About our flat roof survey in Cutlers Green
Water through a flat roof doesn’t always come in where the stain is. It can run along the deck from a split, an open lap or a failed upstand some distance away. Our survey covers the whole roof, not just the part above the mark, with photographs of anything that could be letting water in. Whoever carries out the work then has a clear starting point. Common reasons to book are failed upstands where the roof meets a wall and failed seals around rooflight kerbs, on felt flat roofs, upstands and outlets and mastic asphalt.
Flat roofs on exposed homes in small places like Cutlers Green take more wind and rain, which is hard on edges, upstands and joins in the covering. Felt roofs, which frequently last around 15–20 years, normally show it first. Rubber and GRP last longer, though trims and joints still need a look. Exposed edges are usually the first part of a flat roof to go.
It isn’t only a list of defects. It explains what we found, why it matters and what we recommend, so you can plan your next steps.

What affects the cost of flat roof surveys
Not every roof costs the same to survey, and it comes down to:
- House, block, shop or office
- How big the roof is
- How complicated the roof is, with its valleys, chimneys and parapets
- If the survey needs thermal imaging or a drone
The Premium Survey includes thermal imaging and drone inspection where it applies, which starts from £400, with VAT included. We will tell you which package suits the questions you have.

Cutlers Green: your questions answered
Will you come out to Cutlers Green?
Yes, smaller places are covered as well as towns. We survey roofs across London and the South East. Just mention lanes, gates or anything else about the route when booking.
Do you carry out roof surveys in Cutlers Green?
We do. Every survey there gets the same written report with photographs, and visits run on weekdays and weekends.
How long have you been surveying roofs?
We’ve been surveying roofs for over 20 years and have completed over 5,000 surveys.
Will you fly a drone over my roof?
Where it helps and it’s safe, yes. Whether we can fly on the day depends on the weather and the airspace rules, including flight restriction zones near airports. We are a CAA-registered drone operator.
Do you carry out surveys on Saturdays and Sundays?
We survey seven days a week: Monday to Friday, Saturdays and Sundays. Just let us know the days that suit you.
When does the report arrive?
It depends on the package: the Basic Survey report arrives within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey the same day. The report is emailed to you.
What if it rains on the day?
It can, depending on the survey. Drones can’t fly safely in strong wind or heavy rain, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. If the conditions aren’t right, we’ll talk to you about another date.
How the survey changes by roof type
Single-ply membranes
Many offices, units and newer flats have a single-ply PVC or TPO roof. We check the welded laps, the edges, the fixings and any punctures.
GRP fibreglass
Movement in the deck or a thin layer of resin can lead to cracks in GRP. We record any cracking and any signs of the deck moving.
How the survey works
We work from the outside in: outside views come first, then the loft space if there’s safe access. In total, it takes between one and two hours on an ordinary house, or half a day or so for a commercial building. Cottages and farmhouses around Cutlers Green often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints.
- We agree the roof to be surveyed, its use and any leaks you know about.
- The roof is viewed from safe positions, including the roof itself where that is safe.
- We check the covering for splits, blisters, ponding and wear.
- We photograph and record the outlets, upstands, trims and rooflights.
- A written report with photos and recommendations is emailed to you.
Before we arrive
- Leave side gates unlocked
- If the roof is shared, arrange access with whoever manages the building
- Have any questions written down, so nothing gets missed

Local flat roofs in Cutlers Green
Horham Hall, about 1 mile south-west, is one of the historic houses in the wider area around Cutlers Green. Older roofs in the wider area can hide decades of patch repairs, so the detail matters. Clay tiles and timber weatherboarding mark out many of the older buildings in Essex, while many towns grew with post-war and newer estates. Mixed in with those pitched roofs are lots of flat ones, over rear extensions, dormers, garages and shops.
The streets around a church such as Church of St John the Baptist are frequently among the oldest in a place, and if yours is one of the older homes nearby, flat-roofed rear additions and dormers added over the years are worth checking. Landlords with a home close to Elsenham station may find that flat roofs on let property tend to be checked only when they fail, which is the costly way round.

Common roof problems in Cutlers Green
Every flat roof covering has a working life. Around 15 to 20 years is common for felt, while EPDM often lasts 30 to 50 years and GRP up to about 30, though workmanship and upkeep make a big difference. We can tell you how your roof is doing, whatever its age.
A survey can pick up problems such as:
- Blocked or damaged outlets
- Standing water left after rain
- A sagging deck under the covering
- Blisters and bubbles in the covering
Anyone responsible for a site like Thaxted Primary School will know that ponding and blocked outlets on a wide flat roof are worth catching before the next wet season.
