Hainault Gutter Survey
Know where you stand with the gutter before you spend money on it. We carry out gutter surveys in Hainault, with photographs and a clear written report.
- Gutters overflowing in heavy rain
- Brackets that have dropped or snapped
- Leaves and moss blocking gutters
Why get it checked now?
A gutter clear-out takes the leaves away but it will not explain why water keeps spilling over. We also check the falls, joints, brackets, outlets and downpipes to show whether something else is wrong. With lower homes, common in places like Hainault, there’s little between a roof defect and the ceiling, so water can show inside quickly once it gets past the covering. Catching the cause first saves redecorating as well.

Gutter survey in Hainault: what you get
Gutters are usually fixed to fascia boards, so we check the fascias and soffits too. Water that overflows for long enough can rot timber fascias and stain the soffits below. Older buildings, from before 2000, can have asbestos cement soffits, gutters or downpipes. We do not test for asbestos, so we flag anything that might contain it for a specialist asbestos surveyor to check. We survey eaves gutters, fascias and soffits and downpipes, and the problems we’re asked to look at most are downpipes that are split or coming away and water spilling over the gutter edge.
In a smaller place like Hainault, some roofs stand more exposed to wind and rain than in a built-up town. That weather tells first on ridges, verges, chimneys and flashings. Checking those edges shows whether anything has begun to work loose before it lets water in. A loose ridge tile or slate gives the wind something to catch, and others soon follow.
The written findings come by email, ready to forward to whoever needs them. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

What affects the cost of gutter surveys
Our packages start from £150, inc. VAT. The price for your roof depends on:
- Extensions, dormers and garages with roofs of their own
- House, block, shop or office
- How big the roof is
- Which survey package you book
A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. We will give you the figure before anything is booked.
Getting in touch
Getting the details right at the start saves time. It is useful to include:
- The type of building and roof, such as pitched or flat
- Any deadline, such as an exchange date
- Pictures from the garden or a window, if you have them
- What made you get in touch
Our phone lines are open seven days a week, including Saturdays and Sundays. To book or ask a question, ring 07833 053749 or send us an email.
Roof by roof
Cast iron gutters
Cast iron tends to fail at the joints and fixings. We note corrosion, cracks and leaking joints as far as we can see them.
Aluminium and other metal gutters
Long metal gutter runs on larger buildings can hide blocked outlets, so we check the outlets carefully.
FAQs for Hainault
How do I find out if my home in Hainault is listed?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
Do you survey roofs for landlords with property near Seven Kings station?
Yes, rented property is part of what we cover. You can call 07833 053749 or drop us an email with the address and a few details, including who will give access on the day.
How long have you been surveying roofs?
Over 5,000 surveys so far, across 20+ years of surveying roofs, with 98% customer satisfaction.
Will you check if gutters are causing damp inside?
Overflowing gutters often lead to damp walls, and we check for exactly that. If the evidence points elsewhere, we’ll say so, based on what we can see.
Will you fly a drone over my roof?
Where it helps and it is safe, yes. Whether we can fly on the day depends on the weather and the airspace rules. We hold a CAA Flyer ID and Operator ID.
Can the survey be at a weekend?
Yes, weekend visits are possible as well as weekdays. Just call 07833 053749 or email us to arrange it.

What we do, step by step
A survey visit follows a simple order: we listen to what’s been worrying you, inspect the roof from every safe viewpoint, take photos as we go and make notes for the report. It usually takes an hour or two for most homes, and longer where there are parapet, valley or box gutters to follow. Homes around Hainault often have gardens on more than one side, which gives us room to step back and see the roof. Let us know if any side is fenced off or hard to reach. Inside, the loft is checked where it can be reached safely.
- First, we agree the areas to focus on.
- Each gutter run is checked for blockages, sags and leaking joints.
- Outlets, hoppers, downpipes and overflows are inspected.
- Fascias, soffits and the walls below are looked at for signs of overflow.
- You get photos and written recommendations, prioritised where relevant.
Preparing for the visit
- Check the loft hatch can be reached
- Have any paperwork from past roof work to hand
- Buyers: confirm access with the estate agent or seller
How to book
Most bookings start with a short call: phone 07833 053749 or send us an email, and we’ll ask about the building and what you need. You will have a price before anything is arranged.

Gutter surveys around Hainault
Clay tiles and timber weatherboarding mark out many of the older buildings in Essex, with post-war and more recent estates making up much of the newer housing. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. The wider area around Hainault has a long history of building, with Valentines Mansion about 2.4 miles south-west. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead.
The streets around a church such as St Francis of Assisi are frequently among the oldest in a place, and if your home is one of the older ones nearby, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. Trees in and around Fairlop Waters shed leaves that can end up in nearby gutters, and blocked gutters overflow and soak walls. If you look after a building such as Limes Farm Junior School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

DIY checks: what’s safe
After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, as it helps a surveyor trace the cause.
What you can’t do safely is get up close. Roofs are fragile and slippery, and a fall can be serious. That’s where a survey comes in, using safe viewpoints and a drone where applicable.
