Roof leak investigation in Cutlers Green: what you get

The aim is to find where the water is getting in and explain it. The report shows, with photos, where we believe the water gets in and how it travels, plus recommendations on what needs attention. Whoever does the work then has a clear starting point. We find and report the source, and the repair itself is a separate job. We survey flat roof details, the roof space and lead flashings, and common reasons people get in touch are water dripping from rafters or underlay and ceiling stains that grow after rain.

For a small place like Cutlers Green, the inspection is the same as anywhere: the journey and access are just planned in advance. Tell us where the water shows, when it appears and anything you’ve noticed outside, along with any repairs done before. Photos of the stain and of the roof from outside are helpful too.

The report works through the roof section by section, from the main slopes down to the gutters and outlets. You will see the good as well as the bad.

How it works

A survey visit follows a simple order: we hear what you’ve seen, inspect the roof from every safe viewpoint, take photos as we go and record our findings for the written report. Most visits take about 1–2 hours, more where the leak is intermittent or the roof is large. Older roofs in small places like Cutlers Green can have low, tight loft spaces, so let us know about the loft hatch and any ladder. We only go where it’s safe.

  1. You let us know where the water appears, when, and what the weather was doing.
  2. We examine the damp area and the rooms near it.
  3. From the roof space, we trace the water’s route where there is safe access.
  4. We inspect the likely entry points outside, from the ground, windows and the roof where safe.
  5. You receive a report with the likely source, photos and recommendations.

Preparing for the visit

  • Check the loft hatch can be reached
  • Keep pets out of the way during the survey
  • If you are buying, let the agent know when we are coming

What happens if roof problems are left?

Water damage grows the longer it is left. Damp spreads into rafters, ceilings and insulation. Tracing it now means less to put right later. Where a roof is exposed, as many are in small places like Cutlers Green, driving rain gets into any weakness, and damp in older walls is slow to dry out.

Roof leak investigation starts from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we will tell you which fits.

Cutlers Green: your questions answered

Do you carry out roof surveys in Cutlers Green?

We do. Every survey there gets the same written report with photographs.

Do you cover smaller places like Cutlers Green?

Yes, we do. We cover the whole of London and South East England, and smaller places are part of that. The journey is planned ahead, so it’s useful to know about access.

How experienced are you?

We have more than 20 years’ experience and have carried out more than 5,000 surveys.

Can you find a leak when it isn’t raining?

In most cases, yes. Damp materials can be found without rain. If a leak only appears in driving rain from one direction, we will tell you what we found and what’s most likely.

Will I get photos?

Yes. Photographs are taken throughout the survey, and the report uses them to show each finding alongside our recommendations.

Is the repair included in the leak investigation?

A leak investigation finds and reports the likely source. The repair itself is a separate job. You get a report with photos showing where the water is getting in and what needs attention, which whoever carries out the work can follow.

Can every leak be traced?

Not every leak can be pinned down in a single visit. Most leave clues we can follow, but intermittent leaks that need particular weather can be harder. The report sets out what we found and the most likely routes.

Can I check my roof myself?

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, which helps when we check the roof.

During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

Honest limits

Before you book, it’s worth knowing what a survey won’t do:

  • Faults hidden behind ceilings or boarding
  • Carrying out the fix
  • Structural calculations (that’s a structural engineer’s job)

If you’re not sure which survey you need, phone 07833 053749 or drop us an email and we’ll give you a straight answer. The full list of what we check.

What this survey covers

  • The roof space
  • Chimney stacks
  • Flat roof details
  • Rooflights and dormers
  • Valleys and parapet gutters
  • Slate and tile slopes
  • Lead flashings

Do you need a roof leak investigation in Cutlers Green?

Blocked gutters can look like a roof leak. Hidden gutters behind parapets cause the most trouble, because when they block, water backs up and runs inside.

Problems we come across often include:

  • Staining where a gutter or parapet meets the wall
  • Damp ceilings under a flat roof
  • Condensation that looks like a leak
  • Water that shows only in certain storms

For an older house near a landmark such as Church of St John the Baptist, old mortar, worn lead and slipped slates are the usual suspects when water gets in.

Before you book anyone

  • What experience they bring
  • Do they have a CAA Flyer ID and Operator ID for drone work?
  • Their report turnaround times
  • How they’ll see the roof: from the ground, the loft, the roof or by drone

What a good roof survey covers

Roof by roof

Slate and tile slopes

Ridge and hip tiles can loosen as their mortar cracks. Water then gets in along the top of the roof.

Chimney stacks

Chimneys let water in through pointing, flaunching, flashings and open pots. Each is checked from every safe vantage point, and look for damp on the breast inside.

Wind, rain and roofs in Cutlers Green

About 1 mile south-west lies Horham Hall, a reminder of how long the area around Cutlers Green has been built on. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area. Clay tiles and timber weatherboarding mark out many of the older buildings in Essex, with post-war and more recent estates making up much of the newer housing. Different coverings let water in at different points, which shapes where the search starts.
