What a roof survey doesn’t cover

Our findings are based on what we can see safely on the day, so there are some things a survey cannot cover:

  • Confirmation of asbestos in soffits or cement sheets
  • Faults hidden behind ceilings or boarding
  • A structural engineer’s report

If in doubt, call 07833 053749 or email us and we will point you to the right survey before booking. What our survey covers.

How a roof survey works in Elmdon

A roof survey tells you what condition your roof is in, before small faults become big ones. Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all checked, and the roof space where there is safe access. You get a written report with photos and recommendations. Where it is relevant, the recommendations are prioritised by urgency. We survey flat roofs, natural slate and clay and concrete tiles, and people most often book us about loose ridge or hip tiles and loose chimney pots.

Older buildings in small places like Elmdon may be listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials such as clay tiles, slate and stone are frequently matched when work is done.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

How the survey works

The aim of the visit is simple: to see as much of the roof as can safely be seen and record it clearly. Everything we note and photograph goes into the written report. The visit usually takes between one and two hours for a house, or half a day or so for a commercial building. Somewhere like Elmdon needs a little journey planning: let us know about lanes, gates and parking. On the day, we inspect whatever is safely visible, inside and out.

  1. We start by hearing what you’d like checked and why.
  2. We agree a date, on a weekday, Saturday or Sunday.
  3. We check the roof from every safe vantage point, inside and out.
  4. Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all examined and photographed.
  5. We email a report with photographs and recommendations.

What a survey costs

Prices always include VAT. The things that change the price are:

  • Whether thermal imaging or a drone is needed
  • Height and safe access
  • How many separate roofs there are, such as extensions, dormers and garages
  • How big the roof is

We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.

What we need to know

You don’t need to know any roofing terms. It is enough to let us know:

  • What kind of property and roof it is
  • Whether there’s a loft hatch, a shared roof or tricky access
  • Any photos you have, taken from the ground or a window
  • Your postcode, so we can check access and travel

Prices start from £150, including VAT. What you pay depends on the roof’s size, access and the package, and you can call 07833 053749 or email us to find out.

Your questions about roof surveys in Elmdon

Can a landlord with a rental near Great Chesterford station book a roof survey?

Yes, that is a common request. Let us know whether a tenant or an agent will let us in, and we can send the report to you or your agent.

Will you come out to Elmdon?

Yes, smaller places are covered as well as towns. We work right across London and South East England. Let us know about access, parking and anything unusual about getting there as you book.

Do you give a life expectancy for the roof?

Not as an exact number, since the fixings, underlay and maintenance all play a part. Instead, we set out what’s sound, what’s wearing and what to do first.

Do you survey on Saturdays and Sundays?

We carry out surveys on weekdays and at weekends. To arrange a date, call 07833 053749 or email us.

Do you survey roofs on blocks of flats?

Yes, once access has been agreed. Roofs over flats are often shared, so the building owner or managing agent needs to agree access. We inspect only the parts we are allowed to reach.

Do you use drones?

Where it’s applicable and safe, yes. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.

Does the weather affect the survey?

A survey can normally go ahead in light rain, and it can even help show where water is getting in. Heavy rain or strong wind can ground a drone and make the roof unsafe, so we’ll agree a new date if the weather isn’t suitable.

Should I look at the roof myself first?

During heavy rain, look at the gutters from the ground or a window. Overflowing water can point to a blockage or a sagging run.

It is useful to keep a record: dates of leaks, photos from the ground and any work done on the roof. Send it with your enquiry.

Do you need a roof survey in Elmdon?

The underlay under the coverings matters too. Breathable membranes only appeared in the UK in the late 1990s, so many older roofs have bitumen felt underlay, and some very old roofs have no underlay at all. Torn or sagging felt lets water through.

Common reasons to book include:

  • Leaning or weathered chimney stacks
  • Gutters that overflow in heavy rain
  • Loose ridge or hip tiles
  • Lifted, split or missing lead flashings

If you own a rental within reach of Great Chesterford station, a roof report helps you deal with small faults before they turn into a call from a tenant.

What to check before booking

  • How much experience they have with roofs like yours
  • Whether the inside of the roof is included
  • What insurance they carry
  • What happens after the report arrives

What to expect from a roof survey

Why act early in Elmdon

Hidden gutters and valleys can fail without warning. When they do, water comes straight into the house. A survey checks them while they’re still dry. Outbuildings and barns around Elmdon are easy to forget, but a failed roof there can spoil what’s stored inside. It is worth including them in a survey before a winter does the damage.

Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. The price is confirmed before booking.

What you get with us

Elmdon homes and their roofs

Clay tiles and timber weatherboarding mark out many of the older buildings in Essex, and plenty of post-war and modern estates besides. Knowing the covering helps explain which parts of a roof are likely to need work first. If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying.

If you live in an older home near Church of St Nicholas, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. Audley End House lies about 3.9 miles east, so building around Elmdon goes back a long way. If your house is among the older ones, the roof may have been repaired many times, and the survey records how each part is holding up.
