Checking the roof from ground level

Watch the gutters in a downpour, from a window or the ground. Overflowing water can point to a blockage or a sagging run.

You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.

Flat roof survey in Elmdon: what you get

Each flat roof is looked at from the safest viewpoints we have: on the roof where it’s safe, from windows and higher ground, and from the rooms below where we can reach them. We don’t walk on fragile rooflights or fragile roof sheeting. If part of the roof cannot be seen or reached safely, the report says so, so the limits of the survey are clear. If you are worried about blistering in felt or asphalt and loose or cracked edge trims, we can find out what’s behind it, on upstands and outlets, felt flat roofs and GRP fibreglass alike.

Flat roofs on exposed homes in small places like Elmdon take more wind and rain, so edges, upstands and laps take a beating. Older felt roofs, frequently around 15–20 years in life, show it first. EPDM rubber and GRP coverings last longer, but their edges and joints still need checking. On an exposed roof, the edges tend to go first.

Findings are set out part by part, from the coverings down to the gutters. It records what’s sound as well as what is not.

Roof by roof

EPDM rubber

An EPDM rubber roof is typically one large sheet, bonded to the deck. The survey looks at laps, edge trims, corners and signs of puncture.

GRP fibreglass

A well-laid GRP roof often lasts up to about 30 years. Hairline cracks over board joints are an early warning we look out for.

Your questions about flat roof surveys in Elmdon

Does a conservation area affect roof work in Elmdon?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Do you cover smaller places like Elmdon?

Yes, we do. We work right across London and South East England, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Can you survey a flat roof on an office or unit?

Yes. We survey flat roofs on offices, shops, industrial units and blocks of flats. Larger commercial roofs are quoted for their size and access, so please ring 07833 053749 or send us an email with the details.

Do you go up onto the roof?

It depends on what’s safe: on the roof where it’s safe, and from windows, nearby vantage points and inside. Fragile rooflights and fragile sheets are never walked on.

What happens next?

The report comes by email, and you decide the next step: use it with a seller, an insurer, a roofer or a managing agent.

Will you check the loft?

Yes, where the survey calls for it and there is safe access. We look for staining, damp, daylight and signs of movement, as far as the space allows.

Does the survey cover asbestos?

Our survey does not include asbestos testing. Buildings built or refurbished before 2000 may contain asbestos, for instance in cement roof sheets. Anything that might contain it is flagged, so a specialist asbestos surveyor can check before work starts.

How we price flat roof surveys

When we price a survey, we consider:

  • Building height and the viewpoints available
  • House, block, shop or office
  • Which survey package you book
  • The shape of the roof and its details

We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, all including VAT. The price for your roof depends on its size, access and what you need to know.

What to let us know when you contact us

If you can, have these to hand when you contact us:

  • Your postcode, so we can check access and travel
  • Any deadline, like an exchange date
  • What made you get in touch
  • The style of property, from a terrace to a block

Flat roof survey starts from £150, including VAT. What you pay depends on the roof’s size, access and the package, so ring 07833 053749 or email us with the details.

Tips from our surveys

Here are a few things we’d tell any owner:

  • Check that new brackets or units haven’t damaged the covering
  • Check the outlets after the leaves fall
  • Ask contractors to protect the roof if they work on it
  • Check from a window for ponding after heavy rain

The report is emailed to you, ready to share with a roofer, the seller or a managing agent. Each defect is described in plain words and shown in a photo, so others can follow it without going up to look.

Try not to let a flat roof become a walkway. Where someone does need access, ask them to use boards or a protected route, and to keep well clear of rooflights and fragile sheeting.

How it works

The aim of the visit is simple: to see as much of the flat roof as can safely be seen and record it clearly. Notes and photos go into the written report. It usually takes about one to two hours for most houses, and longer for a large or complex roof. For a village or hamlet like Elmdon, the journey is planned beforehand: let us know about narrow lanes, gates, long drives and where we can park. On the day, we inspect everything that’s safely in view, inside and out.

  1. We start with the details: the address, the roof’s use and any leaks or stains.
  2. We look at the roof from wherever it can safely be seen.
  3. Every part of the roof we can see is looked at: covering, falls, upstands, outlets, trims and rooflights.
  4. Inside, we look for damp and staining under the roof where there’s access.
  5. The findings are written up with photos and recommendations and emailed to you.

Getting ready for the survey

  • Make a note of anything you’d like us to look at
  • Leave a clear route to the loft
  • Gather any invoices or paperwork from past roof work

How to book

Photos help, if you have them. Take them safely from ground level or a window. To send them or to book, phone 07833 053749 or drop us an email.

Advice

Local flat roofs in Elmdon

With Audley End House about 3.9 miles east, Elmdon sits in an area with a long building history. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first. In Essex, older buildings are frequently clay-tiled, many with weatherboarding, while many towns grew with post-war and newer estates. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere.

For an older house near a landmark like Church of St Nicholas, later flat-roofed additions are common on older houses, and their edges and upstands often show the first signs of wear.

Common roof problems in Elmdon

No flat roof covering lasts for ever. Felt roofs often last around 15 to 20 years, EPDM often 30 to 50 years and GRP up to about 30, although how well it was laid and looked after matters a great deal. A survey shows how yours is holding up, whatever its age.

People usually book a survey when they’ve noticed something like this:

  • Dips that suggest the deck is deflecting
  • Blocked or damaged outlets
  • Blisters and bubbles in the covering
  • Pools of water lying on the roof

For landlords with property near Great Chesterford station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies.
