Gutter surveys near Mashbury

How the survey changes by roof type

Cast iron gutters

A cracked cast iron downpipe can leak down the wall unseen, so we look closely at the walls around them.

Aluminium and other metal gutters

Joints and fixings are the weak points on metal gutters. We record any corrosion or leaks we see.

Gutter survey in Mashbury: what you get

We carry out gutter surveys in Mashbury as part of our cover across London and the South East. On the day, we inspect everything that’s safely in view, from ground level, from windows and from the roof space. A visit normally takes roughly 1–2 hours on an ordinary house, with bigger or more complicated roofs taking longer. Afterwards, you get a written report with photos and recommendations. We survey outlets and hoppers, valley gutters and parapet and box gutters, and the problems we are asked to look at most are dripping or leaking gutter joints and gutters overflowing in heavy rain.

In a small place like Mashbury, many roofs stand in the open, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are often the first to give way.

Where we cannot see part of the gutter, the report says so. That way, it is clear what was covered and what wasn’t, and what we’d suggest next.

Why it’s worth a survey now in Mashbury

Clearing gutters removes the debris, but it doesn’t tell you why a gutter overflows. Our survey also looks at falls, joints, brackets, outlets and downpipes to show whether something else is wrong. Where a roof is exposed, as many are in small places like Mashbury, driving rain gets into any weakness, and older walls, once damp, take a long time to dry.

Our price is from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, inc. VAT, and we will tell you which fits.

Why book with us

  • Independent findings on the roof’s condition
  • Package prices that include VAT
  • Photographs and a written report every time
  • PI and public liability insurance

Common questions in Mashbury

Do you cover smaller places like Mashbury?

Yes, we do. We survey roofs across London and the South East, and smaller places are part of that. The journey is planned ahead, so it is useful to know about access.

Can a landlord with a rental near Chelmsford station book a roof survey?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can phone 07833 053749 or send us an email with the address and what you need, and we’ll talk through which survey suits.

Is a Saturday or Sunday visit possible?

Yes. We survey on weekdays and at weekends. Just call 07833 053749 or send us an email to arrange a day.

Does this replace a RICS home survey?

No. This is a survey of the roof only, so it is not a RICS Level 2 or Level 3 survey. Many buyers have both.

Do you check valley and parapet gutters?

Yes, as far as they can safely be seen. We look from vantage points, the loft space and the roof itself where safe and a drone where applicable.

Is a CCTV drain survey included?

No, CCTV drain work is not part of this survey. The survey covers gutters, outlets, hoppers, downpipes and overflows and note any sign that the drains need checking.

Do I need to be at home?

It depends on what we need to see. For inside areas and the roof space, someone has to give us access; we’ll agree the details as you book.

The survey, step by step

Expect us to ask a few questions before we start, about the roof’s history, any leaks and past repairs. The inspection then takes roughly 1–2 hours on an ordinary house, though large, tall or awkward roofs take more time. In a hamlet or village like Mashbury, a postcode does not always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.

  1. First, we agree the areas to focus on.
  2. Each gutter run is checked for blockages, sags and leaking joints.
  3. Outlets, hoppers, downpipes and overflows are inspected.
  4. We check fascias, soffits and walls for water damage.
  5. Findings are photographed and set out in a written report.

Before the survey

  • Have any paperwork from past roof work to hand
  • For flats, make sure roof access has been agreed
  • Note where any stains or damp appear

How to book

If you have photos of the roof, send them over. Take them safely from the ground or a window; never climb up to get a better view. To get started, ring 07833 053749 or email us.

What a survey costs

Prices vary from roof to roof, and it comes down to:

  • Extensions, dormers and garages with roofs of their own
  • Chimneys, valleys, parapets and other details
  • The use of thermal imaging or a drone
  • How big the roof is

Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. The price is confirmed before you book.

What to let us know when you contact us

A few details help us point you to the right survey and price. When you contact us, it’s useful to mention:

  • Photos of the roof, taken safely from the ground or a window
  • Whether there is a loft hatch, a shared roof or tricky access
  • The reason for the survey, such as buying, a leak or storm damage
  • Where water is showing inside, if it is

When you’re ready to go ahead, ring 07833 053749 or email us. From there it’s a case of choosing a package, agreeing the price and fixing a day, weekday or weekend.

Roofs, chimneys and gutters in Mashbury

Clay tiles and timber weatherboarding mark out many of the older buildings in Essex, while many towns grew with post-war and newer estates. Knowing the covering helps explain which parts of a roof are likely to need work first. If your home is older, it’s worth knowing whether it’s listed or in a conservation area before planning roof work. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area.

If you live in an older home near Mashbury Church, old fixings, lead flashings and tall chimneys are typical of older roofs. Landlords with a home close to Chelmsford station may find that the gap between tenancies is a good time to have the roof looked at.

Tips from our surveys

From years of surveys, a few habits stand out as worth the effort:

  • Look for downpipes coming loose
  • Look out for overflows when it pours
  • Get the gutters cleaned out every year
  • Look for new stains on ceilings below valleys after rain

The report comes with photos and recommendations, prioritised by urgency where relevant. Share it with a contractor of your choice so they know what needs doing.

Look at the gutters from indoors or the ground when it pours. Overflows and dripping joints are a sign to act before damage builds up.

When you need someone else

No survey can tell you everything, and we’d rather be clear about that before booking. Keep these in mind:

  • Asbestos testing of old gutters, downpipes or soffits
  • Damage hidden inside walls or behind boards
  • The inside of buried drains

If in doubt, phone 07833 053749 or send us an email and we will point you to the right survey before you book. The full list of what we check.
