Roof leak investigations in Mashbury

Roof leak investigation in Mashbury

Leaks tend to begin where one part of a roof meets another. Common entry points include chimney and wall flashings, valleys, parapet and box gutters, and the upstands and outlets on flat roofs. We check each likely route and follow the evidence. Every chimney, dormer and roof light adds more joints to check. Each one is looked at from wherever it is safe to see it. We survey the roof space, flat roof details and rooflights and dormers, and common reasons people get in touch are ceiling stains that grow after rain and drips in the loft during heavy rain.

For a small place like Mashbury, the inspection is the same as anywhere: we simply plan the journey and access ahead. It is useful to know where the water appears, in what weather, and what you’ve seen outside, along with any repairs done before. If you have photographs of the water coming in, they help as well.

If any part of the leaking roof couldn’t be seen safely, we say so in the report. That way, it is clear what was covered and what wasn’t.

Roof leak investigations around Mashbury

If your home is older, it is worth knowing whether it’s listed or in a conservation area before planning roof work. Changes that affect a listed building’s special interest need listed building consent, and councils can also use Article 4 directions to control changes in conservation areas. Clay tiles and timber weatherboarding mark out many of the older buildings in Essex, while many towns grew with post-war and newer estates. The covering and its details give the first clues when tracing where water is coming from.

Landlords with a home close to Chelmsford station may find that a clear finding on where water gets in helps you brief a roofer right away. Take an older house close to Mashbury Church: lead flashings, valleys and old chimneys are typical places for water to get in.

Mashbury is about 5 miles north-west of Chelmsford, in Essex. If you’re in Mashbury, booking works exactly as it does anywhere else: a call or an email, a price, then a date. Mashbury is one of the places in Essex where we work.

Surveys in CM1 are booked the same way as anywhere else. Whether your property is on Mashbury Road and Barrack Road or anywhere close by, we can survey it. If you are just outside Mashbury, we cover Good Easter (2 miles west), Chalk End (2 miles south-west), Boyton Cross (2 miles south), Roxwell (3 miles south) and Margaret Roding (3 miles west). Within a short drive, we also cover Chelmsford (5 miles south-east), Basildon (15 miles south), Braintree (10 miles north-east), Harlow (12 miles west), Brentwood (12 miles south) and Maldon (13 miles east).

Why act early in Mashbury

Patching the spot above the stain often doesn’t work. The real way in may be a metre or more away. We find the probable source before anyone starts work. Matching old materials, such as handmade tiles or stone slates, can take time to source. Spotting a problem early leaves room to find them.

A Basic Survey starts from £150, inc. VAT. Standard is from £250 and Premium from £400. You’ll know the exact price before booking.

Can I check my roof myself?

Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.

It is useful to keep a record: dates of leaks, photos from ground level and any work done on the roof. Send it with your enquiry, as it helps us focus the survey.

What we look for on each type of roof

Lead flashings

Lead flashings seal the joints at chimneys, walls and dormers. Lifted, split or slipped lead is a common cause, and for flashings that have been patched with bitumen.

Valleys

Leaves and moss build up in valleys and hold water back. In heavy rain, it can spill under the edges of the slates or tiles.

Mashbury questions

Does a conservation area affect roof work in Mashbury?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.

Do you carry out roof surveys in Mashbury?

Yes. Our area covers London and the South East, and Mashbury is part of that. Just call 07833 053749 or drop us an email and let us know about the property, and we’ll talk through which survey suits.

How soon will I get the report?

The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. All of them come by email, ready to forward.

Is this a RICS survey?

No. This is a survey of the roof only, so it’s not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

Can you survey a shared roof?

Yes, if the freeholder or managing agent agrees access. We check the parts we are given access to, and the report makes that clear.

What insurance do you have?

We hold professional indemnity and public liability insurance.

What’s in the report?

You get our findings in writing, part by part, with photos, finishing with recommendations. Points are put by urgency where it matters.

When you need someone else

Before booking, it is worth knowing what a survey will not do:

  • What’s under the covering or behind the plaster
  • Leaks that only appear in weather we can’t recreate
  • Putting the leak right

If you are not sure which survey you need, call 07833 053749 or drop us an email and we’ll give you a straight answer before booking. The full list of what we check.

How the survey works

After the inspection, everything we found is written up in a report with photographs. On timing, most surveys take roughly 1–2 hours for most homes, though a hard-to-trace leak can take longer. For a village or hamlet like Mashbury, the journey is planned ahead of time: let us know about narrow lanes, gates, long drives and where we can park. The roof is looked at from ground level, from windows, from the loft where there is safe access and from the roof where it’s safe.

  1. We start with your notes and photos of the leak.
  2. Inside, we look at the stain and the ceiling around it.
  3. In the loft, we follow any signs of water back towards the roof.
  4. Outside, we check flashings, valleys, chimneys, gutters and flat roof details from each safe vantage point.
  5. You receive a report with the likely source, photos and recommendations.

Getting ready for the survey

  • If the roof is shared, arrange access with whoever manages the building
  • Mention any parking restrictions on your street
  • If it isn’t your property yet, arrange access through the agent

Before and after the survey

There is plenty you can do without going near the roof. Here’s what helps most:

  • Keep a photo record of the damp patch
  • Move stored items away from the hatch
  • Write down the wind direction and rain when it leaks
  • Protect furniture and flooring under the leak

With the Standard Survey you get a follow-up consultation, and Premium includes an in-person consultation. You can ask us about anything that is not clear.

After a storm, check the roof from the garden and the street. Slipped slates, lifted ridge tiles and debris on the ground are signs to act on. Prompt repairs stop gaps turning into leaks.
