Common questions in Writtle

Will you come out to Writtle?

Yes. Writtle is within the area we cover, which takes in towns, villages and rural addresses. Our area covers London and South East England. Let us know about access, parking and anything unusual about getting there when you book.

Is my home in Writtle listed or in a conservation area?

We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Do I have to be there for the survey?

That depends on the survey. For inside areas and the roof space, someone has to give us access; we’ll agree the details as you book.

Are you insured?

Professional indemnity and public liability insurance cover our surveys. If you need details for a managing agent or a building owner, just ask.

When does the report arrive?

It depends on the package: the Basic Survey report arrives within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey the same day. The report is emailed to you.

When is the best time for a gutter survey?

There’s no wrong time. If water is already spilling over, book sooner rather than later as overflowing water can damage walls.

Will you go up on the roof?

Only if it is safe. We look at everything that can safely be seen: from ground level, from windows, from inside the loft space, from the roof where it is safe and by drone where it applies. Anything we can’t see is noted in the report.

How a gutter survey works in Writtle

People book a gutter survey when gutters overflow, when damp appears or before the wetter months. Landlords and managing agents use the report to plan upkeep and buyers sometimes want the gutters looked at before they exchange. The survey and report follow the same steps whatever the reason with photos and clear recommendations. We survey on weekdays and at weekends. We survey fascias and soffits, valley gutters and parapet and box gutters, and common reasons people get in touch are choked outlets or hopper heads and joints that drip after rain.

Around Writtle, older cottages sit alongside bungalows and newer houses. Coverings range from slate and clay tiles on older homes to concrete tiles on many later ones. On older homes, chimney stacks, valleys and gutters are usually where the work is, and the fixings under the coverings matter too. The fixings under an older roof often fail before good slates or tiles do.

The report works through the roof section by section, from the main slopes down to the gutters and outlets, with a note and a photo for each point. You’ll see the good as well as the bad.

What happens on the day

Every visit follows the same pattern: we listen to what’s been worrying you, inspect the roof from every safe viewpoint, photograph what we find and record our findings for the written report. It normally takes roughly 1–2 hours for a house, with bigger or more complicated roofs taking longer. A visit to a smaller place like Writtle is no different on the day: we look from the ground, from windows, from the loft and from the roof where it is safe. It is useful to show us anything you’ve already noticed.

  1. You let us know where you’ve seen overflows, drips or damp.
  2. We walk round the building and check the gutters, downpipes and fascias from ground level.
  3. We check hidden gutters as far as safe access allows.
  4. The loft space is checked for staining, where it can be reached safely.
  5. You receive a report with photos and recommendations.

Before the survey

  • Clear the way to the loft hatch

Advice

Why act early in Writtle

A dripping joint or sagging bracket won’t get better on its own. Each heavy rain puts more water where it shouldn’t be, on walls, timber and sometimes inside. A survey now tells you what needs doing and how urgent it is. Blocked gutters on homes around Writtle overflow and soak walls, particularly where trees overhang. It’s easy to sort the cause early and slow to dry a damp wall.

Every price we give includes VAT. Gutter survey starts from £150, including VAT. We confirm the price for the job before booking.

Roofs, chimneys and gutters in Writtle

In Essex, older buildings are often clay-tiled, many with weatherboarding, with post-war and more recent estates making up much of the newer housing. Knowing the covering helps explain which parts of a roof are likely to need work first. With Hylands about 1.4 miles south-east, Writtle sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs.

Trees in and around Central Park shed leaves that can end up in nearby gutters, and blocked gutters overflow and soak walls. For businesses in and around places such as Bond Street Chelmsford, a written record of the roof’s condition helps you plan maintenance rather than react to leaks.

Writtle is about 3 miles west of Chelmsford, in Essex. In Writtle, as across Essex, every roof gets the same careful survey. Writtle is one of the towns and villages in Essex where we work.

Do you need a gutter survey in Writtle?

Hidden gutters are often lined with lead or another sheet covering. When a lining splits or an outlet blocks, the water can come inside as there is nowhere harmless for it to go. Lead is also a target for theft.

We are often asked to look at:

  • Overflowing eaves gutters
  • Water backing up from a hidden gutter
  • Dripping or leaking gutter joints
  • Sagging gutters and loose brackets

If you own a rental within reach of Chelmsford station, the gap between tenancies is a good time to have the roof looked at.

What to expect from a roof survey

What this survey cannot tell you

Before you book, it’s worth knowing what a survey will not do:

  • Gutters out of sight from each safe vantage point
  • Damage hidden inside walls or behind boards
  • Pipes below ground level

If you are not sure which survey you need, call 07833 053749 or send us an email and we will give you a straight answer before you book. What a survey covers and doesn’t.

What we check

  • Outlets and hoppers
  • Fascias and soffits
  • Parapet and box gutters
  • Eaves gutters
  • Downpipes
  • Valley gutters

Tips that help

Here are a few things we’d tell any owner, before and after a survey:

  • Keep climbers away from the eaves
  • Book gutter clearing once a year, more often near trees
  • Don’t leave hidden gutters out of a clear-out
  • Look for new stains on ceilings below valleys after rain

After any work is done, watch the gutters in the next heavy rain. Rain should flow to the outlets and down the downpipes, and if it doesn’t, raise it with whoever did the job.

Deal with drips, sags and loose downpipes early. Left alone, they typically grow and spilled water harms brickwork and woodwork.

Roof by roof

Box and secret gutters

A secret gutter is tucked under the slates or tiles at an abutment or valley and is easy to overlook. We look at what’s visible and note what is not.

Aluminium and other metal gutters

Joints and fixings are the weak points on metal gutters. We record any corrosion or leaks we see.
