Rooflights and upstands

Rooflights and fragile sheets are never walked on. We view them from safe positions and photograph what we see.

GRP fibreglass

Movement in the deck or a thin layer of resin can lead to cracks in GRP. We record any cracking and any signs of the deck moving.

How a flat roof survey works in Thaxted

Water through a flat roof does not always come in where the stain is. It may start at a split, a lifted seam or a failed upstand well away from the damp patch. Our survey covers the whole roof, not just the part above the mark, and photograph anything that could let water in. Whoever carries out the work then has a clear starting point. We’re often asked to look into failed seals around rooflight kerbs and outlets that hold water back, across mastic asphalt, EPDM rubber and felt flat roofs.

Around Thaxted, many homes have a garden room, garage or outbuilding with a flat roof. They’re rarely looked at until something gets wet. It is worth mentioning them as you book, so the visit can include them. Smaller roofs use the same coverings as bigger ones, from felt to rubber and GRP, and age in the same way.

You receive the findings by email, ready to forward to whoever needs them. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

Thaxted: your questions answered

Is Thaxted within the area you cover?

Yes, Thaxted is covered. We survey roofs across London and South East England, from towns to the smallest villages. Longer journeys are simply planned beforehand.

Is Thaxted in the area you cover?

Yes, Thaxted is one of the places we work. Every survey there gets the same written report with photos, and visits run on weekdays and weekends.

Can you survey in bad weather?

Some surveys depend on the weather more than others. Drones cannot fly safely in strong wind or heavy rain, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. We will rearrange with you if the weather isn’t right.

How long will you be at the property?

Most surveys take between one and two hours for most houses, with bigger or more complicated roofs taking longer. We will confirm the timing when you book.

Which days do you carry out surveys?

Surveys run on any day of the week. To find a day that suits you, call 07833 053749 or email us.

What happens after the survey?

You receive the written report by email, with photographs and recommendations. It’s yours to share with a seller, insurer, roofer or managing agent, whichever applies.

Will you check the loft?

If it’s needed and safe to reach, yes. Inside, we look for damp, staining, gaps and sagging, as far as the space allows.

Should I look at the roof myself first?

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, as it helps a surveyor trace the cause.

A DIY look is useful, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight.

Tips from our surveys

A little preparation and a few simple habits help. Our tips:

  • Check from a window for ponding after heavy rain
  • Ask whoever fits equipment on the roof to make good the covering
  • Keep people off the roof unless they need to be there
  • Check the outlets after the leaves fall

If anything in the report is not clear, just ask us. Standard Surveys come with a follow-up consultation, and Premium Surveys with an in-person one, giving you a chance to go through what we found.

Have the roof surveyed every few years, and after any work that goes through it. You will spot changes early and have a record to look back on.

How it works

We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. All told, expect about one to two hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. A visit to Thaxted is planned like any other: the time, the access and where to park are agreed beforehand. Weekday and weekend visits are both possible. If there are outbuildings or garages you want looked at, mention them.

  1. We agree the roof to be surveyed, its use and any leaks you know about.
  2. The roof is viewed from safe positions, including the roof itself where that’s safe.
  3. The covering is checked for wear, splits, blisters and standing water.
  4. We photograph and record the outlets, upstands, trims and rooflights.
  5. The report, with photographs and recommendations, comes to you by email.

Preparing for the visit

  • Dig out any old roof reports or invoices
  • If you are buying, let the agent know when we are coming
  • Have any questions written down, so nothing gets missed

Flat roof surveys around Thaxted

About 1.8 miles south-west lies Horham Hall, a reminder of how long the area around Thaxted has been built on. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area. Weatherboarded walls and clay tile roofs are typical of older Essex buildings, with post-war and more recent estates making up much of the newer housing. Mixed in with those pitched roofs are plenty of flat ones, over rear extensions, dormers, garages and shops.

If your house is among the older ones in the streets near Church of St John the Baptist, flat-roofed rear additions and dormers added over the years are worth checking. If you look after a building such as Thaxted Primary School, large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly.

What happens if roof problems are left?

Before replacing a flat roof, it is useful to know if you really need to. At times the trouble is a handful of failed details, and at times the whole covering is worn. The report sets out what we found, so you can make that decision with a roofer. Around Thaxted, leaves and moss in gutters lead to overflowing water and damp walls. Dealing with the cause is simple; drying out a wall is not.

Every price we give includes VAT, and the report is not charged as an extra. Prices start from £150, including VAT. Where your roof sits in the range depends on its size, height and access.
