What this survey cannot tell you

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Roofs and gardens beyond the one we are surveying
  • Flights in strong wind or heavy rain
  • What’s under the slates, tiles or felt

Not sure which survey suits your roof? You can call 07833 053749 or send us an email and we’ll tell you. What our survey covers.

What we look at

  • Tall and steep roofs
  • Fragile roofs
  • Large and complex roofs
  • Chimney stacks
  • Flat roofs on upper floors
  • Valleys and parapet gutters

Drone roof survey in Cutlers Green

They suit tall buildings, steep or large roofs and roofs that are hard to see from ground level. They also suit fragile roofs that nobody should walk on, like old slate, clay tiles or cement sheets. You get close-up views without anyone setting foot on the roof. Before the visit, we check the address for any airspace restrictions that apply. We will tell you if another approach would work better. If you are worried about damage after a storm that can’t be seen from below and standing water on a flat roof, a survey will tell you what’s going on, whatever the roof.

In a small place like Cutlers Green, open ground can mean strong wind. A small drone can’t fly safely in strong wind or a downpour, and thermal imaging works best with little wind. We plan the journey, access and timing around the weather. A change in the forecast can mean moving the visit to another day.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

Do you need a drone roof survey in Cutlers Green?

Chimney tops take the worst of the weather. From ground level, you rarely see cracked flaunching or loose pots. Close-up drone photos show their condition.

Most people get in touch after spotting one of these:

  • Plant growth and moss on the roof
  • Loose ridge and hip tiles
  • Blocked valleys and parapet gutters
  • Lead work pulling away at abutments

Anyone responsible for a site like Thaxted Primary School will know that big roofs are where close-up aerial shots and thermal images show the most at once.

Choosing a roof surveyor

  • Is there a chance to talk the report through?
  • Which limits apply to the survey
  • How soon the report will arrive
  • Whether the loft is part of the inspection

What a roof survey includes

What you can safely check yourself

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

Common questions in Cutlers Green

Is my home in Cutlers Green listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material.

Will you come out to Cutlers Green?

Yes. Cutlers Green is within the area we cover, which takes in towns, villages and rural addresses. We work right across London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

Is it a structural engineer’s report?

No. We’re experienced roof surveyors, and visible signs such as sagging are noted, but calculations and an engineer’s opinion are outside what we do. If one is needed, the report says so.

What does a roof survey cost?

Prices start from £400, including VAT. Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all including VAT.

Are you registered with the CAA?

We are. Our Flyer ID and Operator ID come from the CAA, and we fly a drone that weighs under 250g.

Do I have to be there for the survey?

Someone needs to let us in if we are looking inside or in the loft. Access is agreed with you as you book.

Is a drone roof survey a thermal survey?

Not as part of the drone survey, which is about close-up photos. Thermal imaging is a separate check in the Premium Survey, and its findings are checked with moisture readings.

Drones, thermal imaging and Cutlers Green roofs

The flight restriction zone around Stansted Airport comes within about 2 miles of Cutlers Green. We check the exact boundary for the address before flying, and if the roof falls inside it, we ask for permission first. Clay tiles and timber weatherboarding mark out many of the older buildings in Essex, and a good many post-war and modern estates besides. A drone or thermal camera adds most on the steep, tall and hidden parts of roofs like these.

Take an older house close to Church of St John the Baptist: thin or patchy insulation under an old roof often shows up clearly on a thermal image. Horham Hall, about 1 mile south-west, is one of the historic houses in the wider area around Cutlers Green. Older roofs nearby can be steep and hard to see from the ground, and a survey by drone or thermal camera doesn’t touch the roof itself.

Cutlers Green is about 6 miles south-east of Saffron Walden, in Essex. We survey roofs in Cutlers Green and the rest of Essex. Across Essex, we cover Cutlers Green. For surveys nearby, see our Chelmsford page.

The survey, step by step

Once we have finished looking, we write up our findings as a written report with photos, emailed to you. As for time on site, most surveys take between one and two hours at most homes; commercial roofs usually need 3–4 hours. Cottages and farmhouses around Cutlers Green often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can safely be seen, and anything we can’t see is noted.

  1. We start with the address and what you’d like checked.
  2. Airspace restrictions are checked and permission sought where needed.
  3. We assess the conditions and the take-off spot first.
  4. Close-up photos are taken of each slope, chimney, valley and gutter, with the drone always in view.
  5. The findings, photos and recommendations reach you by email.

Advice

What affects the cost of drone roof surveys

A few things affect what a survey costs:

  • Basic, Standard or Premium
  • Any need for thermal images or a drone flight
  • Features like valleys, chimneys, dormers and parapets
  • House, block, shop or office

To find out what your survey will cost, phone 07833 053749 or send us an email and let us know about the roof. We will confirm the figure before booking.

What we need to know

We will typically ask about:

  • The property’s address and postcode
  • Whether there’s a loft hatch, a shared roof or tricky access
  • Any deadline, like an exchange date
  • The type of building and roof, like pitched or flat

If you have photos of the roof, send them over. Take them safely from ground level or a window, and please don’t climb up for a closer look. To send them or to book, call 07833 053749 or email us.

How the survey changes by roof type

Valleys and parapet gutters

Valleys and parapet gutters are hidden from the street. From above, we can see the linings, the joints and any debris.

Large commercial roofs

Many commercial roofs have fragile sheets or roof lights. With a drone, nobody has to go near them.
