Lambourne, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. We report on whatever is safely visible, and thatch is a specialist material. On older roofs, it’s typically the chimneys and lead flashings that need work first.

The report is written in plain words, so it makes sense without any roofing background. Each point is backed by a photograph where possible.

DIY checks: what’s safe

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it.

Watch the gutters in a downpour, from a window or the ground. Overflowing water can be a sign of a blockage or a gutter that has dropped.

Your questions about gutter surveys in Lambourne

Is Lambourne in the area you cover?

Yes, Lambourne is one of the places we work. The survey and report are the same in Lambourne as anywhere else.

Will you come out to Lambourne?

Yes, Lambourne is covered. We work right across London and South East England, from towns to the smallest villages. The journey is planned ahead, so it helps to know about access.

What does the report include?

Written findings with photographs, explaining the condition of the gutter, any defects and our recommendations. The Standard Survey adds moisture detection and a structural check, and the Premium Survey adds thermal imaging, drone inspection where it applies and structural analysis.

Will you go up on the roof?

Not unless it is safe. Most of what we need can be seen from safe viewpoints, the loft and, where it applies, a drone, and anything out of sight is recorded in the report.

What’s the best way to book?

Just ring 07833 053749 or drop us an email. We will ask a few questions, confirm the price and agree a date.

Can you tell me if my old gutters contain asbestos?

No. We don’t carry out asbestos testing. Where gutters, downpipes or soffits could be asbestos cement, we flag them so a specialist asbestos surveyor can check before any work.

Are hidden gutters like valleys and box gutters included?

Yes. These gutters frequently cause leaks indoors when they block, so they’re an important part of the survey. Parts of them may not be visible, and the report says so.

What we do, step by step

The visit has one job: to look at the gutter as closely as is safe and record what we find. Notes and photographs go into the written report. The visit typically takes about 1–2 hours for most homes, and longer where there are parapet, valley or box gutters to follow. Somewhere like Lambourne needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. The roof is looked at from ground level, from windows, from the loft where there is safe access and from the roof where it is safe.

  1. First, we agree the areas to focus on.
  2. Each gutter run is checked for blockages, sags and leaking joints.
  3. Outlets, hoppers, downpipes and overflows are inspected.
  4. Fascias, soffits and the walls below are looked at for signs of overflow.
  5. Findings are photographed and set out in a written report.

Before we arrive

  • Gather any invoices or paperwork from past roof work
  • Tell us where we can park nearby
  • Keep pets in another room

How the survey changes by roof type

Aluminium and other metal gutters

Metal gutters can suffer at joints and where different metals meet. We record any corrosion or leaks we see.

Cast iron gutters

Plenty of period homes still have cast iron rainwater goods. They last well when painted but corrode once the paint wears off.

When you need someone else

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Parts of gutters that cannot be seen safely
  • What’s hidden inside a downpipe
  • Rot or damp concealed behind fascias or inside walls

Not sure which survey suits your roof? You can ring 07833 053749 or send us an email and we’ll tell you before booking. What a survey covers and doesn’t.

What we check

  • Outlets and hoppers
  • Valley gutters
  • Parapet and box gutters
  • Fascias and soffits
  • Downpipes
  • Eaves gutters

Tips that help

From years of surveys, a few habits stand out:

  • Ask for valleys and parapet gutters to be cleared too
  • Leave gutter checks at height to someone equipped for it
  • Get the gutters cleaned out every year
  • Look out for overflows when it pours

How quickly the report arrives depends on the package: within 48 hours for Basic, 24–48 hours for Standard and the same day for Premium. It is sent to you by email as soon as it’s ready.

Get the gutters cleared every year, and more frequently if trees overhang the roof. Late autumn, after the leaves have fallen, is a sensible time. Clear gutters can carry water away as they should.

Lambourne homes and their roofs

Weatherboarded walls and clay tile roofs are typical of older Essex buildings, and lots of post-war and modern estates besides. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first. Historic houses such as Hill Hall, about 2.2 miles north, show how far back building in the area around Lambourne goes. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area.

Take a building like Lambourne Primary School: large buildings have long gutter runs and big roofs that need checking like any other. The streets around a church like Parish Church of St Mary and All Saints are often among the oldest in a place, and if your house is among the older ones nearby, old fixings, lead flashings and tall chimneys are typical of older roofs.

Lambourne is about 3 miles east of Loughton, in Essex. Houses, flats, blocks and commercial buildings in Lambourne can all book gutter surveys. Our Essex coverage includes Lambourne and the places around it. Our London page covers surveys nearby.
