Roof leak investigation in Thaxted: what you get

Older homes have more places for water to get in. Lead flashings crack or lift, valley linings wear and parapet gutters overflow when outlets block. A central valley gutter on a butterfly roof often turns out to be the source. Parapet walls and their gutters are checked from wherever it is safe. The findings are recorded with photos. If you’re worried about damp walls below an overflowing gutter and water dripping from rafters or underlay, a survey will tell you what’s going on.

In older homes around places like Thaxted, the underlay may be old bitumen felt, or there may be none at all. Once the slates or tiles let water past, there’s little to stop it reaching the ceiling. Whether it is long-term wear or recent damage makes a difference to what happens next. Wet battens and insulation in the loft are often the first clue.

Where we cannot see part of the leaking roof, the report says so. You will know exactly what was inspected and what wasn’t.

FAQs for Thaxted

Is Thaxted within the area you cover?

We do. Villages and rural addresses get the same survey as a town house.

Is Thaxted in the area you cover?

Yes, Thaxted is one of the places we work. The survey and report are the same in Thaxted as anywhere else.

Do you survey roofs on blocks of flats?

Yes, once whoever controls the roof agrees access. We check the parts we’re given access to, and the report makes that clear.

How experienced are you?

More than 5,000 surveys over 20+ years, across London and South East England.

How do you tell a leak from condensation?

The two can look alike. Widespread damp on the underside of the roof in cold weather, with blocked vents, suggests condensation. We check the pattern of damp and the ventilation, then say which is most likely.

Why is the stain in a different place from the leak?

Because water travels. It runs along rafters, battens or underlay before it drips, so the entry point is often well away from the mark. We follow the route back instead of guessing.

How long does a roof leak investigation take?

The visit typically takes between one and two hours for most homes, though a hard-to-trace leak can take longer. We will confirm what to expect when we arrange the visit.

How the survey works

The visit usually starts outside and finishes in the loft: outside views come first, then the roof space if there is safe access. In total, it takes about 1–2 hours for a house, and about three to four hours for a commercial roof. A visit to Thaxted is planned like any other: the time, the access and where to park are agreed ahead of time. Visits can be on weekdays, Saturdays or Sundays. If there are outbuildings or garages you want looked at, mention them.

  1. We start with what you’ve seen: where the stain is and when it gets worse.
  2. Inside, we check the damp area and the roof space above it.
  3. We check the likely entry points outside, such as flashings, valleys, chimneys and gutters.
  4. Moisture readings and thermal imaging are used where they help.
  5. You receive a written report with photos showing the likely source and what needs attention.

When to book a survey in Thaxted

A roof valley collects the rain from two slopes. Split linings, slipped valley tiles or debris can send that water under the coverings. The stain may appear well away from the valley itself.

Things that frequently lead to a survey include:

  • Drips in the loft during heavy rain
  • A leak that comes and goes with the weather
  • Brown rings on upstairs ceilings
  • Stains around a skylight

Anyone responsible for a site like Thaxted Primary School will know that on a building that size, finding the source of a drip means looking well beyond the stain.

Choosing a roof surveyor

  • What the survey will not cover
  • Whether the loft is part of the inspection
  • How soon the report will arrive
  • What insurance they carry

What a roof survey includes

Why it is worth a survey now in Thaxted

Leaks tend to get worse, not better. Wind lifts loose slates further and gaps widen. An investigation now gives you time to plan the work. In an older home around Thaxted, water from a roof defect can get into timber and plaster, which is far harder to put right than the roof fault itself.

There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. The price for your roof depends on its size, access and what you’d like to know.

What we look for on each type of roof

Chimney stacks

We look at the outside of the stack and the breast inside, not a flue, gas or sweep inspection.

Valleys

Leaves and moss build up in valleys and hold water back. In heavy rain, it can spill under the edges of the slates or tiles.

What a roof leak investigation does not cover

It helps to know what a survey will not do before you book:

  • Leaks from plumbing, tanks or pipework rather than the roof
  • What’s under the covering or behind the plaster
  • Leaks that only appear in weather we can’t recreate

If you are not sure which survey you need, call 07833 053749 or drop us an email and we will give you a straight answer before booking. The full list of what we check.

What we check

  • Lead flashings
  • Rooflights and dormers
  • Chimney stacks
  • Valleys and parapet gutters
  • Flat roof details
  • Slate and tile slopes
  • The roof space

Before and after the survey

A survey works best with a little help from you, before and after. Some tips:

  • Put a bucket under the drip and move valuables
  • Check the loft is accessible
  • Keep water away from lights and sockets
  • Write down the wind direction and rain when it leaks

If there are several possible sources, we list them in order of likelihood. Recommendations are prioritised by urgency where relevant.

Have leaves and moss cleared from gutters, valleys and outlets, especially in autumn. Blocked outlets on parapet and flat roofs cause many leaks. Use a professional rather than climbing up yourself.
