Great Bardfield Gutter Survey

Wondering about the gutter at a property in Great Bardfield? We carry out gutter surveys in Great Bardfield and across Essex, with plain-English findings.

  • Water spilling over the gutter edge
  • Gutters that have fallen out of line
  • Valley or box gutters that overflow inside

Need a gutter survey in Great Bardfield?

When you need someone else

It is a careful look at the gutter, not the whole story. The main limits are:

  • Parts of gutters that cannot be seen safely
  • The inside of a downpipe along its whole length
  • Underground drains, which need a CCTV drain survey

If you are not sure which survey you need, ring 07833 053749 or drop us an email and we will give you a straight answer. What a survey covers and does not.

Roof types and parts we check

  • Parapet and box gutters
  • Valley gutters
  • Fascias and soffits
  • Downpipes
  • Outlets and hoppers
  • Eaves gutters

Gutter survey in Great Bardfield

Gutters have to slope gently towards the outlet or water sits in them. When brackets sag or joints part, water pools, drips and spills over at the low points. We check the line of each run as far as we can see it and look at the brackets and downpipe clips. You get written recommendations, prioritised by urgency where relevant. If you are worried about choked outlets or hopper heads and sagging gutters and loose brackets, we can find out what’s behind it.

Older buildings in small places like Great Bardfield may be listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials such as clay tiles, slate and stone are frequently matched when work is done.

The report works through the roof section by section, from the main slopes down to the gutters and outlets, each with a short note and a photograph. You’ll see the good as well as the bad.

What we do, step by step

Every roof is different; as a rough guide, the survey takes roughly 1–2 hours for most homes, and longer where there are parapet, valley or box gutters to follow. If you have questions on the day, just ask. In a hamlet or village like Great Bardfield, a postcode doesn’t always lead to the right gate, so a few directions are welcome. The visit itself is the same as anywhere else.

  1. You tell us where you’ve seen overflows, drips or damp.
  2. The eaves gutters, downpipes and fascias are checked from ground level and windows.
  3. Valleys, parapets and box gutters are inspected where they can be seen safely.
  4. Where it is safe, we check the loft for signs of water.
  5. You receive a report with photos and recommendations.

Before we arrive

  • Dig out any old roof reports or invoices
  • Keep pets out of the way during the survey
  • Point out any leaks or damp patches

Great Bardfield: your questions answered

Do you cover smaller places like Great Bardfield?

Yes, we do. We cover the whole of London and South East England, and smaller places are part of that. Longer journeys are simply planned in advance.

Does a conservation area affect roof work in Great Bardfield?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Is it a structural engineer’s report?

No. We point out what can be seen, such as sagging or deflection, but we are not structural engineers and don’t carry out calculations. If we think you need an engineer, the report says so.

Do you carry professional indemnity insurance?

Our cover is professional indemnity plus public liability.

How experienced are you?

We’ve been surveying roofs for over 20 years and have carried out more than 5,000 surveys.

How fast do I get the report?

That depends on the survey you book: the Basic Survey report arrives within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey the same day. The report is emailed to you.

Is this a RICS survey?

No. This is a survey of the roof only, and it isn’t a RICS Level 2 or Level 3 survey. Many buyers have both.

Why it’s worth a survey now in Great Bardfield

Water spilling from a gutter runs down and soaks the wall below. Given time, it can cause damp patches, damaged pointing and rot in nearby timber. Spotting the problem early tends to mean a simpler fix. In a place like Great Bardfield, a barn or garage roof left to fail puts whatever is inside at risk. A quick look before winter can save a lot.

To find out what your survey will cost, phone 07833 053749 or send us an email and tell us about the roof. We will confirm the figure before booking.

What we look for on each type of roof

Plastic (uPVC) gutters

Plastic can become brittle with age and crack. We check joints, brackets and the line of each run.

Fascias and soffits

Most gutters are fixed to the fascia, so a rotten fascia can let the gutter drop. We note soft, stained or damaged boards we can see.

What you can safely check yourself

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Share it with us when you book.

You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.

Great Bardfield homes and their roofs

Older buildings may be listed or sit in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. Re-roofing in different materials may need permission there. Clay tiles and timber weatherboarding mark out many of the older buildings in Essex, with post-war and more recent estates making up much of the newer housing. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

For site and facilities teams at buildings like Great Bardfield Primary School, large buildings have long gutter runs and big roofs that need checking like any other. For an older house near a landmark such as Parish Church of St Mary the Virgin, its chimney, valleys and lead work are likely to be the parts that need attention first.
