What a pre-purchase roof survey looks like in Thaxted

Where the drone is part of the survey, the flight is checked against the Drone Safety Map first. About 1.8 miles south-west lies Horham Hall, a reminder of how long the area around Thaxted has been built on. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area.

The streets around a church like Church of St John the Baptist are often among the oldest in a place, and if yours is one of the older homes nearby, the roof may have had decades of patch repairs, and the survey shows where they are.

Thaxted is about 6 miles south-east of Saffron Walden, in Essex. We visit Thaxted as part of our work across Essex, for homes and businesses alike. Across Essex, we cover Thaxted. Chelmsford is in our area too.

How a pre-purchase roof survey works in Thaxted

Book after your offer is accepted and before exchange. At that point you can still ask questions, because nothing is binding yet. We survey on weekdays, Saturdays and Sundays, which helps when a sale is moving quickly. The report comes within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. If you’ve noticed gutters choked with leaves and moss and bitumen or mortar used in place of proper repairs, a survey will tell you what’s going on, on natural slate, chimney stacks and gutters and downpipes alike.

Smaller places like Thaxted often have bungalows and cottages as well as houses, many of them extended or given dormers over the years. Even on a low roof, dormers, valleys and flat-roofed additions need a careful look. The same goes for a purchase or a new roof around Thaxted. Snags and wear both tend to show at dormer lead work and along flat-roof edges.

Most points in the report come with a picture, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

Your questions about pre-purchase roof surveys in Thaxted

Will you come out to Thaxted?

Yes, Thaxted is on our map. A small place gets exactly the same survey as a big one, with the route planned beforehand.

How do I find out if my home in Thaxted is listed?

We can’t confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.

Do you use drones?

Where it helps and it is safe, yes. Flights depend on the weather on the day and airspace rules, and we check for restrictions near airports before flying. We are a CAA-registered drone operator.

Does someone need to be in?

If the survey includes the loft or the inside of the building, someone needs to let us in. We’ll talk about access as you book.

Are you insured?

Professional indemnity and public liability insurance cover our surveys. If you need details for a managing agent or a building owner, just ask.

How quickly will I get the report?

Premium reports arrive the same day, Standard reports within 24 to 48 hours and Basic within 48 hours. Reports are emailed with photos included.

Can you tell me if my roof has asbestos?

No. Our report may flag materials that could contain asbestos, but only a specialist asbestos surveyor can confirm it. Buildings built or refurbished before 2000 may contain it.

What you can safely check yourself

What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way. That part is for a survey, using safe viewpoints and a drone where it applies.

Watch the gutters in a downpour, from a window or the ground. Overflowing water can be a sign of a blockage or a gutter that has dropped.

What this survey cannot tell you

It’s useful to know what a survey will not do before you book:

  • Structural calculations (that is a structural engineer’s job)
  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)
  • The condition of the rest of the house (that’s a RICS home survey)

If in doubt, ring 07833 053749 or send us an email and we’ll recommend the right survey before you book. What a survey covers and does not.

Roofs we survey in Thaxted

  • Flat-roofed extensions and dormers
  • Clay and concrete tiles
  • Lead flashings and valleys
  • Natural slate
  • Chimney stacks
  • The roof space
  • Gutters and downpipes

Different roofs, different checks

Lead flashings and valleys

Lead-lined valleys and gutters are common on older homes in London and the South East. Worn or cracked lead lets water straight into the roof, and missing lead is not unknown, as it is a target for thieves.

Gutters and parapets

Some older terraces have a butterfly roof with a central valley gutter. If yours does, we check that gutter and where it drains.

For landlords and managing agents

Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Mention it when you contact us and we will plan the visit with that in mind.

Freeholders and residents’ companies use a roof report to plan and budget, putting the urgent items at the top.

What happens if roof problems are left?

Plenty of buyers go ahead anyway, but with their eyes open. You’ll know which jobs are urgent and which can wait, and you can line up a roofer before small faults grow. In a smaller place like Thaxted, wherever a roof is exposed, a loose ridge or flashing doesn’t stay loose for long. Each storm lifts it a little further, and water follows.

What happens on the day

We’ll ask a few questions first, such as when any problem began and what work has been done before. The inspection then takes an hour or two at the house you’re buying, depending on its size and how much of the roof can be seen. For a survey in Thaxted, we agree the time, the access and parking before the day. Visits can be on weekdays, Saturdays or Sundays. If there are outbuildings or garages you want looked at, mention them.

  1. You choose a Basic, Standard or Premium Survey to suit the home you’re buying.
  2. A date is booked on a weekday, Saturday or Sunday.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Moisture detection, structural checks, thermal imaging or a drone are added where your package includes them.
  5. We send the report with recommendations ranked by urgency, ready for you to discuss with the seller or agent.

Before we arrive

  • Make a note of anything you’d like us to look at
  • Let us know about parking near the property
  • Move anything stored under the loft hatch
