Ramsey Gutter Survey

- Joints that drip after rain
- Downpipes that are split or coming away
- Overflowing eaves gutters
How a gutter survey works in Ramsey
Owners get in touch after seeing an overflow, finding damp or planning ahead for winter. Landlords and managing agents use it to plan maintenance, and some buyers want the rainwater system checked before exchange. Whoever books, we inspect and report in the same way, with photos and written recommendations. We survey on weekdays and at weekends. If you are worried about water spilling over the gutter edge and leaves and moss blocking gutters, a survey will tell you what’s going on.
In a small place like Ramsey, many roofs stand in the open, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. Lead flashings and old chimney stacks are frequently where weather gets in first.
What you get is a clear record of the gutter on the day we saw it. That makes it useful now and a handy reference later, such as when you want to compare after future work.

Should I look at the roof myself first?
The one thing to avoid is getting up close. Roofs are fragile and slippery, and falls from height are serious. That part is for a survey.
Your own check is a good start, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight.
Landlords, agents and block managers in Ramsey
Landlords, agents and building managers in Ramsey and across Essex can book any of our surveys. For a price for a let property or a block, ring 07833 053749 or email us.
For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, putting the urgent items at the top.
Practical tips
Most of what helps is simple and safe from the ground. Our suggestions:
- Look for green streaks or damp patches on walls
- Watch the gutters during heavy rain
- Check the loft with care after heavy rain
- Get trees that overhang the gutters trimmed
Questions about the report are welcome. With the Standard Survey there’s a follow-up consultation and the Premium Survey comes with an in-person one.
Have your gutters cleared at least once a year or more frequently near trees. Late autumn, after the leaves have fallen, is a sensible time. Clear gutters can carry water away as they should.
When you need someone else
We only report whatever is safely visible on the day, so there are some things a survey cannot cover:
- What’s behind fascias and inside walls
- Blockages deep inside downpipes
- Hidden sections we can’t view safely
Not sure which survey suits your roof? You can phone 07833 053749 or send us an email and we’ll tell you. The full list of what we check.

FAQs for Ramsey
Is Ramsey within the area you cover?
Yes. Ramsey is within the area we cover, which takes in towns, villages and rural addresses. We cover the whole of London and South East England. Let us know about access, parking and anything unusual about getting there when booking.
Does a conservation area affect roof work in Ramsey?
We can’t confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.
Does this replace a RICS home survey?
No. Our survey looks at the roof, not the whole building. If you need a full building survey, you’ll need a RICS survey as well.
What’s the price of a gutter survey?
The Basic Survey starts from £150, the Standard from £250 and the Premium from £400, all inc. VAT. Just ring 07833 053749 or use the contact form for a price.
Is it a structural engineer’s report?
No. We’re experienced roof surveyors, and visible signs such as sagging are noted, but we do not provide calculations or an engineer’s opinion. The report will say if you need an engineer.
Do you climb onto every roof?
Only when it is safe. Most of what we need can be seen from safe viewpoints, the loft and, where it applies, a drone, and anything out of sight is recorded in the report.
Do I have to be there for the survey?
That depends on the survey. For inside areas and the roof space, someone has to give us access.
Roof by roof
Lead-lined valley and parapet gutters
Some older roofs have a central valley running to the back and if it blocks, water can come indoors. We check it where it’s safe to see.
Box and secret gutters
Secret gutters are hidden under the edge of the roof covering, so they’re easy to forget. The report records what could and couldn’t be seen.
Gutter surveys around Ramsey
The coast is about 1 mile or less from Ramsey, and being near the sea means more wind and salt than a roof inland would face. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof. Older buildings in Essex often have clay tiles and weatherboarding, while many towns grew with post-war and newer estates. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first.
The streets around a church such as Parish Church of St Michael are frequently among the oldest in a place, and if your home is one of the older ones nearby, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. For site and facilities teams at buildings like Harwich and Dovercourt High School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. Landlords with a home close to Wrabness station may find that a roof report helps you deal with small faults before they turn into a call from a tenant.
Ramsey is about 2 miles west of Harwich, in Essex. We provide gutter surveys for homes and businesses in Ramsey. Ramsey is one of the towns and villages in Essex we cover. Chelmsford is in our area too.

What we do, step by step
There isn’t much for you to do on the day. Point out anything you’ve noticed, like stains, drips or loose pieces, and we will get on with the inspection. The survey itself takes about one to two hours at a house, depending on how many gutter runs and downpipes there are. Older rural homes like those around Ramsey can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can safely be seen, and anything we cannot see is noted.
- We agree which parts of the building you are most worried about.
- Each gutter run is checked for blockages, sags and leaking joints.
- Outlets, hoppers, downpipes and overflows are inspected.
- Fascias, soffits and the walls below are looked at for signs of overflow.
- You get photos and written recommendations, prioritised where relevant.
Getting ready for the survey
- Note where any stains or damp appear
- Let us know about parking near the property
- Clear the way to the loft hatch
