Drone roof surveys for homes and businesses in Thaxted
Drones need reasonable weather. High wind or heavy rain rules out a flight, because control and safety come first. If the day turns out unsuitable, we will talk about another date or inspect what we can by other means. The forecast is checked ahead of the visit and again on the day. Calm, dry conditions give the sharpest close-up photos. A short delay is better than a rushed flight. If you’ve noticed ridge and hip pieces working loose and outlets choked with leaves and silt, a survey will tell you what’s going on, on fragile roofs, chimney stacks and valleys and parapet gutters alike.
Older cottages and houses around Thaxted may have little insulation, and some have extensions with their own roofs. A thermal image can show where heat is escaping or where moisture may be trapped, and drone photos show the roof surfaces themselves. Findings are checked with moisture readings where needed. Calm, dry weather suits both methods, so the date is set with the forecast in mind.
Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

How the survey changes by roof type
Flat roofs on tall buildings
Felt often lasts around 15 to 20 years, EPDM rubber around 30 to 50 and GRP up to about 30. We record the signs of age we can see.
Chimney stacks
Our drone check of a chimney is visual, and it isn’t a flue or gas safety check. If the flue needs a specialist, we will tell you.
What happens on the day
Safety comes first on every visit. Everything that can safely be seen is inspected, and anything we can’t see is noted in the report. Most visits take about 1–2 hours on an ordinary house, with bigger or more complicated roofs taking longer. In a smaller place like Thaxted, as anywhere, the forecast plays a part: the parts that need calm, dry weather are planned around it.
- First, we check whether a drone is the right tool.
- A visit is booked for a weekday, Saturday or Sunday, weather permitting.
- Aerial photos are taken of your roof only, not the neighbours’.
- If the loft can be reached safely, it’s checked too.
- You get photos, findings and clear recommendations.
Before we arrive

Common questions in Thaxted
Does a conservation area affect roof work in Thaxted?
For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.
Is drone flying allowed in Thaxted?
It depends on the exact address and the weather on the day. Before any flight, we check the Drone Safety Map for airspace restrictions. The flight also waits for calm, dry weather.
Can you survey a shared roof?
Yes, if the freeholder or managing agent agrees access. On a shared roof we can only inspect the parts we’re allowed to reach, and the report makes that clear.
Are you structural engineers?
No. We note visible signs such as sagging or deflection, but we’re not structural engineers and don’t carry out calculations. Where an engineer is needed, we say so in the report.
Is this a RICS survey?
No. Our survey looks at the roof, not the whole building. For the rest of the building, a RICS home survey is a separate job.
Does the weather affect the survey?
Light rain is normally fine; heavy rain and wind are different. In strong wind or a downpour, a drone cannot fly and access may not be safe, so we’d move the date with you.
Do you carry out surveys on Saturdays and Sundays?
We survey seven days a week: Monday to Friday, Saturdays and Sundays. Just let us know the days that suit you.

What a drone roof survey doesn’t cover
We only report what can safely be seen on the day, so there are some things a survey cannot cover:
- Neighbouring roofs the owner hasn’t asked us to survey
- The underside of the roof (that needs an inside check)
- Photos in conditions too poor to fly
Not sure which survey suits your roof? You can phone 07833 053749 or use the contact form and we will tell you. The full list of what we check.

Flying and imaging in Thaxted
In Essex, older buildings are frequently clay-tiled, many with weatherboarding, with post-war and more recent estates making up much of the newer housing. Steep or complicated roofs are often hard to see from the ground, which is where photos from the air and thermal images help. Our drone weighs under 250g, and we hold a CAA Flyer ID and Operator ID. Open category rules keep flights below 120 m (400 ft) and the drone within sight at all times.
The streets around a church such as Church of St John the Baptist are often among the oldest in a place, and if yours is one of the older homes nearby, thin or patchy insulation under an old roof frequently shows up clearly on a thermal image. Historic houses like Horham Hall, about 1.8 miles south-west, show how far back building around Thaxted goes. Older roofs nearby can be steep and hard to see from the ground, and a survey from above or with a thermal imager does not touch the roof itself. Take a building like Thaxted Primary School: a view from above covers a wide roof far faster than walking it.

Tips that help
From years of surveys, a few habits stand out as worth the effort:
- Make sure there is room outside for the drone to take off
- Give us the full address so we can check the airspace
- Book early if you’re near an airport
- Clear the loft hatch so we can check inside too
Keep the photos with your property records. They give you something to compare against later, and they help if you sell.
Keep the roof space ventilated. Condensation in the loft can damage timbers and insulation, and it is something only an inside check will show. Keep insulation clear of the eaves.
Can I check my roof myself?
If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.
What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That’s where a survey comes in.
What happens if roof problems are left?
Photographing a roof from the air does not touch it. Fragile slates and tiles stay as they are, so you see the roof exactly as it is. Arranging work in a smaller place like Thaxted is easier with notice than in an emergency. A survey gives you that notice.
We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. The price for your roof depends on its size, access and what you want to find out.
