About our chimney survey in Thaxted

Our survey covers the structure of the stack and its weathering details. It is not a flue inspection, a chimney sweep or a gas safety inspection. If you use a fire or a gas appliance, the flue should be checked by a sweep or a Gas Safe registered engineer as appropriate. If something we see points to the flue, we will say so. If you’ve noticed flashings pulling away from the stack and eroded joints in the brickwork, a survey will tell you what’s going on, on chimney breasts, chimney pots and cowls and lead flashings alike.

Trees around homes in smaller places like Thaxted drop leaves, twigs and moss onto roofs and into gutters. Once gutters and outlets block, water spills over and soaks the walls. It is the kind of slow problem a roof report picks up early. Plants growing from a gutter or moss on the tiles are signs worth noting from the ground.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

How the survey works

We don’t take risks to get a closer look. Everything that can be seen safely is inspected, and if part of the roof cannot be seen, the report says so. Most visits take about one to two hours at a house, as part of a look at the roof around the stack. Parking around Thaxted is usually easier than in a town centre, but mention lanes, gates or long drives. On bungalows and lower roofs, much can be seen from ground level, with the loft showing the underside.

  1. First we talk through the stacks, their history and any problems.
  2. Each stack is inspected from safe positions outside.
  3. Pots, cowls, flaunching, pointing and flashings are checked and photographed.
  4. We look for damp on chimney breasts and in the loft space.
  5. You get a written report with photos and recommendations by email.

Preparing for the visit

  • Buyers: confirm access with the estate agent or seller
  • Have any questions written down, so nothing gets missed
  • Let us know about parking before the day

Practical tips

Nothing here needs a ladder. Our suggestions:

  • Use a Gas Safe registered engineer for gas appliances
  • Use the report as a baseline for future checks
  • Don’t use a ladder to reach the stack yourself
  • Note any damp on chimney breasts and when it appears

Many people use the report to get quotes for the work. With the same list in front of each contractor, comparing quotes is simpler.

Unused stacks should be capped in a way that still lets air through. Ventilation helps keep the stack dry.

Prices for chimney surveys in Thaxted

The price reflects the time and kit the roof needs. That comes down to:

  • If the survey needs thermal imaging or a drone
  • The shape of the roof and its details
  • How many separate roofs there are, such as extensions, dormers and garages
  • Whether you choose the Basic, Standard or Premium Survey

One thing that affects the price is the package: from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. Size, height and access can affect the price too.

Helping us price your survey

Here’s what helps us most when you contact us:

  • Your timetable, like an exchange date
  • The reason for the survey, like buying, a leak or storm damage
  • Any stains, drips or damp patches you’ve seen indoors
  • Where the property is, with the postcode

Booking is simple: just call 07833 053749 or use the contact form and give us a few details about the property and we will recommend the right survey. The price is agreed up front.

Your questions about chimney surveys in Thaxted

Will you come out to Thaxted?

Yes, Thaxted is covered. Our area covers London and South East England, and smaller places are part of that. Longer journeys are simply planned in advance.

Is my home in Thaxted listed or in a conservation area?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Can you tell me if my roof has asbestos?

No. We don’t sample or test for asbestos. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000, with a recommendation to have a specialist asbestos surveyor check before it’s disturbed.

When does the report arrive?

Report times are set by the package. Basic: within 48 hours. Standard: 24 to 48 hours. Premium: the same day. If you have a deadline, such as an exchange date, let us know as you book.

What happens next?

You receive the written report by email, with photographs and recommendations. It is yours to share with a seller, insurer, roofer or managing agent, whichever applies.

Are you insured?

Our cover is professional indemnity plus public liability, and details are available on request.

Does the weather affect the survey?

It depends on the weather and the survey. In strong wind or a downpour, a drone can’t fly and access may not be safe, so we’d move the date with you.

What a chimney survey looks like in Thaxted

Historic houses like Horham Hall, about 1.8 miles south-west, show how far back building in the area around Thaxted goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material. Weatherboarded walls and clay tile roofs are typical of older Essex buildings, alongside plenty of post-war and newer estates. Whatever the covering, it is frequently the fixings, flashings, valleys and gutters that give out first.

For site and facilities teams at buildings such as Thaxted Primary School, large buildings have long gutter runs and big roofs that need checking like any other.

What happens if roof problems are left?

A leaning stack should be looked at sooner rather than later. Our survey records it and says when a structural engineer should look at it, so you can decide what to do next. In a smaller place like Thaxted, wherever a roof is exposed, a loose ridge or flashing does not stay loose for long. Wind gets under it and lifts more, and water follows.

To find out what your survey will cost, phone 07833 053749 or use the contact form and tell us about the roof. The price is agreed before a date is set.

Honest limits

We only report whatever is safely visible on the day, so there are some things a survey cannot cover:

  • Hidden sides of a shared stack
  • The inside of the flue, which needs a sweep or flue specialist
  • A structural engineer’s assessment

If you are not sure which survey you need, call 07833 053749 or email us and we’ll give you a straight answer before you book. The full list of what we check.

What we check

  • Brick chimney stacks
  • Flaunching
  • Shared and party-wall stacks
  • Lead flashings
  • Chimney breasts
  • Chimney pots and cowls

When to book a survey in Thaxted

Stacks that were used for open fires for many years can weaken from the inside. Mortar can deteriorate unevenly from flue gases and moisture, which can make a stack lean.

These are some of the problems a survey can pick up:

  • Flaunching that has broken away
  • Lifted or split lead flashings
  • Mortar washing out of the joints
  • Pots or cowls that look unsafe

Take an older house close to Church of St John the Baptist: its chimney, valleys and lead work are likely to be the parts that need attention first.
