Independent gutter surveys in Elmdon

Gutter surveys for homes and businesses in Elmdon

We carry out gutter surveys in Elmdon as part of our cover across London and South East England. On the day, we inspect whatever is safely visible from the ground, windows, the roof space and the roof where it’s safe. A visit usually takes about 1–2 hours for a house, though large, tall or awkward roofs take more time. Afterwards, you get a written report with photos and recommendations. If you’ve noticed leaves and moss blocking gutters and fascia boards damaged by overflowing water, we can find out what’s behind it, on eaves gutters, valley gutters and downpipes alike.

Older buildings in small places like Elmdon may be listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials such as clay tiles, slate and stone are often matched when work is done.

The report is yours to share with whoever needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent, whichever applies.

How the survey works

On the day, we begin with a quick chat about the roof and anything that’s worrying you. After that, we check everything we can see safely, from ground level, from windows, in the roof space and by drone where it applies. Most surveys take roughly 1–2 hours at a house, depending on how many gutter runs and downpipes there are. Around Elmdon, older homes can have small or awkward roof spaces, so tell us about the loft hatch and any ladder. We only go where it is safe.

  1. You tell us where you’ve seen overflows, drips or damp.
  2. We walk round the building and check the gutters, downpipes and fascias from the ground.
  3. We check hidden gutters as far as safe access allows.
  4. Where it’s safe, we check the loft for signs of water.
  5. You receive a report with photos and recommendations.

Before the survey

  • Dig out any old roof reports or invoices
  • Let us know about parking before the day
  • Point out any leaks or damp patches

How to book

If you have photos of the roof, send them over. Pictures from the ground or a window are fine. To get started, phone 07833 053749 or email us.

Elmdon: your questions answered

Do you survey roofs for landlords with property near Great Chesterford station?

Yes, landlords and agents book with us as well as owners. Just phone 07833 053749 or use the contact form and tell us about the building.

Is my home in Elmdon listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

How many surveys have you done?

More than 5,000 surveys over 20+ years.

Is there a good time of year to book a gutter survey?

Any time of year works. Before the wetter months gives you time to plan any work, and a wet spell can show where gutters overflow.

Do you take photos of the roof?

Yes. We photograph the roof as we go, and the report uses them to show each finding alongside our recommendations.

Do you check valley and parapet gutters?

Yes. Hidden gutters are a common cause of leaks inside so we pay close attention to them. Parts of them may not be visible, and the report says so.

Can you give me structural calculations?

No. We’re experienced roof surveyors, and visible signs such as sagging are noted, but calculations and an engineer’s opinion are outside what we do. If one is needed, the report says so.

Signs you need a gutter survey in Elmdon

Gutter brackets work loose or corrode with age. Wet leaves and silt add a lot of weight, and that weight pulls sections out of line. Once the fall is lost, water sits at the low point and spills over.

Typical things we are asked to look at include:

  • Gutters overflowing in heavy rain
  • Valley or box gutters that overflow inside
  • Sagging gutters and loose brackets
  • Blocked outlets and hoppers

Landlords with a home close to Great Chesterford station may find that a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

Before you book any roof surveyor

  • Whether any drone flown is registered with the CAA
  • Will they check the loft as well as the outside?
  • What the report includes, and whether it has photos
  • Which parts of the roof they’ll actually see

What’s in a roof survey

How the survey changes by roof type

Box and secret gutters

Box and secret gutters frequently cause leaks indoors. Outlets, linings and overflows are checked as far as access allows.

Aluminium and other metal gutters

Joints and fixings are the weak points on metal gutters. Any leaks or corrosion we spot go in the report.

What you can safely check yourself

During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can point to a blockage or a sagging run.

What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way. That is where a survey comes in, using safe viewpoints and a drone where it applies.

Practical tips

Some practical points come up on survey after survey. They apply to most roofs:

  • Get trees that overhang the gutters trimmed
  • Ask for valleys and parapet gutters to be cleared too
  • Get the gutters cleaned out every year
  • Check downpipe clips are holding

Report times depend on the package you choose: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. We email it to you once it’s done.

Have your gutters cleared at least once a year, and more often if trees overhang the roof. The best time is typically after the leaves have dropped. Clear gutters can carry water away as they should.

Gutter surveys in Elmdon: local notes

In Essex, older buildings are frequently clay-tiled, many with weatherboarding, with post-war and more recent estates making up much of the newer housing. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. The wider area around Elmdon has a long history of building, with Audley End House about 3.9 miles east. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years.

If you live in an older home near Church of St Nicholas, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.
