Gutter Survey in Upper Pond Street
We take a careful look at the gutter at your property in Upper Pond Street, and put it all in a report with photographs.
- Sagging gutters and loose brackets
- Water spilling over the gutter edge
- Leaking or loose downpipes
The survey, step by step
Expect us to ask a few questions before we start, about the roof’s history, any leaks and past repairs. Then the inspection itself takes about 1–2 hours for a house, with bigger or more complicated roofs taking longer. In a small place like Upper Pond Street, access is normally the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.
- You let us know where you’ve seen overflows, drips or damp.
- We walk round the building and check the gutters, downpipes and fascias from ground level.
- We look at hidden gutters as far as safe access allows.
- The roof space is checked for staining, where it can be reached safely.
- You receive a report with photos and recommendations.
Getting ready for the survey
- Show us where any leaks or stains appear
- Keep pets out of the way during the survey
- Gather any invoices or paperwork from past roof work
How to book
Every survey is priced before it’s booked, so you know the cost up front. Prices start from £150, including VAT. To book, phone 07833 053749 or drop us an email.

Gutter survey in Upper Pond Street
Eaves gutters at the front of a building are easy to spot, but many aren’t. Valley gutters between slopes, gutters behind parapet walls and box or secret gutters can overflow inside the building when they block. We look at them as far as they can safely be seen using vantage points, the loft space and the roof itself where safe. Hidden gutters are a common source of leaks inside. We survey downpipes, valley gutters and eaves gutters, and the problems we are asked to look at most are joints that drip after rain and blocked outlets and hoppers.
Village roofs often face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. Lead flashings and old chimney stacks are frequently where weather gets in first.
The report is written in plain words, so it makes sense without any roofing background. Photographs show what each point refers to, and recommendations are put with the most urgent first where relevant.

Can I check my roof myself?
You can learn a lot from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.
Your own check is a good start, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level.
Leave it or get it looked at?
Clearing gutters removes the debris but it won’t explain why water keeps spilling over. Our survey also looks at falls, joints, brackets, outlets and downpipes to show whether something else is wrong. Matching old materials, such as handmade tiles or stone slates, can take time to source. That is one more reason to find defects before they become urgent.
Prices start from £150, with VAT included, for a Basic Survey. Standard is from £250 and Premium from £400, both inc. VAT. We confirm the price for the job before booking.

Before and after the survey
Here are a few things we’d tell any owner:
- Book gutter clearing once a year, more often near trees
- Look for green streaks or damp patches on walls
- Include valley, parapet and box gutters when clearing
- Check for spilling water in a downpour
For let and shared buildings, the report can go on file to help plan maintenance. The photographs help when you explain the work to others.
Watch your gutters from ground level or a window during heavy rain. Overflows and dripping joints are a sign to act before the walls suffer.
Roof by roof
Box and secret gutters
Secret gutters are hidden under the edge of the roof covering, so they’re easy to forget. We check what’s visible and note what is not.
Plastic (uPVC) gutters
Plastic can become brittle with age and split. We look at the joints, brackets and falls.
What a gutter survey doesn’t cover
This is not a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- Blockages deep inside downpipes
- Confirming asbestos in older rainwater goods
- Rot or damp concealed behind fascias or inside walls
If you’re not sure which survey you need, ring 07833 053749 or drop us an email and we’ll give you a straight answer. The full list of what we check.

FAQs for Upper Pond Street
Will you come out to Upper Pond Street?
Yes, Upper Pond Street is on our map. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.
How do I find out if my home in Upper Pond Street is listed?
We can’t confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.
What does a gutter survey cost?
Our price is from £150, including VAT. The size of the property and the access affect the price. To get a price, ring 07833 053749 or use the contact form.
Will you check the drains below ground?
No. We check above-ground rainwater only, from the gutters to the bottom of the downpipes. Where a below-ground drain seems to be the problem, we will tell you.
Can you give me structural calculations?
No. We note visible signs such as sagging or deflection, but we don’t carry out calculations or give an engineer’s opinion. If we think you need an engineer, the report says so.
Do you use drones?
Where it is applicable and safe, yes. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.
How experienced are you?
More than 5,000 surveys over 20+ years.
What a gutter survey looks like in Upper Pond Street
Older buildings in Essex frequently have clay tiles and weatherboarding, and lots of post-war and modern estates besides. Whichever you have, the details that tend to fail before the covering itself get the closest look. Historic houses such as Audley End House, about 4 miles east, show how far back building in the area around Upper Pond Street goes. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material.
For an older house near a landmark such as The Hamlet Church, its roof may have old fixings, lead flashings and chimneys that need a closer look. If you let a flat or house near Audley End station, a dated record of the roof is useful when planning maintenance across a let.
