Gutter survey in Hadleigh

This survey covers rainwater above ground, from the gutters down to where the downpipes meet the ground. It’s not a CCTV drain survey, so we cannot see inside underground pipes. If the problem looks like a blocked or broken drain below ground, the report will say so, so you can get the drains checked separately. Anything we find above ground, like a split hopper or a leaking downpipe, is photographed and recorded. We are frequently asked to look into soffits marked by water and valley or box gutters that overflow inside, on fascias and soffits, valley gutters and downpipes.

In a smaller place like Hadleigh, some roofs stand more exposed to wind and rain than in a built-up town. Ridge tiles, verges, chimney stacks and flashings take the worst of it. Checking those edges shows whether anything has begun to work loose. Once one ridge tile or slate moves, wind gets under the next one too.

The written findings come by email, easy to pass on to a roofer, an agent or an insurer. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

What a gutter survey looks like in Hadleigh

Hadleigh lies within about 2 miles of the sea, so there’s more wind and more salt in the air than further inland. Metal fixings and flashings corrode faster in salt air, while gales work at loose ridges, slates and tiles, while driving rain finds any gap. Weatherboarded walls and clay tile roofs are typical of older Essex buildings, with post-war and more recent estates making up much of the newer housing. Whichever you have, the details that tend to fail before the covering itself get the closest look.

If you let a flat or house near Leigh-on-Sea station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. If you live near a park like Hadleigh Farm, or anywhere with mature trees, autumn leaves can block gutters and valleys, so outlets and downpipes are worth watching. If you look after a building such as Hadleigh Junior School, a written record of a large roof helps plan work for the holidays rather than in term time.

Hadleigh is about 2 miles south-east of Thundersley, in Essex. If you are in Hadleigh, booking works exactly as it does anywhere else: get in touch, agree the price and pick a day. Hadleigh is one of the places in Essex where we work. There is also a page for Chelmsford.

Hadleigh questions

I let a flat near Leigh-on-Sea station. Can you check the roof?

Yes, that is a common request. We just need to know who will give access, and the report can go straight to you or your agent.

Is Hadleigh within the area you cover?

Yes, Hadleigh is covered. Our area covers London and the South East, from towns to the smallest villages. Longer journeys are simply planned in advance.

What will the report tell me?

A photo-illustrated written report, explaining the condition of the gutter, any defects and our recommendations, in order of urgency where relevant. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where applicable and structural analysis.

Do you survey underground drains?

No, we do not carry out CCTV drain surveys. The survey covers gutters, outlets, hoppers, downpipes and overflows and flags signs of a drain problem.

Can a gutter survey explain damp on my walls?

We check whether rainwater from the gutters is reaching the wall, through overflows, drips or damaged downpipes. We cannot see inside walls, so the report covers what can be seen.

How soon will I get the report?

Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. Each one is emailed.

Do you look in the loft space?

Normally, if there’s one and it can be reached safely. From inside, the underside of the roof often shows damp, staining or daylight that cannot be seen from outside.

What we do, step by step

The aim of the visit is simple: to look at the gutter as closely as is safe and record what we find. Everything we note and photograph goes into the written report. The visit normally takes between one and two hours for most homes, and longer where there are parapet, valley or box gutters to follow. A visit to Hadleigh is planned like any other: the time, the access and where to park are agreed in advance. Visits can be on weekdays, Saturdays or Sundays. Tell us about any garages, outbuildings or extensions you want included.

  1. First, you tell us what you’ve seen, like overflows or damp.
  2. The eaves gutters, downpipes and fascias are looked at from ground level and vantage points.
  3. Any valley, parapet or box gutters are looked at as far as safe access allows.
  4. The loft space is checked for water marks if it is safe to get into.
  5. The findings are written up with photos and recommendations.

Useful tips for Hadleigh property owners

There is plenty you can do without going near the roof. What helps most:

  • Look for green streaks or damp patches on walls
  • Watch the gutters during heavy rain
  • Check that downpipes are firmly fixed to the wall
  • Keep climbers away from the eaves

Landlords and managing agents can keep the report with the building’s records to help plan maintenance. The photos help when you explain the work to others.

Get the gutters cleared every year, and more often if trees overhang the roof. Late autumn, after the leaves have fallen, is a sensible time. Clean gutters can do their job.

Different roofs, different checks

Lead-lined valley and parapet gutters

A London butterfly roof drains to a central valley gutter, and a blockage there can overflow inside. It’s inspected as far as safe access allows.

Fascias and soffits

Most gutters are fixed to the fascia, so rot in the boards can loosen the whole run. Damaged or stained boards are recorded.

Surveys for landlords and agents in Hadleigh

Where a roof is shared: we need access agreed with the freeholder or managing agent. Mention it when you contact us and we’ll plan the visit with that in mind.

Roof problems in a rented home affect tenants as well as the building. A survey helps you spot issues early and plan the work around your tenants.

Leave it or get it looked at?

Climbing a ladder to look in the gutters yourself is risky. From the ground you can spot drips and overflows but hidden gutters are another matter. Our survey covers everything that’s safely in view and records it with photos. Around Hadleigh, leaves and moss in gutters lead to overflowing water and damp walls. It’s easy to sort the cause early and slow to dry a damp wall.

We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. The price for your roof depends on its size, access and what you’d like to know.

When you need someone else

To be straight with you, there are limits to any roof survey:

  • Pipes below ground level
  • What’s hidden inside a downpipe
  • Damage hidden inside walls or behind boards
