Gutter survey in Lower Green, Essex
Not sure what state the gutter is in? You can book a gutter survey in Lower Green and across Essex.
- Rotten fascias or stained soffits
- Leaking or loose downpipes
- Leaks at the gutter joints
Tips that help
A little preparation and a few simple habits help, both for the survey and for the roof itself. Some pointers:
- Don’t climb a ladder to look in the gutters
- Ask for valleys and parapet gutters to be cleared too
- Check downpipe clips are holding
- Watch ceilings under valley gutters for fresh marks
Questions about the report are welcome. The Standard Survey includes a follow-up consultation, and the Premium Survey includes an in-person consultation.
Have overhanging branches and climbing plants cut back from the roof using someone with the right kit. Less debris means fewer blocked outlets.
How a gutter survey works in Lower Green
We carry out gutter surveys in Lower Green as part of our cover across London and South East England. On the day, we inspect everything that’s safely in view, from the ground, from windows and from the loft space. A visit typically takes between one and two hours at a house, depending on how many gutter runs and downpipes there are. The written report follows, with photographs and recommendations. Common reasons to book are overflowing valley or parapet gutters and gutters that have fallen out of line, across eaves gutters, fascias and soffits and valley gutters.
Older buildings in small places like Lower Green may be listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. A roof report helps you plan work with that in mind. Older materials like clay tiles, slate and stone are often matched when work is done.
How fast the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

How it works
We check the roof from outside and, where it is relevant and there’s safe access, from inside the roof space too. Inside, we look for staining, damp, gaps and signs of movement. The whole visit usually takes about 1–2 hours for most homes, and longer where there are parapet, valley or box gutters to follow. Somewhere as small as Lower Green, access is often the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.
- We start with what you’ve noticed, such as damp or overflowing gutters.
- The eaves gutters, downpipes and fascias are looked at from ground level and windows.
- Valleys, parapets and box gutters are inspected where they can be seen safely.
- The loft space is checked for staining, where it can be reached safely.
- A report with photos and recommendations follows.
Before we arrive
- For a flat or shared roof, check access with whoever owns or manages the building
- Point out any leaks or damp patches
- Keep pets in another room

Advice
What a survey costs
All our prices include VAT. The things that change the price are:
- Whether thermal imaging or a drone is needed
- Whether you choose the Basic, Standard or Premium Survey
- Extensions, dormers and garages with roofs of their own
- Commercial roofs and larger buildings
One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all with VAT included. The roof’s size, height and access matter as well.
Getting in touch
We’ll usually ask about:
- Whether there’s a loft hatch, a shared roof or tricky access
- Where any leaks, stains or damp patches show inside
- The kind of building and roof involved
- What’s prompted the survey
To arrange a survey, ring 07833 053749 or send us an email with the address and what you’d like to know about the roof. We’ll confirm the price before you book.

What a gutter survey does not cover
A survey is a proper look at the gutter, but it can’t do everything. The main limits are:
- Damage hidden inside walls or behind boards
- Confirming asbestos in older rainwater goods
- Pipes below ground level
If you’re not sure which survey you need, call 07833 053749 or use the contact form and we’ll give you a straight answer. The full list of what we check.

How the survey changes by roof type
Cast iron gutters
A cracked cast iron downpipe can leak down the wall unseen, so we check the wall behind for staining.
Box and secret gutters
A box gutter is built into the roof, frequently behind a parapet, so overflows can end up inside. We check them where they can safely be seen.
Should I look at the roof myself first?
A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.
Your own check is a good start, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.
Lower Green: your questions answered
Will you come out to Lower Green?
Yes, smaller places are covered as well as towns. Our area covers London and South East England. Just mention lanes, gates or anything else about the route when you book.
Do you cover Lower Green?
Yes, Lower Green is one of the places we work. Every survey there gets the same written report with photographs, and visits run on weekdays and weekends.
Can you survey a shared roof?
Yes, if the freeholder or managing agent agrees access. On a shared roof we can only inspect the parts we are allowed to reach.
Is there a good time of year to book a gutter survey?
Any time of year works. Before the wetter months gives you time to plan any work though problems often show up after heavy rain.
What happens after the survey?
You will receive the report by email, and you decide the next step: use it with a seller, an insurer, a roofer or a managing agent.
Does this replace a RICS home survey?
No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.
Is a CCTV drain survey included?
No. Our gutter survey covers rainwater above ground, from the gutters to the bottom of the downpipes. If a drain below ground looks like the cause, the report says so.
Roofs, chimneys and gutters in Lower Green
What can be done to an older roof may depend on listing or a conservation area. Your council and Historic England’s list will tell you where you stand, ideally before any re-roofing is planned. In Essex, older buildings are often clay-tiled, many with weatherboarding, while many towns grew with post-war and newer estates. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.
For any home in Lower Green, it’s the small, early fault that is cheapest to put right. If yours is one of the older homes in the streets near Church of St John the Evangelist, its chimney, valleys and lead work are likely to be the parts that need attention first.
