Roof surveys for Hadleigh homes and businesses

Different roofs, different checks

Clay plain and peg tiles

Older homes in the Weald and across the South East frequently have clay plain tiles, and some have Kent peg tiles held by pegs. When pegs or battens rot, tiles slip, leaving gaps along the courses.

Flat roof coverings

Repeated coatings can hide what’s underneath. We say what we can see and when a closer look would need opening up.

Roof survey in Hadleigh: what you get

Good roofs last decades, but their parts wear at different rates. Natural slate can last 100 years or more, and clay and concrete tiles commonly 50 years or more, yet nails, battens and underlay often fail first. A survey shows which parts of your roof are wearing. That lets you plan work in good time rather than after a leak. We survey lead flashings, natural slate and the roof space, and the problems we are asked to look at most are leaning or weathered chimney stacks and standing water on a flat roof.

In a smaller place like Hadleigh, some roofs stand more exposed to wind and rain than in a built-up town. That weather tells first on ridges, verges, chimneys and flashings. A proper look shows whether anything has started to loosen before it lets water in. A loose ridge tile or slate gives the wind something to catch, and others soon follow.

Every survey ends with a written report, with photos, emailed to you. It sets out the condition of the roof, any defects and our written recommendations.

What we do, step by step

A survey visit follows a simple order: we listen to what’s been worrying you, inspect the roof from every safe viewpoint, photograph what we find and record our findings for the written report. Most visits take roughly 1–2 hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. In a smaller place like Hadleigh, as anywhere, the forecast plays a part: the parts that need calm, dry weather are planned around it.

  1. We start by hearing what you’d like checked and why.
  2. A visit is booked for a weekday or a weekend.
  3. The roof is inspected from ground level, windows, the loft and the roof itself where it’s safe.
  4. We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, and photograph what we find.
  5. We email a photo-illustrated written report and recommendations.

Advice

When you need someone else

Without opening up the roof, some things stay hidden, so a survey has limits:

  • Defects hidden under coverings or inside walls without opening up
  • A structural engineer’s report
  • A full building survey of the property

If you are not sure which survey you need, phone 07833 053749 or email us and we’ll give you a straight answer. What a survey covers and doesn’t.

Hadleigh: your questions answered

I let a flat near Leigh-on-Sea station. Can you check the roof?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. Just phone 07833 053749 or use the contact form with the details, and we’ll talk through which survey suits.

Will you come out to Hadleigh?

Yes, we do. Our area covers London and South East England, from towns to the smallest villages. The journey is planned ahead, so it helps to know about access.

Is this a RICS survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

Is your survey a structural engineer’s report?

No. We report on the roof’s condition, and Standard and Premium include structural checks. It does not include structural calculations, which need an engineer.

Will you climb onto the roof?

Only when it is safe. Many roofs can be seen well from windows, vantage points and the loft.

Does the weather affect the survey?

A survey can normally go ahead in light rain, and it can even help show where water is getting in. Heavy rain or strong wind can ground a drone and make the roof unsafe, so if conditions aren’t right we’ll arrange another day with you.

Will the report say how many years my roof has left?

Not as a figure. We describe the condition of each part of the roof and how it is wearing, and we say what needs attention and how urgently.

Roofs, chimneys and gutters in Hadleigh

Hadleigh is within about 2 miles of the coast, where wind off the sea can be strong. A small drone cannot fly safely in strong wind or heavy rain, so the weather on the day decides whether a flight goes ahead. If your survey includes the drone, the flight is checked against the Drone Safety Map first.

The streets around a church like Church of St James the Less are frequently among the oldest in a place, and if yours is one of the older homes nearby, old fixings, lead flashings and tall chimneys are typical of older roofs. For site and facilities teams at buildings such as Hadleigh Junior School, large buildings have long gutter runs and big roofs that need checking like any other.

Practical tips

Most of what helps is simple and safe from the ground. A few suggestions:

  • Stay off ladders and the roof
  • Take photos of any leaks as they happen
  • Hold on to the report for future surveys
  • Ask about a flat roof on an extension or garage too

We email the report to you, with photos of what we found. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. Each finding is set out in plain English.

After a storm, check the roof from the garden and the street. Slipped slates, lifted ridge tiles or pieces in the garden are signs something has moved. Prompt repairs stop small problems growing.

Common roof problems in Hadleigh

A blocked gutter does more harm than it looks. Leaves, moss and silt build up, the gutter overflows and water soaks the walls. Valley and parapet gutters can overflow inside the building, particularly near trees.

Most people get in touch when they’ve noticed something like this:

  • Water stains on rafters and ceiling joists
  • Crumbling chimney pointing or cracked flaunching
  • Slates or tiles that have slipped or broken
  • Ponding, splits or blisters on flat roofs

If you own a rental within reach of Leigh-on-Sea station, a dated record of the roof is useful when planning maintenance across a let.
