Chimney survey in Monk Street: what you get
On terraced and semi-detached houses, a chimney stack is often shared with next door. We check what can safely be seen and what the owner gives us access to. If a defect appears to be on the neighbour’s side, we note it, so you can talk to them. Everything is written up with photos and what we recommend. We survey lead flashings, flaunching and chimney breasts, and the problems we are asked to look at most are loose, cracked or missing pots and gaps in the mortar around the pots.
Older buildings in small places like Monk Street may be listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials like clay tiles, slate and stone are often matched when work is done.
What you get is a clear record of the chimney stack on the day we saw it. It is useful right away, and a good reference for later.

Can I check my roof myself?
After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.
Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.
Questions from Monk Street
Do you survey roofs for landlords with property near Stansted Airport station?
Yes, rented property is part of what we cover. You can phone 07833 053749 or drop us an email with the address and a few details, including who will give access on the day.
Will you come out to Monk Street?
We do. A small place gets exactly the same survey as a big one.
What does the report include?
It works through the roof part by part, in writing and with photos, finishing with recommendations. Points are put with the most urgent first where relevant.
Is this an asbestos survey?
No. We do not carry out asbestos surveys or testing. We flag materials that could contain asbestos, such as cement sheets or soffits on pre-2000 buildings.
Do I have to be there for the survey?
Someone needs to let us in if we’re looking inside or in the loft. Access is agreed with you when you book.
What if it rains on the day?
A survey can normally go ahead in light rain. Strong wind or a downpour can stop drone flights and make roof access unsafe, so we’ll agree a new date if the weather isn’t suitable.
Will you photograph what you find?
Yes. Photographs are part of every report, so you can see each point for yourself.

When to book a survey in Monk Street
Chimney stacks stand above the roof, exposed to wind, rain and frost on every side. Frost opens up cracks in the mortar, and rain gets into worn bricks and joints. People usually call us when they notice damp or a problem with the stack, or before a purchase.
It’s worth booking a survey if you’ve seen:
- Redundant stacks capped without ventilation
- Damp patches on chimney breasts
- Signs that a stack is leaning
- Flashings pulling away from the stack
For landlords with property near Stansted Airport station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.
Choosing a roof surveyor
- How much experience they have with roofs like yours
- Their insurance cover
- What happens after the report arrives
- Will they check the loft as well as the outside?
The survey, step by step
Expect us to ask a few questions before we start, about the roof’s history, any leaks and past repairs. Then the inspection itself takes an hour or two at most homes, rising to roughly 3–4 hours on a commercial building. Rural addresses near Monk Street can be hard to find from a postcode alone, so a few directions are welcome. The visit itself is the same as anywhere else.
- We start by noting which stacks are in use, shared or causing concern.
- The flashings and the roof around each chimney are inspected.
- We look at the flaunching and pots on every stack.
- Any lean, spalling or worn pointing is recorded.
- You receive a written report setting out what needs attention first.
Before the survey
- Keep pets inside or away from the areas we are looking at
- Make a note of anything you’d like us to look at
- If it isn’t your property yet, arrange access through the agent
Book a survey
If you are buying, it is useful to book soon after your offer is accepted, so there’s time to use the report before exchange. Otherwise, simply phone 07833 053749 or email us whenever suits you.

Tips from our surveys
Most of what helps is simple and safe from ground level. Our suggestions:
- Ask about consent before removing a chimney on an older property
- Look at the chimneys with binoculars after a storm
- Keep the report to compare against at the next survey
- Check unused flues are capped with ventilation
You get the report by email and can pass it to whoever does the work. We use plain English and a photo for each defect, so it is easy to follow.
Check your stacks from the street or garden after a storm. Binoculars help you spot loose pots, missing mortar or lifted flashings.
